If I Can't Paint My Trim Red in my Gilbert home in Val Vista Lakes, Then...  I'll Have Red Artwork!!! Photo courtesy of Bigfoto.com This is a tongue in cheek look at how some people react when what they wish to have for their home exterior does not meet with the guidelines of the CC&R's at Val Vista Lakes, Seville, or any other community in Gilbert AZ; Or anywhere else  in the Phoenix Metropolitan area where there are HOA's. The purpose of the post is just for a laugh. The artwork of the red couch on the beige brick wall with the green trim is actually very interesting. I don't know if an HOA would allow artwork on the side of your home, but you can Contact Captain Bill to help you find your dream home in Val Vista Lakes, Seville, or some other community in Gilbert or Phoenix; And if ...

VAL VISTA LAKES RESIDENT IN GILBERT GETS HOA VIOLATION FOR MESSY YARD This Sunday morning my wife told me to hurry and get my camera to take a photo of our friend and neighbors yard in Val Vista Lakes . Kids had papered his yard and trees. It happens every year because the kids get his house number mixed up with the intended victims house on the next street. My friend had served on the Lakeside Board of Directors at Val Vista Lakes with me for a couple years, but he recently retired from the board. I'm still on the board and thought I would have some fun with this. So I sent him an email with a mock Violation Letter. Dear Mr. James S Dolittle, (Name changed to protect the guilty) During an inspection of the community of Lakeside in Val Vista Lakes on Sunday April 11, 2010 at 9:26 a.m. ...

Add Stock Photos at a Reasonable Price Recently I was looking for some stock photos to add to my Val Vista Lakes blog post articles in Gilbert AZ, and to my web site as I do more work on that. Of course, I take most all of my photos myself for my blogs, and my website. However there are times when I need a photo to emphasize a subject, and that's where stock photos come in handy. Example 1:   Brad Andersohn is Our SuperHero!!!   As we all know, people have a very short attention span when browsing the Internet, and will not read long articles of all text. The articles need to be broken into segments with photos to keep the visitor interested.  In my Google search I found BigStockPhoto.com and spent over an hour on the site. Example 2:   Adding Lots of Color Adds Interest to Your Listi...

How to Treat a Val Vista Lakes HOA Violation Letter Take the violation letter seriously. It will not just go away Understand the Val Vista Lakes CC&R covenant that is in violation Make a friendly personal telephone call to the Val Vista Lakes property manager Thank him for noticing the violation and let him know you will correct the issue If you disagree with the violation, then ask the manager to schedule you for a hearing in front of the Val Vista Lakes board of directors  to contest the violation Prepare your case documenting why you are not in violation Use the CC&R's as the reference, and present photos. Present your case in a very polite, but business-like manner If the Val Vista Lakes board disagrees and rules against you, then thank them for their time in hearing your case. The...

How NOT Treat a Val Vista Lakes HOA Violation Letter Ignore the letter Call the Val Vista Lakes property manager and let him know who your are Accuse him of being a Nazi Send a letter back denying the weeds in your yard were 2 feet tall Let him know there was only one little weed you could see with a microscope Tell him the Val Vista Lakes neighbors weeds are taller than yours Tell him you will sue him and the HOA Go to the Val Vista Lakes board of directors meeting and yell at all the board members for being Nazi's Call the local TV channel to let them know how bad your HOA is Challenge the property manager to a duel Who sez I can't park my car on my lawn? The Phoenix area has HOA's all over the Metropolitan area. Most are run well, but some are not run so well. They are run by reside...

Below is an email I just received regarding Bank of America Short Sales: "Bank of America Home Loans will now be using Equator as the primary tool for short sales.  It is a self service portal that automates the short sale process.  This will streamline the process and improve the experience for both customer and real estate agents.  As a result, Bank of America will no longer be accepting faxed short sale documents, effective immediately you will need to upload those documents through Equator. Information to assist you with the Equator system can be found at www.bankofamerica.reo.com/shortsaletraining. Once a short sale is initiated on a Bank of America loan, you can also access the educational guide within Equator.  It can be found within the "Upload 3rd Party Authorization" task.  T...

Coordinate the Val Vista Lakes MLS and Internet Search With Your Agent Captain Bill works with many buyers relocating to the Val Vista Lakes and East Valley Town of Gilbert AZ, in addition to the neighboring cities of Mesa, Chandler, Tempe and Scottsdale. All of these cities are in Maricopa County. My clients' time frame to buy varies from a couple of months to 6 months and more. My Val Vista Lakes, and other clients, are set up with an MLS portal that automatically emails them daily updates; and the searches are set to the criteria the clients have initially specified. In the early search stage, it is common for buyers to set their criteria to their perfect dream home. After searching for awhile most discover that the dream home criteria is very difficult to find. Consequently, the se...

Gilbert AZ has many wonderful communities with different aminities from which to choose when buying a home in Gilbert. One exceptional community is Seville, a golf community in southeast Gilbert in the Higley and Chandler Heights Rd area. We just completed rehabbing a 2529 square foot home in Gilbert's golf club community of Seville, and we're competing with new homes being built by Shea, who also built this Seville home in 2005. We stage most of the homes we rehab, and this one in particular had to be staged because of the new home competition. We also had to use high-end Travertine tile with Versailles pattern, and other amenities in order to compete. Below are some photos of this Seville Golf Community home for sale in Gilbert before staging, and after staging. You be the judge, esp...

