Paradise Valley Business Update For 2008. A town like no other in the Greater Phoenix metropolitan area, Paradise Valley is sixteen square miles that is home to over twelve resorts, five golf courses, and three spas. These amenities make Paradise Valley a town whose income is very much focused on tourism and tourist revenue. With gas prices and airline ticket prices on the rise, Paradise Valley is an area directly affected by tourist and consumer dollars. While many hotels and tourist related businesses are feeling the pinch of the economy, others say business is as good as ever. Deborah Gallow of Pucci Salon and Day Spa states that she has noticed the economy affecting her business. “Yes, the economy has affected us just like the rest of the world,” said Gallow. “We have discounts of p...

Kathy Haase, owner of Showhomes Scottsdale which provides high-end staging and Home Manager services for the Paradise Valley and Scottsdale sections of Pheonix, emailed me these photos of a $3 Million dollar luxury home they staged last week: Great job staging this Tuscan estate with panoramic views of Camelback Mountain! Showhomes has been successful in selling many of these luxury homes using live in Home Managers and whole house staging. Bigger, more expensive homes really need the extra attention that a Home Manager brings to keep them tuned up and in show condition! Thomas Scott www.showhomes.com

Paradise Valley is a 16-square-mile, upscale community located in the central valley adjacent to Phoenix and Scottsdale, AZ.  There are close to 7,000 homes in this luxury community with the majority being single family homes.  All the single family homes are on 1 acre plus lots with the exception of the cluster housing located in resort-zoned areas.  The prices for homes in this community range from $1 million to $20 million.  To learn more about Paradise Valley homes for sale visit the Russ Lyon Sotheby's International Realty website.   For more information contact: Russ Lyon Sotheby's International Realty(480)287-5200

Focus on Paradise Valley Housing Market | September 2008 Paradise Valley home sales hit a long time low and inventory exceeds 1,000 days. Paradise Valley is having a hard time with its stock of homes.  The total inventory of 500 active homes exceeds 1,000 days of supply.  This is extreme in any sense.  It means that sellers will have to compete fiercely for the few buyers out there.  In September there were only 15 buyers: down from 17 last month: down from 20 last year.  Pending sales are down as well to 14 from 16 last month.  This means that probably the situation won't improve in the next report. I won't mention the medium price not the changes because there are just too few sales and the sales so varied that any number even when compared to previous months won't be accurate.  The ...

Thanks to Dan Hray of Chase Bank for this update:  Quite a few people are trying to understand why current mortgage rates are climbing despite the government's best efforts.  I believe this can be summed up in one word -- uncertainty. Here is some background: Lenders in the London Interbank Offered Rate (LIBOR) market are uncertain that counterparts will pay back loans, thus producing higher financing rates while the U.S. Federal Reserve's federal-funds target rate has been lowered to 1.5 percent. This makes mortgages less attractive to hold since most leveraged investors borrow money at or above LIBOR. Investors are uncertain whether the government's rescue package will be successful.  Not believing the government's implied guarantee, foreign investors have shied away from Fannie Mae a...

The Plaza Gril is a new Mexican restaurant that has opened in Paradise Valley Arizona. But it is not your regular chips and salsa type Mexican restaurant. While they do offer chips and salsa, the cuisine is of a style that includes fresh tomatoes, olive oil, peppers with recipes more in the style of Mexico City and the Yucatan region. Don't let the location in a non-descript shopping mall put you off as inside are fresh cloth table clothes and fresh flowers. Open Monday through Saturdays for lunch and dinner. Reservations are recommended. Call 602-374-2483 for more information.

There's a new Ritz Carlton proposed for Paradise Valley on the 105 acres of vacant land on the west side of Scottsdale Road running from Lincoln Boulevard to roughly Indian Bend.  WeKnowUrban followers might question why we care about a resort property in Paradise Valley.  After all, it's not very "urban."  But since it would be the closest thing to urban (if it gets built) in all of PV we think its relevant to WKU. The current plans call for 225 rooms in the hotel/resort, 161 homes on one acre lots, and patio homes.  The Paradise Valley Town Councel voted to approve the necessary special use permit but a citizens group is forcing the matter to go to public vote.   We'll know more in November.

