Agritopia is a wonderful community here in Gilbert, Arizona.  If you're thinking of moving to the Phoenix area, be sure to put this neighborhood on the list.  Don't forget to check out the full neighborhood profile.  Taking a glance at some of the current homes for sale, I see a few "shiny pennies" that stand out from the rest.  A brand new "Cottage" just came on the market, 4 bedrooms, 2.5 baths, a little over 1700 square feet.  The Agritopia Cottages could be considered "courtyard homes".  The garages are "rear entry" while the front of the home faces out to a common courtyard.  There isn't a backyard but a sideyard.  Very nice for those craving low-maintenance living.  This home has a wrought-iron stair rail and is nicely appointed at a great price, $209k. Is This Market Making You Unethical?   With so much turmoil going on in our markets, I guess it's not surprising to see people become unethical. They call it survival.... Everywhere you turn you hear the word "economy". People are actually paying attention to how much money they spend, but we're still far, far away from financial literacy and understanding our economy (just the thought puts many people to sleep). I guess XBOX 360 is more fun than understanding the FED, or the relationship between crude oil and sugar production in Brazil. Who cares, right? BARKtoberfest is a party in the park October 11, 2008 for adults and children to celebrate the relationships we share with our most loyal of friends—DOGS! Well, I've discovered another great restaurant, this time in Gilbert. Old World Pizza Kitchen features true gourmet pizzas, like a Veal Marsala pizza and a Vodka Sauce pizza.  The restaurant is owned by a retired Brooklyn New York fireman.  He learned to cook and experiment in the kitchen while being a fireman and has certainly come up with some fantastic combinations.  We tried the Asparagus appetizer, which featured fresh asparagus wrapped in prosciutto, drizzled in balsamic vinaigrette and service with mozzarella and roasted peppers.  Hmm..mm, it was to die for!  We next tried the Veal Marsala pizza.  That too was excellent, cooked to perfection.  The veal was very tender, the sauce favorful and not overwhelming and the mushrooms added just the right  flavor to complete the dish.  Hi...

Youth Fishing Day -  Riparian Preserve October 11th, Kids can drop a line for free at the Riparian Preserve Lake in Gilbert from 8 a.m. to noon on Saturday. The draw of Seville as an attractive investment for Gilbert home buyers, has allowed this neighborhood to steadily close sales.  There are 107 homes currently for sale, which is slightly more than last month.  However 13 homes have closed escrow during September which is almost double than August.  28 homes have currently accepted offers.  When location is everything in real estate, it really pays to invest in a neighborhood that continues to sell, even in a down market.  Some of the draws of Seville include:  great school within the community, friendly and outgoing neighbors, the (totally optional) country club and golf club that are very family focused, and the proximity to the San Tan Mountains. Well, here it is the end of another month and the home sales for Agritopia has done really well!  There are 12 homes currently for sale, eight homes have accepted offers and two homes have closed escrow, all during the month of September. Living in the Valley of the "Sun"                                                                             Upon moving to Arizona, you quickly become aware of how much the sun influences everyday life in the Phoenix area.  For example, Look at a map of the city and you'll notice that 90% of homes have a north/south orientation, to lessen the impactof the sun. If you work in construction your work days during the summer will begin at 5 a.m. and end at 1 p.m. Work on the freeways are done at night, when it cools down to 101 degrees. Why is my home not worth as much?   I wrote a blog a couple of days ago titled "being positive in a negative society". It's actually helped me quite a bit to cope with some of the unusual situations we are facing in our current real estate market. I was doing my follow up phone calls and came across this person (we'll name it Sally to protect their identity) who had requested a home evaluation. I sent out a CMA and called later that day. The conversation started very good, very polite. Unfortunately Sally was unable to open the attachment which showed all the homes that had sold. No harm, but then Sally started to drill me.
