Central Arizona is definitely a place of indescribable beauty; it's where the dramatic Mogollon Rim casts its impressive shadows upon the peaceful neighborhoods of the region's quaint mountain towns; where many a Phoenician flocks during the summer months in an attempt to escape the scorching heat of the Valley floor.  Here, among the ponderosa pines of the Tonto National Forest, camping, hiking, and horseback riding are easy activities to come by, yet don't be fooled by the rustic ambience of it all... Sure, the area is one of rural tranquility and rich western heritage, but there is a side that boasts of first-class, resort-style accommodations, fine dining, and even luxury properties!  In fact, the booming town of Payson has been cited as one of the most popular places in the nation ...

What could be more fun than a small town Fourth of July celebration? Payson offers a great fireworks celebration down by the main Green Valley lake, family fun during the day, this year the town is adding a free-to-enter parade (more about the celebrations coming soon). Some Payson people are also starting up a Farmer's Market. beginning on the Fourth at 8 a.m. till noon, and continuing every Saturday until October. The Market will be held at Community Presbyterian Church, on West Main Street, near the lakes. Vendor fees are $5 plus 2%, and co-ops are welcome for smaller vendors. Well, it's that time of year again when our new AQHA horse babies come into the world. The breeding season went well last year and as a result we have new babies on the ground this year. I will be posting the new arrivals as soon as they get here.  "Sharin A Stone" AQHA Mare, was the first to have her foal. Sharin's baby is a very large filly that looks like a winner. Born in February this filly has her sires" Im Impressev Redford" AQHA Stallion's, beautiful head. Here is a picture of her baby only hours old. Part one dealt with location. This post deals with climate. Payson has four distinct seasons. If you are familiar with the Arizona deserts, you'll know that the desert basically has TWO seasons, warm and hot. But Payson, at 5,000 ft. elevation, truly has FOUR. Winter: Nights get cold, with 20s, and even teens not unusual. We may get rain, sleet, hail, or snow. But there are also a LOT of sunny days. Even in the middle of Winter, if it is sunny, it isn't unusual for the daytime temperatures to be in the 50s. We are now at the end of February, and they are predicting 72 degrees, we've had an unusually warm and mild Winter so far. About Payson snow: Payson has the best snow in the world- it falls, it looks beautiful, and mostly it melts before it gets to be a problem. Most of our snow falls...

Ghostly "Doings" on Main Street The old Journigan house, build in 1925 and located at 202 W. Main Street in Payson, has been investigated several times by API (Arizona Paranormal Investigators) and each time have found evidence that some "ghostly doings" go on there frequently.  After spending some time investigating, the group gave the old Journigan house a Class 6 Haunting rating which means they have at least one photo image and one recorded voice phenomena. The house was turned into a restaurant several years ago and the ghosts have been acting up by adding hot chocolate to the bills of customers who never ordered the drink, and causing A-1 Steak Sauce bottles to fly off kitchen shelves. Missouri ghost hunters, Brian and Linda Lile, did some investigations one evening and heard a lo...

I grew up in Yuma, AZ. If you don't know where Yuma is, it's 20 miles from Mexico, and right on the California border. Think HOT, and DRY! If it rained 2 or 3 times a year we were lucky. I always hated the climate (even though "snow bird"  Winter visitors come from Canada and Northern US states to winter there), and I always said "I want to live where it snows". My Dad, who grew up in Northern Arkansas, would always reply "No, you just THINK you want to live where it snows". In the early 1990s, when our children were quite small, my husband and I decided to take a big leap, and move from Yuma. We went to Williams, AZ. Pine trees, fresh air, small town, SNOW. LOTS and lots of snow. That year was a record snow fall year- 90some inches. By the time the winter was over, I understood what Da...

Payson is just so convenient! It is an hour to two hours drive to various parts of the Phoenix metro area. That means one can drive down to shop, for business, for entertainment, or anything else available , and can drive back to Payson when finished. Imagine a shopping or business trip when the temperature in Phoenix is 110 and traffic is awful- that road back to Payson looks extremely good. It is about the same driving time to ski areas at either Snowbowl or Sunrise. If you ski (or snowboard) you can drive up for the day and still be home that evening. The picture is looking out over the town from a new homesite off Airport Road. Payson is not as hot as the Phoenix area and not as cold as Flagstaff or Pinetop, so we can enjoy both areas without suffering the temperature extremes, brea...

We tell Owners that rentals in Payson are really NOT seasonal except for the holidays. Thanksgiving through Christmas is always slow. This year the rentals have been FROZEN! I've been telling people that it was too early to tell if it was just the season, or if it was the economy. Well, it seems that most of it was the season. We have signed four leases in the last week, we have a bunch of applications to process, and we're back to showing houses several times a day, every day. We HAVE had several tenants give notice to move, as well. They are either looking for something less expensive, or in some cases looking to move out of Payson completely. This isn't unusual in January- people make moves with the new year. We find the increase in activity heartening. The picture to the right is a ...