According to a report from the Arizona State University just released , ..  Valley Cities (Phoenix, Scottsdale, Paradise Valley and other surrounding cities of Glendale, Peoria, Mesa, Tempe ,etc...) recorded a year over year price drop of 18%. In the North east region of the Valley which includes Paradise Valley and Scottsdale, prices dropped more than 10% from April of 2007. ASU real estate professor Karl Guntermann, noted that the rising amount of foreclosures was the primary factor for the "off-the-cliff drop". However, rising gas prices, rising food prices, rising interest rates also contributed to the falling home prices. I am sorry to be the bearer of such news. However, let's think positively for a moment and ask, If you have been waiting for the house you could not afford, and c...

Last year while the rest of the Phoenix real estate market was on a clear decline, especially in the second two quarters, the luxury home market, especially in Scottsdale and Paradise Valley held steady.  That steadiness has, since the beginning of 2008 turned into a decline, especially for entry level homes in Paradise Valley. Here is the activity from the first of May 2008 to mid June. Active Homes in Paradise Valley,  453 and an average of 227 days on the market. 34 Homes are pending.  These homes have been on the market for an average of 212 days. 26 Homes sold in 45 days bringing  the inventory supply to 26 months.  The homes that sold in Paradise Valley were on the market an average of 271 days. What is interesting that the sales price compared to the sold price is 92% but looking...

Yes, you are reading correctly. this past march , March, according to John McClean who researched this from the public tax records in Maricopa County , (which includes, phoenix, Scottsdale, Glendale, Tempe, Peoria, Fountain Hills and Paradise Valley) in fact, throw in a couple of ‘smaller’ home sales for $3,900,000 and another $3,800,000 and you have a total of $34,000,000 (that’s 34 Million) in just 6 homes alone. Let’s face it, Phoenix, and its surrounding cities like Tempe, Fountain Hills and Scottsdale, Arizona is still a wonderful place to live. Home values are cheap (when compared to many other resort destinations) and have been getting cheaper (down about 20% from highs). Interest rates are near historic lows. Stock market is volatile, inflation is high. Where else but real estat...

Camelback Mountain - Phoenix, Arizona I want to say what a great experience we had climbing the trail at Echo Canyon Park - to the top of Camelback Mountain, in the heart of the Phoenix metropolis. It was a good hike that took us over 3 hours (we rested for an hour at the top).  The guidebook told us it was going to be strenuous, and they weren't kidding.  It was hot and steep, but so worth it.  Parts of the trail were so steep that there were handrails to cling to.  Other parts you had to use your hands to climb up the rocks.  Once you get to the top the views are incredible, and you can see 360 degrees, for miles around... all of the metropolitan area and then some.  To the south is the Sky Harbor Airport.  To the north were some really high priced homes in Paradise Valley. Did you...

The article below has nothing to do with urban living or high rises or lofts but it's certainly relevant to what's going on in Phoenix real estate with respect to higher end properties.  Contrary to what anyone may be telling you, Canadians are in town buying properties.  We know this for a fact (and not just from the article).  Canadian buyers will not turn our market around but the fact that they are buying is a possible indicator that we have hit or are near the bottom.  If Canadians buy a couple of the higher end penthouses at some of the high rise condo buildings that will certainly make a huge difference for those particular developers.  Also, we haven't seen it yet but we expect that some will buy the middle priced high rise or loft condos as well which again will not turn the ma...

Tish Tischer --   To be kind is to act lovingly - kindness is the answer to all our issues -- kind thoughts are selfless thoughts - egoless - Holy Spirit more.   We can forget and replace Love with intellect and come to believe that intellect is right -- unfortunately correct may not be Love.Resting in the arms of God, kindness comes naturally unfortunately in the immediate world often Ego (Fear and Judgment) interrupt the higher energy Love and cause us to turn from God. Selfless Power is God's power within us to carry the Holy Spirit to the world. We were perfect in God's eyes and only we can see it otherwise. As I stay in High Energy I can effect more Love and die to sin(turning away from Love). As we approach the celebration of the transfiguration of Christ, help me God to better se...

Don't Wait -- Good Houses Get Sold -- when they are priced close enough to the market!  If you wait for the bottom you will miss the best houses and you miss the bottom. On the way down the market gives up the best buys and the best investments. -- Be counter culture and reap the rewards. -- Location is # 1 but Buying on the way down is #2 Principle. Google Tish Tischer Blog
