 Green was the theme for March as the trees began getting their leaves and the real estate market boomed with 115 sales for the month as compared to 90 sales in February. The Sheriff's Auxiliary Volunteers (SAV) division of the Pima County Sheriff's department has logged nearly a million hours since its inception in 1978 to make Green Valley a better place to enjoy life.   Comprised entirely of volunteers, they are a nationally recognized, award-winning organization dedicated to enhancing the quality of life in our community. The New Year started off with a bang with sales in the first part of the month significantly ahead of the same time period in 2010 but by the end of the month they had slowed and were ahead of January 2010 by only 3 sales,  52 as compared to 55 in 2011.  HOWEVER, a promising note is the fact that the average selling price in January 2011 was $162,340 as compared to $157,727 in January 2010.  Unfortunately, this represented a slight decline from the December 2010 average selling price of $168,477.  Between December 2010 and January 2011, the number of active listings in Green Valley jumped significantly from 666 to 789. I've seen countless homes both as a listing agent and a Buyers agent, and have to say that many, if not most, homes are not ready to be on the market.  If they were, I can assure you they wouldn't be on it for long.    How do you know if yours is ready for a quick sale?     Active listings hit 946 in the month of November as compared to 918 in November 2009.  The number of sales climbed to 50 as compared to 40 in October and the average list price rose slightly from $224,795 in October to $226,757 in November.
