Great news for Maricopa in Pinal County Arizona!  This community sprouted up almost overnight going from a population of 1,500 in 2002 to more than 35,000 by 2007! Maricopa was considered the poster child for our housing crisis due to an epidemic of foreclosures as our real estate market crashed unceremoniously into the ground. How quickly things change...Here we are, mid 2009 and this doomed community is rebounding at the speed of light! If you are looking for  golf in the Town of Maricopa you are in luck. There are two very good courses. The Duke at Rancho El Dorado is a well maintained Resort course located in a home subdivision. If you want something diferent There is Southern Dunes. formerly a private club that has recently changed ownership and is now semi-private. Over the past few weeks Maricopa has seen a wave of new foreclosure listings.  In mid October there where approximately 170 active Bank Owned Properties and now today we have 308 active listings.  Sales volume has been strong since March 2008 and was at record levels in September 2008 (174 Sales).  October recorded 154 sales which was the 3rd strongest month for sales in Maricopa this year.  Mid November data shows a slow down in both sales (48) and pending sales (201).  The slow down is typical for this time of year and to put it in perspective this November will have the highest number of sales in Maricopa for any November on record.  The primary issue remains the massive amount of foreclosure and short sale listings.  The combination of the seasonal slow down and wave of new foreclos... 11/18/2008

The investment strategies used in Arizona have changed dramatically over the past several years.  The days of buying properties with the expectation of huge gains in a short period of time are over.  Today's investors are back to the basics.  These include "Flip" investors as well as "Hold" investors.  The flip investors are the minority at this time.  There is some activity in Maricopa however this is still rare in this market.  These particular investors are seasoned investors using sweat equity to make a profit.  In this market many are settling for far less expectations.  A little profit is better than no profit.  These investors like most investors are targeting the foreclosure market.  The larger share of the investor market can be categorized as "Hold" investors.  In Maricopa we ... 09/17/2008

Ground was broken this week for a new Wal Mart in Maricopa. A large Tutortime and also a new Mcdonalds are just about open also. You don't have to be a big fan of any of these companies but it will give you an idea of what is happening in an area. The growth of the City of Maricopa continues and will for a long time to come. There was a story on Nightline not too long ago talking about Maricopa, Az. I didn't get to see the whole thing but it indicated that this is one of the worst markets anywhere.Right now there are great bargains on homes and it is still a great area to consider moving to. Our weather is a little toasty in the summer but I can tell you from personal experience that as some of us get older and we start feeling the bones creaking and stiffening up that the heat makes the body feel pretty good. We don't have hurricanes or tornadoes. We are about 30 min. to the airport and we still have a small town enviornment. 06/11/2008

Maricopa saw a record 150 sales in May 2008.  Foreclosures continue to dominate the market attributing to 60% of Maricopa sales in May.  New home sales picked up slightly but are well below their 2007 levels.  The resale market remains extremely slow accounting for only 10% sales.  Despite all the buzz, Short-Sales remain extremely slow.  There are many listed yet only 5% of all Maricopa May sales where Short-Sales.  Inventory is also on the decline.  As of June 1, 2008 Maricopa has 827 active MLS listings.  This is far below the peak of approximately 1150 active listings.  Active listing, have dropped steadily throughout 2008.  This is certainly a positive sign for the Maricopa market.  The downside is that current homeowners are facing very difficult challenges selling.  Many are upsi... 06/01/2008

The Maricopa real estate market for the second consecutive month was dominated by foreclosure sales.  Short Sales have also gained in strength making up 10% of the MLS sales in Maricopa for February 2008.  New Home Builders dominated MLS sales in 2007 which liquidated much of the standing inventory.  Builders have held prices steady in 2008 and have settled for fewer sales.  Still New Homes Sales account for more than a 1/3 of Maricopa MLS Sales in February.  Regular Re-sales have been extremely slow for more than 8-months.   Investors are very active targeting the Foreclosure markets best deals.  Many of the lowest priced homes are receiving multiple offers.  Price indicators showed improvement from January.  It is too early to tell but the current increase activity and a stabilization... 03/04/2008
