There's a new Ritz Carlton proposed for Paradise Valley on the 105 acres of vacant land on the west side of Scottsdale Road running from Lincoln Boulevard to roughly Indian Bend.  WeKnowUrban followers might question why we care about a resort property in Paradise Valley.  After all, it's not very "urban."  But since it would be the closest thing to urban (if it gets built) in all of PV we think its relevant to WKU. The current plans call for 225 rooms in the hotel/resort, 161 homes on one acre lots, and patio homes.  The Paradise Valley Town Councel voted to approve the necessary special use permit but a citizens group is forcing the matter to go to public vote.   We'll know more in November.

According to a report from the Arizona State University just released , ..  Valley Cities (Phoenix, Scottsdale, Paradise Valley and other surrounding cities of Glendale, Peoria, Mesa, Tempe ,etc...) recorded a year over year price drop of 18%. In the North east region of the Valley which includes Paradise Valley and Scottsdale, prices dropped more than 10% from April of 2007. ASU real estate professor Karl Guntermann, noted that the rising amount of foreclosures was the primary factor for the "off-the-cliff drop". Last year while the rest of the Phoenix real estate market was on a clear decline, especially in the second two quarters, the luxury home market, especially in Scottsdale and Paradise Valley held steady.  That steadiness has, since the beginning of 2008 turned into a decline, especially for entry level homes in Paradise Valley. Here is the activity from the first of May 2008 to mid June. Active Homes in Paradise Valley,  453 and an average of 227 days on the market. 34 Homes are pending.  These homes have been on the market for an average of 212 days. 26 Homes sold in 45 days bringing  the inventory supply to 26 months.  The homes that sold in Paradise Valley were on the market an average of 271 days. Yes, you are reading correctly. this past march , March, according to John McClean who researched this from the public tax records in Maricopa County , (which includes, phoenix, Scottsdale, Glendale, Tempe, Peoria, Fountain Hills and Paradise Valley) in fact, throw in a couple of ‘smaller’ home sales for $3,900,000 and another $3,800,000 and you have a total of $34,000,000 (that’s 34 Million) in just 6 homes alone. Let’s face it, Phoenix, and its surrounding cities like Tempe, Fountain Hills and Scottsdale, Arizona is still a wonderful place to live.   Camelback Mountain - Phoenix, Arizona I want to say what a great experience we had climbing the trail at Echo Canyon Park - to the top of Camelback Mountain, in the heart of the Phoenix metropolis. It was a good hike that took us over 3 hours (we rested for an hour at the top).  The guidebook told us it was going to be strenuous, and they weren't kidding.  It was hot and steep, but so worth it.  Parts of the trail were so steep that there were handrails to cling to.  Other parts you had to use your hands to climb up the rocks.  Once you get to the top the views are incredible, and you can see 360 degrees, for miles around... all of the metropolitan area and then some.  To the south is the Sky Harbor Airport.  To the north were some really high priced homes in Paradise Valley. The article below has nothing to do with urban living or high rises or lofts but it's certainly relevant to what's going on in Phoenix real estate with respect to higher end properties.  Contrary to what anyone may be telling you, Canadians are in town buying properties.  We know this for a fact (and not just from the article).  Canadian buyers will not turn our market around but the fact that they are buying is a possible indicator that we have hit or are near the bottom.  If Canadians buy a couple of the higher end penthouses at some of the high rise condo buildings that will certainly make a huge difference for those particular developers.  Also, we haven't seen it yet but we expect that some will buy the middle priced high rise or loft condos as well which again will not turn the ma...
