Goodyear Sales for the 7 days prior to March 7, 2007The previous week saw 26 homes close escrow toward the end of the month in Goodyear. Average home sale price was $293,369 while the average asking was $308,900. Average days on the market were 84, down from 183 with 40 homes expiring from the MLS, due in most part to the end of the month.The average square footage for all these homes was 2,016. That comes in at just over $145 per square foot, up from $135 per sf the previous week. Of course these figures will vary depending on actual square footage, condition of the home and property and location location, location! We spent this afternoon showing homes to prospective Buyers of New Construction.  Tony doesn't usually work with Buyers - however - since these Buyers are his parents - this is an exception!We visited three builders - Meritage, Greystone and Beazer - all in the Palm Valley area.For base price homes in the $400-425K range, all builders were offering significant incentives to Buyers: Meritage - 65K plus 3-6% additional depending on lenderGreystone - Over 100K in total incentives - dropping a 451K home to 350KBeazer - 75K credit to options and upgradesThe deals are still out there - however - many fiscal years end 12/31/06 - and according to the reps at these three builders, they expect the "year end" incentives to be a thing of the past next week.

It all started with cotton.  Recognizing that Arizona's climate and soil were ideal as a substitute for foreign cotton sources that had been disrupted during WWI, Goodyear was part of the 16,000 acres purchased in 1917 for the Goodyear Tire and Rubber Company by Paul Litchfield (think Litchfield Park, Arizona).  The cotton was used in the manufacture of tires for airplanes.Initially the community surrounding Goodyear Farms cotton industry was known as "Egypt" in honor of the Egyptian cotton grown there - later the name was changed to Goodyear.  The community, dependent on the cotton industry, saw its financial fortunes rise and fall with the price of cotton.  It was World War II that finally brought lasting stability to the community with the Litchfield Naval Air Facility and the Goodye...
