Friday last after months of waiting, begging, cajoling and some praying we got a short sale closed for a young family about to have their first child and first home together. I would not wish this ordeal on any client, the timing the uncertainty and the indifference was terrible. the final insult was on the HUD, 6% commission, 3.5% to the listing agent and 2.5% to the buyers agent, nice especially as we did all  work.

Not only do I enjoy living in the community of Trilogy at Vistancia, I also enjoy selling homes here. I had a buyer in from Florida this week that is looking to make a move to Arizona and get away from the humidity and hurricanes of Florida. They looked at a lot of homes from Buckeye, Surprise, Goodyear all the way up to Cave Creek, and Anthem in the far north valley. After looking at homes in what you would consider "family communities" I decided to show them what an active adult community looks like. Update August of 2012 - Just found a blog thread that indicates the battle isn't over yet. Check out the following... http://www.vistancialive.com/msg/index.php?topic=10421.0 Proposed APS Power line route Bureau of Land Management Report From the map it does not appear that the Trilogy Vistancia residents will be affected but who knows now.  These are probably also the power lines that are referenced in the Sun City Festival public report.  Again... looking at the proposed map it does not appear the power lines will be very close to that community either bit final decisions aren't being made until the fall of 2013.  Stayed tuned... Update June of 2009 - The homeowners in Vistancia ROCK!  APS is going to use a different route.  One that will not affect people's home values in the Vistanc...

 The northern edge of the Sonoran Desert often has the reputation of being a barren place with very little to offer in terms of vegetation save for the famous saguaro cactus whose bloom is the state flower of Arizona.  Interestingly, with the rain that we have experienced down here this winter, we have seen all kinds of vegetation poking through including wild daisies which love to spring up on the hillsides.  This photo was taken from a moving car on the Carefree Highway, and doesn't do much justice to how beautiful the scene was, but shows just how green the desert can get this time of year.  If you ever get tired of the snow and ice like I did about 10 years ago, give us a call, and we can help you find that perfect desert getaway.

As part of my ongoing pursuit to stay ahead of the game when it comes to new construction, Sunday was my day to visit builders in the Lake Pleasant/Happy Valley area. I visited several builders and was excited to hear that home traffic/sales are picking up.DR Horton just opened a new area near the new Walmart at 99th Ave and Lake Pleasant Parkway and said they are already getting traffic.
