Payson schools start much earlier than many. Our schools actually started at the end of July, and are now in full swing. Since we deal with rentals, we see families moving to town who are surprised to find out the schools have started. Here is a link to the Payson School Calendar -looking at it you will see more/longer breaks than many schools. The Payson School District has a good website, with much information. There are links to each of the individual schools from the District site. Payson has two Elementary Schools (there were three, but they have closed Frontier Elementary), one Middle School, a High School and an alternative High School. They also have started offering classes through a "Virtual Academy". If you are considering a move to Payson, and have sc...

Where in the heck is Payson, AZ you might ask? Half the people in Arizona don't know where Payson is, even though its only about an hour's drive North of Phoenix. We're one of Arizona's best kept secrets- a small town in a great location. Payson is also about 5,000 ft UP in elevation from Phoenix, so we are very different climate. This Summer, we are really wonderful weather. warm enough to use cooling, certainly, but not oppresive. Warm enough to make my garden grow (you should see my tomatoes!), but at night we cool down into the 60s. And on the days when the humidity goes down the nights get into the 50s. After the sun gets over the breezes cool and it is wonderful sit-on-the-deck weather. During the monsoon, storms roll in from the Rim and bring showers that cool things off nicely....

This is the third season for the Payson (AZ) Farmers Market, and it looks to be bigger and better than ever. Look for it in the same location as last year- Sawmill Crossing shopping center, at the South end of Payson, behind Chili's restaurant, 8am till noon, this Saturday (May 28th, 2011) thru September. There has been a produce truck parked sometimes in the center of town, with banners saying Farmers market- and I have heard at least one person say that is where the market will be this year. Don't be fooled, that's not the real market, and it will NOT be there. It is the same location as last year. Produce may be a little scarce to start- the Spring weather has been even more uncooperativve than usual this year, but it will get better. Schnepf Farms will have peaches on opening day (...

Real Estate sales soared a whopping 46% in the last quarter from the prior quarter. At 107 total sales for the quarter (May-July, 2010) vs. 85 the prior quarter (Feb-Apr), it's another encouraging sign that the market may be heading toward recovery. While sales prices continued to dip (-4.43%), the average sales price compared to listed price was UP over 1/2%, which is significant. While overall sales prices were down in the latest quarter vs. the earlier, the number of sales above $300k rose an astounding 36% (11 to 15), indicating that the upper price range inventory is moving again, partly as a result of the lower inventory reducing through the noted sales activity increase. What's the bottom line you might ask; good question, look in your own crystal ball, I dropped mine in the park...

I remember when buyers blamed Realtors for driving prices up prior to 2006. I used to reply "We just market the property for what the buyer will be willing to pay, the buyer's set the market value". In 2007, I started hearing "Realtors and Appraisers are causing the values to fall". So did Real Estate Agents cause the rise & fall, or did the economy undermine the Real Estate market? . . . and where do we go from here? We may not have the answers to that question without the benefit of hindsight. I've smashed my crystal ball on the pavement, since it stopped working about 4 years ago. The fact is that we're in a destination community. While our largest buyer pool used to be second homeowners, the Phoenix Metro-area resident no longer has a strong equity position that would allow them to ...

Payson, AZ is a small town. Last census showed just under 16,000 (not sure what the current one will show). Now there are some drawbacks to a very small town. Where do we shop besides WalMart? Not too many places. BUT...(and it's a HUGE but) there is NOTHING like a small town Fourth of July celebration! In Payson the fun starts tonight (Friday). On Main St. there is something called "First Friday" held the first Friday (duh!) of each month in which merchants along Main St. keep their doors open into the evening and maybe offer food and/or entertainment. People stroll the street. For the holiday weekend it should be even more festive than usual. Don't forget the Farmer's Market from 8am till noon on Saturday at the Sawmill Crossing shopping center (Main St. and Beeline Hwy). Fresh veggie...

What does Payson's original title of Green Valley call to mind...quaint residences on gently sloping pastures? Once upon a time, cattle and horses roamed these parts, and it was typical to see a ranch hand about town. This is a community where everyone knows your name, and an emergency last minute cupcake order for tomorrow's bake sale that calls for a cup of borrowed sugar is easy to get. Payson homes run the gamut from quiet cabins on the river to easy to manage condos. There's a reason that Payson is home to the longest running rodeo. This is a town that cherishes its heritage and people will go the extra mile to make sure it doesn't disappear. Here, you'll find an atmosphere that welcomes all, from those people still living and working off of the land, to the white collar profession...

UPDATE: I just got word that Schnepf Farms from Queen Creek will be at the Market, with peaches, plums, applea,  and vine-ripe tomatoes! Come early if you want some- they may well sell out! Payson's Farmers Market is going strong. Come by tomorrow (Sawmill Crossing shopping Center- behind Chilis restaurant) and see what's new, what's good, and who's there. We've had an unusually cool (well, really unusually unpredictable- hot then cool) Spring, so the produce is a little scanty still, but there is some; and there are great baked goods, spices and herbs, olive oils and vinegars, goat cheese and farmers cheese, ready-cooked foods, jams and jellies, ALL KINDS OF THINGS! COME AND JOIN THE FUN! 8 am till noon.

We have had an unusually cool Spring in Payson. Well. actually we have alternated cool (even snow!) with really warm. The weather has slowed down my garden, and I imagine I'm not alone in  that. Hopefully SOME of the growers who will sell at the Farmers Market live in areas which haven't been as cool, and will have early veggies. We have bakers who produce wonderful baked goods, jams and jellies, marinades and rubs, cheese, herbs and seedlings, herbal products, a massage lady, prepared food, live entertainment- something for everyone! We've had another location change for the Market. It will be held in the Sawmill Crossing shopping center,in front of the theater, and behind Chilis. This is a great location! Lots of parking on every side, several ways in and out of the area, and lots of...
