While I don't live in Page, AZ, I do work there and it is the center of activity for the Lake Powell area. Shopping, doctors, restaurants and entertainment are all based in Page. For the past several months I've been doing a considerable amount of floor time at our Burton Brokerage real estate office, have acquired a couple of beautiful home listings and have been driving around the residential communities daily. I've noticed over the past 17 years the amount of For Sale By Owner signs in Page but it was not until a few weeks ago I really started to mull over the WHY behind the daunting amount of them. The East Valley Tribune newspaper in Phoenix ran a excellent article on Lake Powell last week and I would encourage everyone to follow the link to read the entire piece. The article appeared under their Life and Leisure section called Explore Arizona. Lake Powell is unique in so many ways and Byron Marlowe gets several of them right out of the gate. Interesting news from the Wall Street Journal today September New-Home Sales Jumped 2.7%, Prices Fell; Wall Street Journal   "As the median sales price for new homes slipped to its lowest level in four years, sales of single-family homes increased by 2.7% last month to a seasonally adjusted annual rate of 464,000, the Commerce Department said. Economists had forecast a September sales rate of 455,000. Sales in most regions of the country declined or remained virtually flat, while the West saw a 22.7% increase in new home sales." Interesting indeed for the Lake Powell area housing industry. Beginning on January 5th, the Bureau of Reclamation and the Glen Canyon Natural History Association will charge $5.00 per adult with a discount for children and seniors. For as long as tours having been going at Glen Canyon Dam they have been free of charge while tours at Hoover Dam have been paying. Currently to tour Hoover Dam it costs $10.00. I wrote a post a couple of months ago about the Top Ten Things to do Under 5 Bucks at Lake Powell and Tour the Dam was high on the list. Last Sunday, October 6th, 2008, the Salt Lake Tribune ran a feature article on Lake Powell fishing and quoted Wayne Gustaveson heavily. Wayne G. has been a local fixture at Lake Powell for 33 years and writes not only a weekly article for our local Lake Powell Chronicle but has the awesome fishing resource page Wayne's Words. Wayne is the go-to guy here at Powell for fishing, and is the head biologist of the Lake Powell Project for the Utah Division of Wildlife Resources. The Tribune article was informative and made several great points. It may be odd that a state employee runs a blog the size of Wayne's Words, but our visitors are the best fish management tool for a fishery the size of Powell. In a move that makes sense, the Page, AZ, Pumpkin Festival and the Page Lake Powell Annual Fall Festival have merged this year and will be occurring Oct, 24th through the 26that Page City Park. It was sad to see the Pumpkin Fest, which had won for most pumpkins lit up at one time for many of the years it entered in the state tally, go the wayside. This year, in a combined effort from Page's Helping Hands Agency and the Page Youth Center there will again be pumpkins glowing at city park. I'm going to preface this by saying #1 - I am not a mortgage broker and #2 - this is just plain confusing even to those in the business of explaining to the rest of us. That said.... The Page Lake Powell area has always had a rather insular real estate market. ie. people come here on purpose. Most don't just wake up one morning and say "hey, lets move to Lake Powell". Our housing market has remained stable through the up's and down's as people who choose to come here know Lake Powell and know our industries, ie. the power plant and the tourism. Doing a search this morning I can find two bank owned properties in Page for sale. I am sure there are more, but it give you a feel for the idea we did not hit a huge "boom" here. Lake Powell's water level continues to rise this week to the tune of 6 to 9 inches a day. As of last Friday the lake crossed the less than 100 feet low threshold ~ an exiting event! In another ten days or so we would expect the Lake Powell Castle Rock Cut to be open again and boaters happily heading upstreeam without the 11 mile detour to Glen Canyon Dam. Currently the rivers that feed Lake Powell are running at 124% of normal. By the time July rolls around the lake should be about 61 feet below full, the highest it has been since 1999. For locals and tourists alike this is a joyous event. Also power production at the dam will be increased about 12% over last year with the higher water levels. The CUT at Castle Rock being opend means less gas used to get upstream and out of Wahweap Bay....

I was driving home this afternoon from Page, AZ to Big Water, Utah and there was a storm blowing in. I decided to take five and shoot a couple of photos. The Lake Powell area is truly unique and when the storms blow in, wow. 95% of Lake Powell is in Utah, 5% in Arizona, but the business side is mostly Arizona. The Glen Canyon Dam as well as Wahweap Marina are both on the Arizona side of the line. I sized these down to about 1/2 of what they were shot at but the clarity still looks good. The top two photos are in Arizona and the bottom one in Utah. Stateline Marina is the dividing line and is just out of the photo to the right in the bottom picture. The Lodge is behind the trees.
