June 2009 -Real Estate Stats - Gold Canyon Arizona At a glance - the average price of Gold Canyon Arizona real estate market, (as like the rest of the Phoenix market) is continuing to drop in price. Gold Canyon homes experienced one of its largest 30 day price drops in June 2009 that it has seen in a long time. The average price of Gold Canyon homes sold in June 2009 was $205,545. The average price of homes sold in May 2009 was $255,593. (This is a drop of average price by about $50,000.00 in a 30 day period for a $250,000.00 priced home.) In June of 2008 the average price of homes being sold was $409,140. (In the last 12 months the average price for that same average home would have dropped about $200,000.00.) In Arizona we are approaching the annual monsoon season. Monsoons can bring sudden rain bursts and at times high winds. In order for trees to be safe during the winds, it is important to be sure they are trimmed and kept "airy" so the winds can go through the branches. Top heavy trees are in danger of being pushed over by the winds, causing potential damage to homes, landscaping and pools. On May 1, 2009 the rules for home appraisals changed and are now handled through a third party. Home Valuation Code of Conduct (HVCC) was implemented by Fannie Mae and Freddie Mac. The Code is based on an agreement between the Enterprises (FNMA and FHLMC), the New York State Attorney General Andrew Cuomo and FHFA to improve the reliability of home appraisals.The revised Code builds on already existing Fannie Mae and Freddie Mac seller-servicer guidelines to increase the reliability of appraisals for loans sold to the Enterprises for their portfolios or for securitization. The Code applies to lenders that sell single-family mortgage loans to the Enterprises beginning May 1, 2009. During April 2009 there were 449 homes on the MLS in Gold Canyon Arizona. The number of homes sold during April 2009 was 37. Of the 37 homes sold, 15 of these homes were “distressed” **. The average sales price of Gold Canyon homes for April was $265,548. Based on stats as of 5/2/09: The economy may be suffering, but foreclosure properties that are not overpriced and not beat to hell are flying off the market here in AZ.  It simply is not all doom and gloom here.  It is my job to educate my buyers and sellers and help them understand how the real estate market is truly working here.  It is also my job to help my buyer's negotiate the best deal and still be a successful bidder....and find a home that meets their personal and financial needs. The National Day of the Cowboy is becoming quite the holiday in Arizona. The U.S. Senate passed a resolution in 2005 stating that the fourth Saturday in July is to be set aside to honor this national icon with its creed of honesty, hard work, independence and loyalty. If you have a business in or near Gold Canyon it’s time again to begin planning for the annual summer celebration that takes place this year July 24-26, 2009, called National Day of the Cowboy. This annual event commemorates the contribution that the American Cowboy has made in American history. If you live in Gold Canyon, or are coming to the area, Boyce Thompson Arboretum State Park always has something interesting going on. Coming up is their showcase of “the land down under” in which they are featuring 340 species of Australian plants in the Arboretum’s Australian exhibit. The newly completed Australian Interpretive Pavilion has been enhanced and officially opened to the public April 24, in celebration of Earth Day activities. If you live in Gold Canyon Arizona and have not paid your sewer bill, you might want to re-consider. The Gold Canyon Sewer Company has hired a contractor to begin digging and capping sewer services in Gold Canyon for anyone who is not paying their sewer bills. This process will begin on April 27, 2009. This will only affect customers who have refused to pay their sewer bills. This action is legal per the GCSC tariff. Pinal County will also be handling out “unfit to occupy” notices to the residents who are not paying their bills and are getting their sewers capped off because “if you cannot flush, you cannot live in the house”. Summer approaching means hot weather in Arizona. This means that many of the area "snow-birds" begin to flock back to cooler climates for the summer. Many of these "snow-birds" are active members of community volunteer programs. The Gold Canyon Arizona Citizens on Patrol program (C.O.P.) is one such program. More volunteers are needed. If you are a gardener and like to work in your yard, likely the warm spring weather has you thinking of adding a few plants to replace those that did not last well through the winter months. If you live in the East Phoenix Arizona Valley and Gold Canyon a wonderful resource for native plants is Boyce Thompson Arboretum, just a bit east of Gold Canyon. Native desert plants are far preferable to those found in the "big box" stores, especially in Arizona. the reason for this is that plants in the "big box" stores have not been grown in environments that may fare as well in Arizona's high summer temps.  The plants may say "full sun" , but "full sun" in other states will be different than "full sun" in Arizona, where summer days can have temps of more than 105 and bright sun for several days...

“Trunk or Treat” is becoming a popular way for families with kids to be able to enjoy Halloween in a safe way. The community, church, or other group puts a group of cars in a parking lot which they decorate with Halloween decorations and offer candy and treats to kids. The kids come to the destination instead of going door to door. Much safer for the kids. Earlier this month we wrote a blog post about the fact that food banks are very much in need of support. The down turned economy and people losing jobs has made the situation really dire. After we posted the information the local media called and talked with us and then they ran a story about the situation and how the Gold Canyon Arizona Food Bank urgently needs everyone's help who is able to offer support. Their shelves are almost bare. They also pointed to other Phoenix food bank locations that need support as well. We have posted an update on our blog with a list of the items most needed. If you are in the vicinity of Gold Canyon Arizona, consider making a donation. If you are someplace else, it is very likely your own local food bank also needs your support very badly.

The weekend of October 25 is the final weekend of the annual Fall Plant Sale at Boyce Thompson Arboretum State Park. There will be a special guided tour by author and landscape expert Tom McDonald, owner of Smiling Dog Landscape in Gold Canyon. Afterwards there will be a steel drum band concert that will take place in the picnic area where Visitors are invited to bring a picnic and enjoy the concert.