Traditional Gilbert Az Listings - Less to choose from than a year ago The real estate slogan over the last year could easily be "if you think you have things figured out, just wait a couple of months".  I have written previous blogs about the breakdown of Gilbert sales by type but I thought it might be beneficial to look at the active and available Gilbert inventory from which buyers can choose.  The chart to the right shows normal or traditional listings for the town of Gilbert for the last year broken down by week.  Last year at this time, a Gilbert buyer had approximately 900 listings from which to choose.  A year later the number is around 650, a 28% drop.  A well priced normal/traditional listing is a sought after property.  A typical response time around 24 hours, seller disclosur...

Val Vista Lakes Outsources Landscape Work for Huge Savings. Recently the Val Vista Lakes Board of Directors began a cost cutting program with the goal of saving up to $200,000 per year in expenses. The Val Vista Lakes community is self-managed and had it's own large staff of gardeners along with a landscape supervisor. The board thought they could save around $70,000 per year by outsourcing the landscape work to a large company, due to economy of scale. They wrote up a performance driven scope of work and interviewed a dozen large landscape companies to begin with. Then they narrowed the list down to three companies and had a committee do more interviews and walk the community with them, to be certain everyone was on the same page and bidding apples to apples. The final result was choo...

Val Vista Lakes Gilbert AZ Dancing Under the Stars Night Val Vista Lakes has many event activities throughout the year for people of all ages. The association is a family-friendly multi-generation community, so they make sure to have activities that everyone can enjoy. Dancing Under the Stars in February is a Big Band Dance that usually features the Sonoran Swing Band. This band plays the big band music from the 1940's and 1950's of bands like Glenn Miller, Duke Ellington and Count Basie. In addition to this being a dance with music that originated in the United States, that mostly the residents who lived through earlier generations enjoy, it is also an an important cultural event that helps to preserve the music and introduces it to the younger generations in Val Vista Lakes. Val Vista Lakes Home Sales in Gilbert AZ have been going well. Part of the reason is that it is a very desirable community. It's located in north central Gilbert near hwy 60 for an easy commute to Phoenix and to the Phoenix Airport. Val Vista Lakes Clubhouse Viewed From the Lake Val Vista Lakes is also located near, shopping centers, schools, hospitals and great restaurants. San Tan Village Shopping Center Dana Park Village Shopping Center Val Vista Lakes Elementary School The other reason is the lush green landscape theme that Val Vista Lakes maintains, along with the resort-like clubhouse with it's wonderful amenities, and of course, the four lakes that make up Val Vista Lakes. Real Estate in Val Vista Lakes, of Gilbert AZ Part 5 of 7 parts After the RTC left Val Vista Lakes, and the HOA became fully homeowner controlled, things began to settle down. The various builder subdivisions were nearing build-out. The remaining production subdivisions - Castaway Bay (Finitz Homes) and Patterson Point (Ditz-Crane Builders) were still active, but they too were nearing completion. Resales were now the dominant player for buyers who wanted to live in the east valley's most-sought-after community. For many families, this was a very good time. They bought their home in the down market that followed the S&L debacle, and now they were sitting on some nice equity. If they wanted to move up to a larger home, it was no problem. Many folks did just that! There are many families w...

How To Create Enthusiasm With Curb Appeal In Today's Market.   Curb Appeal can make the difference when selling your home.  Will it be a GO or a NO....When selling your home, you basically have to sell it to a potential buyer three times.  First online with photos, second when they drive by, and if that gets them to ask for a showing, third when they come into your home.  More than not, if they don't like what they see online or when they drive by, you've lost them. Houses with that at-first-glance wow factor will do better in any market and especially in today's tough market.  Curb Appeal is key in creating a great first impression and gives the potential buyer a clue of what the rest of the house may look like.  If your exterior looks neglected, this will give buyers a clue that thing...

Gilbert AZ is a wonderful place to live, and has some very nice restaurants. However, if we want a very special treat at a more elegant and upscale restaurant then we have to go to Tempe for the Top of the Rock restaurant with it's view, to Phoenix, Scottsdale, or to this fantastic 70 year old and recently remodeled  El Chorro Restaurant in Paradise Valley AZ. I wanted to take a day off, and treat my wife to a great Easter brunch so we made reservations about one month ago for this fabulous restaurant. With no traffic it's only 30 minutes from our home in Val Vista Lakes in Gilbert. Someone recommended the restaurant but we had not read any reviews, so everything was a surprise. One can sit outside and eat, or dine inside. Even from inside there is fantastic view of Camelback Mountain ...

Best of Phoenix Eating and Unique Atmosphere Where do you go to find a unique local restarant that serves award winning BBQ?  Head south on Gilbert Rd. to Joe's Real BBQ in the historic section of Gilbert.  Joe's opened for business in January 1998 and has been satisfying cravings for barbeque brisket, pulled pork, pit ham, pork ribs, chicken and turkey breast ever since.  The food is award winning and you'll also appreciate the old-style atmosphere that is one of a kind.  Where else will you find a  1948 John Deere tractor in the middle of the dining area?  The New Times awarded Joe's the Best of Phoenix for Old-Fashioned Charm. If you are into sauces, you  have your choice of spicy, or "we dare you" hot which uses habanero peppers to turn up the heat.   My favorite lunch time meal is...
