Javelina, Nursing her 2 babies, Amazing close up HD Video, Fountain Hills, AZ I shot this absolutly astounding video in my backyard in Fountain Hills, AZ  August 15, 2010. at 6:30 am. It all started around 5 am when 3 teenage Javelina showed up to have coffee on my patio. I have a walking stick that I use to scratch them and guide them out of mischief which they are experts at. As it got lighter I noticed Dad bedded down out back and I grabbed my trusty Sony Bloggie and headed out to get a few shots of him. I was almost there when one the young ones darted under a tree and much to my amazement Mom was nursing her couple of day old babies (Reds). She's a frequent visitor to my backyard as well. I made my way over to her slowly and she stayed quite calm. I think she was even showing off h...

Even thought the temperature remain hot, the Fountain Hills Real Estate market has 'cooled' from July 5th to August 5th 2010.Residential closed sales have dropped from 520 to 473 (16%) and the properties currently in escrow (pending sale) were reduced from 413 to 348 (12%).The overall number of active listings has also been reduced from 2,914 to 2,896. The slower summer month activity should increase with the approaching fall and winter months just around the corner.  There are some excellent opportunities for those Snowbirds that descend on the Valley of the Sun. It's hard to get close enough to get good footage of these highly entertaining visitors to my backyard. I did want to share it with you because Gambel Quail Redheads on Roller Skates) thrive in Fountain Hills. It's not uncommon to see a resident stopped in the middle of the road as a covey scurries across. The morning and evenings are filled with the voices of the Quail as they call their covey to roost. Many of the residents put out blocks of seed to encourage these birds to their yard just to watch the show they put on.     I hope you enjoy this video of the little peepers in action. If you listen close you can even hear them chirping to mom and dad as they snatch the remains of some bread crust. This is one of the many reasons I live in Fountain Hills and you should too! www.LiveInFo...

That 1,000 extra feet helps keep the heat down and the pollution out. Because Fountain Hills is suc...

Fountain Hills Real Estate Market Conditions, July 2010 The Fountain Hills Real Estate Market continues to improve slowly. It looks like our market has bottomed at least as far as single family homes is concerned. Though this might not be the case for the rest of the valley, Fountain Hills is unique. It's small town feel and fantastic views continue to draw buyers. Investors are particularly interested in Fountain Hills as cash transactions dominated our market even when record low mortgage rates are readily available to the qualified buyer.       The figures used in the video were provided by the Cromford Report.     Mark Gridley Real Estate Consultant ReMax Sun Properties Fountain Hills, AZ www.liveInFountainHillsAZ.com

Fountain Hills, AZ Flying Old Glory Hi Friends! I hope you all had a great Independence Day.   I got up early and had an idea for a blog. Here in Fountain Hills we are a fairly patriotic crowd and enjoy flying the flag to express so. So I decided to set out with my trusty Sony Bloggie and shoot some pictures of the Fountain, The Veterans Memorial and some of the many flags around the Town of Fountain Hills. If you want to know a few of the technical details of this video visit the group Adobe Photoshop Elements on ActiveRain where I'll go into a few of the effects I used. I've just started using Adobe Elements Premiere 8 and my skill is improving with my blogging voice. Your comments and suggestions are always welcome. The Short Sale opportunity is here to stay for the foreseeable future. As qualified sellers and banks are jumping on board to sell these homes before they go into foreclosure, the 'system' for this type of sale is being perfected.  Overall these can be complicated sales, but for those buyers willing to take the plunge, you can purchase a wonderful property at a great price! And, for qualified sellers, the Short Sale is typically a better option than the foreclosure for eventually purchasing in the future. There is are benefits for lenders as well. The Short Sale is a much less expensive way to sell a property than the foreclosure. Therefore, it is a 'win - win' for everyone involved if it 'works'!Fountain Hills, Arizona currently has 36 short sale properties available.  They range in pri...
