Sometimes Adding on Doesn't Add Up Dear Friend,                                        Craig, Melanie and their family had outgrown their home and wanted a home improvement loan to enlarge the house and add a swimming pool.  After looking over their plans I was concerned that if they made these changes, their house would outprice others in the neighborhood.  I called my appraiser and he expressed the same concern.                 When we met for the second time I suggested that, in this buyers' market, there was a great chance of finding exactly the home they wanted at a price they could afford. When I faxed over a listing that had just come on the market - with a swimming pool and in their price range - Craig and Melanie set an appointment  the next day.  I helped them with their loan,...

Exterior Painting Tips Summer is an excellent time for clients to paint their homes. The hot weather ensures faster drying times and minimizes weather-related complications and delays. Here are some good tips for your customers: Inspect the exterior. Before painting, check for bad patches, stains or rot. Damaged wood siding or trim could indicate water damage. Repair the damage and find the problem's source. It could be a small roof leak, or poorly sealed surface or joint somewhere in the structure. You can't fix problems by painting them. Pick the right color. A home's color can influence its property value, as well as the neighbors'. Go with shades of white, gray, beige or tan, and limit any stronger colors to shutters, trim and other features. (Keep them complementary.) Moreover, the...

At long last, very soon residents from 13 U.S. cities will be able to travel to and from Mesa's William Gateway Airport (soon to be renamed Phoenix-Mesa Gateway Airport). The new carrier is Las Vegas based Allegiant Air which flies to and from more than 50 destinations around the United States. Allegiant Air is establishing a hub at Williams Gateway Airport. The first landing spot will be revealed on August 9, and a dozen more will be announced by mid-September. Flights on two 130-seat jets dedicated to the Mesa airport will begin October 25, just in time for the winter visitors flying into Mesa from across the country. To get in and out of Williams Gateway is a breeze. It is reported that this is just a start. In time, there will be lots of airlines flying out of Mesa Williams Gateway....

For those of us living in East Mesa, Gold Canyon, Apache Junction and Queen Creek, as of July 23, 2007, we will have a brand new hospital - Mountain Vista. Hospitals are so needed in Arizona with the continuing influx of residents, and now we have one with: emergency services, heart care, surgery facilities, maternity services, diagnostic imaging, private room for every patient, valet parking, room service, and wireless internet access in hospital lobbies. Jet maker plans Mesa, Arizona service center There is a new facility being set up at Williams Gateway Airport in Mesa. A Brazil-based jet maker, Embraer, broke ground on July 2, on an $8 million service center. Scheduled to be completed by August 2008, this facility will bring 60-65 high paying jobs and national and international recognition to Mesa with its first five years of operation.   Williams Gateway Authority, the airport's multicity governing body, will spend more than $12 million in improvements to make it happen. Included will be a new taxiway, fire suppression technology, storm water drains and more terminal parking spaces. Those amenities are needed to ready Williams for the additional businesses likely to show some interest in the hub due, in large part, to the new Embraer...

Folks in the East Phoenix Arizona Valley have a new resource if they want to eat healthy, but also want to eliminate some of the shopping and prep time it takes to make healthy eating a reality. A new location for Entrees Made Easy is opening in the new Superstition Gateway Plaza located at 1752 S Signal Butte Road in Mesa Arizona. The franchise was started about 2 years ago and it's headquarters is located in a farther west Mesa location. The operation lets individuals schedule sessions to use the store's kitchens to make easy entrees, package them and take them home to freeze and use throughout the week. There are also grab and go entrees already prepared to make for even faster meals. And if needed, the operation will deliver meals to one's home. Food items are already chopped and cu...

Many of you have asked, what do I say to homeowners when I knock on their doors? Some have said that they hated the feeling of begging for listings or figure that it takes a lot of courage to do what I do... and I would agree with them.I would hate the feeling of begging too if I was out in the field with the wrong script and motivation to get belly-to-belly with homeowners. When I go door-to-door, I knock as an investing Realtor, because my ultimate goal is to be a Clientless Realtor. I have even instituted in my practice a buyer representative retainer fee on top of the professional fee that I earn, because I know that I am worth it and will save my clients a lot of money because I go out and hunt for deals.I know that you are worth it to.  The following is a snapshot of what I say wh...