Today, in Payson, it is 60 degrees! In January! It is SO warm that it has me thinking garden, even though I know that Spring has NOT sprung, we WILL have snow, the temperatures won't stay reliably warm until at LEAST April, and probably May. Payson has rather unpredictable weather. I have, several times, seen a foot or two of snow in April, but I have NEVER seen it this warm in January. I wanted a White CHristmas- but the closest I got was the pictures, below.     This is the view, in December, from the hill near the airport in Payson. Several times before Christmas we had rain all day, turning to snow in the evening. Rain again, in the night, melted it off before morning.                 The trees looked flocked, the wind was blowing, and it was COLD! Note the pieces of snow on the cam...

We think Payson is just a great place to live, and we're SURE that there are still a lot of people who want to move here. Unfortunately, the number of them who actually DID move here last year was fairly small These statistics are for the city of Payson, not any outlying areas. It is for properties which were listed through our MLS system. In Payson, FOR ALL OF 2008, only 186 site-built houses sold. The majority of these (131) were in Payson NE or NW. Sales prices ranged from $45,000 to over 2 million. Average Days on the Market was 182 (but varied considerably), and the selling price was generally lower than the asking price by 10% to 20% or more. There were also 37 manufactureds homes sold in Payson, as well as a few mobiles (9), kit homes (3), condos (12), and new construction (11). ...

We DO get snow in the mountains in Arizona. Honest! Here's a picture to prove it. The picture is not, however, from this year. The forecast has predicted a little snow several times, lately, but all we have gotten is rain. Once in a great while we get a white Christmas, but most of our snow falls in the Spring. I've seen 2 feet of snow over Easter break. Update:It snowed very prettily all day Monday, but didn't stick until evening. them=n, in the night, it turned to rain and melted it allFriday, Dec. 19th- we've gotten a little snow over night, twice more this week, but it melted  off quickly. They are predicting more snow next Tuesday, so I'm still hoping. The Rim is really white to the Northest this morning.Tuesday, Dec. 23rd- Drove home last evening in rain in town, but when I headed...

"Magic on the Mountain" is the name given to Payson's Holiday festivities. Swiss Village Shopping Center, in Payson, has their annual Christmas Lighting tonight (Friday, November 28th) starting about 5:30 pm. There will be caroling, a live Nativity scene, Santa, and various "open house" touches in stores. The festivities continue Saturday and Sunday. "Magic on the Mountain" is the official name for the holiday festivities in Payson, I'll add more about what's coming soon. Gotta go get out our Christmas wreath for the office! We went to the above event, but it was kind of a "bust". It had rained all day, and not too many people showed up. The following events are predicted for NICE weather. BUT COMING: Payson's  Electric Light Parade is Saturday, Dec. 6th (this weekend!) on Main Street. ...

This year I just can't get it together enough to be in a craft show. I'm getting calls from people wanting my candles, and I hate to disappoint, but we do what we have to do. We are managing almost 100 rentals this year, and we are BUSY! Maybe I'll make some cinnamon roll candles and sell them at the office! Anyway- there are shows galore coming up in Payson.     The show I often participate in is the Presbyterian Church Show. It will be held this year at the Payson Senior Center, on W. Main Street. Saturday, November 8th, from 8am to 2 pm. There will be lots of homemade goodies,Food, Santa, Music. COME AND ENJOY! I will be adding more shows in the next day or two, so check back!   Xmas tree is from a large compilation graphics site:http://www.hellasmultimedia.com

When we first moved to the Payson area, we lived in mobile home about two miles South of Star Valley (a small town four miles East of Payson). Now this put us OUT IN THE COUNTRY! we had all kinds of wildlife around. One morning a woodpecker woke us early banging on the metal roof. We had an owl perched near and calling one evening. And one night, in the Fall, I woke up and heard what sounded like a SCREAM. It was down at the end of the valley and I wasn't sure I heard right, but as I lay awake listening it moved closer, and then passed our house. It scared me half to death at first. I swear, it sounded like a woman screaming. I wondered if I should wake my husband, should we get up and see about it, should we call 911? But the way the sound was moving up the valley, with no other noises...

OK, I'm cheating just a little with this photo. The leaves aren't changing JUST YET in Payson. The photo is from another year. But the nights are getting cooler, and it won't be long! If you live in the hot part of the state, come visit us in Northern Arizona. we're low 80s now in the day, low 50s at night. Beautiful weather! And the leaves will be turning soon!
