Phoenix Holds 19th Annual 9/11 Memorial CeremonyThe city of Phoenix held its 19th annual 9/11 memorial ceremony at the Phoenix Fire Training Academy. Let's Take A Look At The Greater Phoenix Area Real Estate Market Snapshot For August 2020!It's that time again when we get to look at how the Greater Phoenix Area Real Estate Market fared in the past month. Right off the gates let us tell you that we're still locked in a period of low inventory; even with 10,128 new listings hitting the market last month, August 2020 chalked up only 7,167 active listings, the lowest when you account for the number of homes for sale back in July 2020 wiith 7,435 and August 2019 at 13,319.Now July 2020 and August 2019 may have stronger numbers when it come to closings at 9,917 and 8,909 respectively. As our summer continues in the Phoenix Metro Area, we're seeing astonishingly quick sales! Homes are going under contract on average in 14 days.  Our volume has just outpaced the top of the market for sales in 2005, the peak of the housing market.  You can also see that the number of HUD homes, short sales and foreclosure are at a low point vs. the recession.  2001 reflects similarly with very low. Statistics provided by the Cromford Report, all rights reserved. The statistics continue to show the current housing market as a sellers market.  I've been asked multiple times how the foreclosure market is holding up.   Checking the charts, there were 27 homes that were lender owned for the month of July selling to a 3rd party. As with most of the country, the Phoenix real estate market is wild right now. Inventory is down, and demand is high. These two things spell an increase in prices.The question is, how low is inventory and how high is demand?I pulled up some stats yesterday, and the numbers are telling. At the end of August, the city of Phoenix had about 1,800 active real estate listings. When you compare this number to 2019 and 2018, you release that this number is low. In August of 2019, the Phoenix real estate market had ~2,800 active homes for sale. In 2018, Phoenix had ~3,500. All buyers are feeling this lack of inventory.What about demand? How Did The Greater Phoenix Area Real Estate Market Fared In July 2020?The period of low inventory continues for another month. Supply is getting lower and lower with 7,435 active listings for July 2020 whereas June 2020 had 7,642 homes up on the market. Listings spend a day less on the market on average compared to the prior month with July posting 52 days against June's 53 days. And while June expected its inventory at that time to last below a month at 0.80, July's supply would fare less at 0.75 months.Take into consideration the same time last year when July 2019 posted 13,823 active listings, 62 average days spent by a listing on the market and 1.49 months of supply and anyone's curiousity would get piqued with how this would all play out in the coming months.So does this mean no n...
