A recent article from MSNBC.com, reports that the Federal Reserve announced recently that it is ramping up efforts to provide more relief in the spreading credit crisis by making up to $200 billion in cash available to cash-strapped financial institutions. The Fed said it will lend the money to financial institutions for a term of 28 days, rather than overnight. The new lending initiative "is intended to promote liquidity in the financing markets for Treasury and other collateral and thus to foster the functioning of financial markets more generally," the Fed said. The new program is called the Term Securities Lending Facility. The Fed has been working to pump billions of dollars into the banking system to aid an economy rocked by the subprime mortgage crisis and the severe tightening o...

Deciding how much house you can afford                       OR    Before you start house hunting, you need to determine how much house you can afford, which will entail getting either prequalified or preapproved for a home loan. A real estate agent can help you find a mortgage broker to begin the process. While getting preapproved is a more in-depth process, a preapproval letter lets both real estate agents and sellers know that you're a serious shopper who means business. What do I do to get prequalified?A prequalification can be done online or over the phone and does not require your submitting financial documents. You will be asked to provide basic information about your finances - for instance, your household income versus your debt load. With this information, the lender will estim...

After watching yesterday's games- played in freezing temperatures, I'm quite certain the players will be looking forward to landing in sunny Glendale Arizona. The city of Glendale awaits the crowd with open arms. Go to their official site for information about Arizona. Go to their companion site for information about superbowl activities. It's called "Glendale's Got Game". Super Bowl XLII kicks off Sunday, Feb. 3, 2008, at the University of Phoenix Stadium.

Between all the stats, charts, media, physics, buyers, sellers, investors, lenders, Realtors and spiritual advisor's, no one really knows when that will be. Some say 2008, some 2009, others choose not to make any predictions at all. I've only been a Realtor for 4 years and I haven't seen a "normal" market yet. Even before I was a Realtor, I remember people complaining that they couldn't get  their homes sold and I remember the economy being in a much worse condition than it is now (Of course, I'm old enough to remember the odd and even plate number to get gas days). Way back in 1989, I sold my home in Phoenix in less than 2 weeks. This wasn't a good time for real estate sales either, if I remember right, so how did I do this you ask? I listen to my Realtor and priced my home right and I...

A lot has been said and written, reports and statistics, regarding the "sale" of homes in the Arrowhead Ranch area.  We've all heard the argument why it is better to own then rent.  While I agree owning a home, brings with it the investment in one's future, some times renting is the right thing to do.  Maybe you are saving money for your first home, waiting for your home to be built, or possibly relocating.  Below is an overview of residential properties available for lease in the Arrowhead Ranch 85310 and 85308 zip codes.  Interested in leasing in the Arrowhead area?  Give me a call.Condominiums and TownhomesThere are 11 condominiums and townhomes rentals available located in the communities of Arrowhead Lakes Condominiums as well as The Fairways at Arrowhead Country Club.  These condo...

Arrowhead Ranch in Glendale Arizona, here's what you need to know about it... It's Purdy, It's Beautilushious, and it's darn right gorgeous. If you're from around here, you know it's the place to live, everybody wants to, if you're not from these parts, than I'm here to tell you about it.Arrowhead has several counterparts which are all appropriately made. For instance, Arrowhead Lakes, Top of the Ranch, Arrowhead Legends, Sierra Verde, Fletcher Heights and so on.Each one of these Arrowhead neighborhoods has it's charm about it, so it just wouldn't be right to clump them all together in this on article. In this Post I just want to focus on the original Arrowhead Ranch. Located between Union Hills and Beardsley RD/ 67th AVE and 79Tth AVE., this portion of the Ranch is the most lush. Of co...

2008 has been rough, here we are, 4 days into the year, and I haven't sold a thing. When is it going to change? I thought by now the market would be on the rebound and there would be buyers and sellers knocking on my door to help them with their real estate needs. The housing prices are good, the economy is strong, the unemployment rate is low, the stock market is high, the Super Bowl is coming to town. I just don't get it...I thought for sure...now what? Okay Vin, don't panic, stay calm, take a deep breath. After all, it's not as if it's been a whole week, maybe things can still change.Okay so things aren't going as planned, let's go back and review my goals to date for 2008:January 1st- Sell a home.January 2nd- Review my goals to date.January 3rd- Sell another home.January 4th- Review...

I know everybody has their own reasons for getting into real estate, so I am in no way implying that these reason reflect every agents opinions. But in my opinion these are some pretty darn good ones.10.) Your family and friends will be star struck every time you enter the room.9.) You get to cut out that pesky middle man, the health insurance company, and pay the doctors directly.8.) You feel sorry for the oil companies, so you want to do your part in helping them by driving around for hours.7.) Everybody is dying to get a card with your picture on it.6.) You get to use words like; subprime meltdown, burnout, and gazump and gazunder.5.) It's a great excuse to decorate your car like a clown mobile.4.) You love taking people you don't know out for lunch.3.) Free lunch is provided with al...

I was driving on the way to a Cardinals and Rams game in Phoenix AZ.  When you think Phoenix AZ you need to realise it is really Glendale AZ just off the 101 in case you were thinking that this might be in downtown phoenix it isn't.Now, let me back up,  I was there yesterday, getting the tickets and checking out this all new facility. I have never been to a pro bowl game before. Arizona is the home of my in-laws and they are Cardinal fans. It sounded fun. So I am looking over the real estate both there and back. If the Rams won I wouldn't be that upset. If the Cardinals won ( they were the favored team) it would be cool. They would have won 50% of their games. Well, the day of the game something changed. Something besides large crowds and buses and parking gone wild. The one thing that c...

From my corner of the world, it seems there are many buyers out there right now looking for homes.  I've received 2 calls from my listing flyer and 4 inquiries this past week primarily from my Point 2 website.  I have heard things are going to get worse before they get better but I'm just not seeing it right now.  The current challenge I'm facing here in the northwest Arizona valley is finding nice homes for buyers who qualify for a max of say around $150,000.  There are homes out there BUT sorting through the mass of bank-owned and short sale properties is overwhelming at times.  The volume of these types of homes is amazing and some times, for the price range, it's all there is available.  Most new buyers who fall within this area of qualification do not have the funds for fixer-upper...

Glendale adds homes to the National Register of Historic PlacesDowntown Glendale has a 12-block core of beautiful craftsman bungalow homes built from 1915 to 1940.  The area was declared a Historic District by the city, and recently the National Register of Historic Places has added several additional blocks, making a total of 134 historic properties recognized nationally.  The area, known as Catlin Court, consists of the home sites of the founders and early business leaders of Glendale.  This area hosts the "Glendale Glitters" event every winter, with a million Christmas lights, entertainment in the outdoor amphitheater, carriage rides, and charming restaurants and boutiques in the walking district.Additional historic properties outside of Catlin Court bring Glendale's total historic p...
