What does STOP really mean? The other day Gary and I were leaving our home and going through the neighborhood (which has a lot of twist and turns). Just as we were going up a little hill a HUGE garbage truck was coming down the hill. I said to Gary - well that guy is bigger than your truck so be careful, jokingly. By then we were within a seconds of  passing the stop sign (above). Within a blink of an eye a younger gal went through the stop sign on a small motor bike and took a right turn on Pershing - within seconds of the huge truck coming down the hill. She didn't do a 'rolling' stop or even look to see if anyone was coming down the hill. She flew around the corner.   Moon Valley in North Phoenix is a family orientated community surrounded by 3 mountains and backs to the North Mountain Preserve. Alligator Spotted Once Again in Phoenix...  Can this be true you ask?  Alligators in Phoenix? Well, there are real alligators at the Phoenix Zoo! But the only other 'alligator' I know of is the one  we saw at the North Phoenix Preserve while out hiking Read the Original Gator Story! This 'gator' was getting a LOT of attention from the hikers, especially the kids. And naturally I had to share the location of the 'gator' with all I met on the trails!  Have I told you about the baby dinosaur caves at the Preserve?  If you are looking for great seafood in the Phoenix, Arizona area, look no further than the Ahwatukee Restaurant  - Angry Crab Shack.  Happy Hour extends to all tables in the restaurant, not just at the bar. If you are attending a happy hour with friends, finding 4 seats together at a bar is a bit of a challenge.  Visiting when you are sitting side by side at the bar is difficult.My personal favorite item for Happy Hour is the $5.00 shrimp.  The cold shrimp are large and such a great value!Speaking of value, the Angry Crab offers great food for a great price. Affordable Housing has become an issue due to the lack thereof.  As prices rise, homes under $250,000 are becoming more scarce.  As you can see from the chart below, homes priced under $250,000 are on a steady decline and are at their lowest rate in 4 years (863 homes.)  Homes under $250,000 are selling in 45 days according to this chart.  The shortest amount of time to sell a home under $250,000 since 2012 was July, 2018 (38 days.) Sales for July, 2019 have dropped due to low inventory.  Short sales and foreclosures are less than 1% of sales for homes up to $250,000.  June, 2007 mirrored that same number of sales.  The current number of sales has not reached the height of sales under $250,000, March 2005, totalling 21,845 sales.   Since inventory is low, prices are rising with low inte...
