There is freedom to this career. Also, there is a requirement to make some focused times throughout each day.Unlimited income. Understand that can go either way, up and down. Ha haMy suggestion, whether you are or are not a real estate agent, take a close look at your past.Life, past 20 years, past 10 or just the past five years. How many positive events did you have compared to the negative or failure ones?If you have a large amount of success and are more less a happy person, then that is how the real estate career will look for you.If you have experienced, problems after problems for the most part, that will also be how a real estate career will turn out for you.The facts are, most people do NOT experience making $35,000 or more per year.I have known two young men, ages 18 and 28 years...

This weekend I wrote an offer on Saturday night. With a check for earnest money of: $50,000.00Even though we offered a little under what I was comfortable with. The offer was ACCEPTED.When you have the courage to ASK for more earnest money. And you manage the transaction perfectly, it can become a nice.Having the kind of buyer, I had, with the mindset they maintained, helped make this happen,I like different.I have been doing $10,000, and I am going to increase them in the future.Being different, opens people’s eyes.By the way there was another offer hanging in the balance. You know what happened to that one.Try it, let me know how it goes.

It is so funny, yes disappointing how people are in the waiting trap.EXAMPLE Waiting for interest rates to go down or waiting for the economy to improve. Is that silly, or what?Last week a person complained to me about the interest rate they would have to pay of 4.2%.My response was, this rate is unbelievable low.My first home when I got out of the Navy was 7%. That was in 1969! Over FOUR DECADES AGO!My real estate career has seen 18%You wait for interest rate to go down, a home appreciates far more over say a year, and you have done nothing but loose. We wait for the sun to come up.We wait for the sun to go down, before doing something. We wait until afternoon to wash the car, go to the store. We wait UNTIL TOMORROW! For ________ OMG look at the HOURS THAT WERE WASTED!This week I have thre...

Most all of us when we are new, or even after we have been helping people sell and buy for 10 years.Tend to be stressed, afraid, nervous and wonder what to say.First attempt to pretend you are the client, and act just like you would like to be treated.Fairly, honest, punctual, and a huge amount of communications.Oh, NEVER let your voice mail box become full, NEVER!Then think of how the doctor treats you. They ask lots of questions, even more, the doctors assistant asks questions. And often the doctor asks some of the same questions again.I believe that is to see if you are lying or forgetful, or to be sure they were listening. You do the same, you ask a few questions over the phone when they first call you. Then you repeat some or reconfirm some of those questions again when you are face to...

The point of no return came about for us today.Something happened today that will NEVER HAPPEN again. At least in our lifetime. The middle of the week for the second week in January 2019,Has passed us by, some hours ago.Yes, at noon today we passed into the second half of this week. Are you proud of your accomplishments thus far this week?If it were a football game, and half time has passed, and you were behind… could be a little stress.Did you accomplish more the first half of the week than you had planned on this past weekend? Are there feelings of: despair, ashamed, hurt, or embarrassed come through your mind? You can change that now and experience: confidence, optimistic, amazement, and inspired.Just change your thinking. You see that word: “change” is something that is constantly going i...

First you may want to get some paper and pen to write on.Or if you are like me and can put words on paper faster from your computer.Get it opened to word and get ready to put the names down as fast as they come to you.If you have not got to the computer or the paper, you may be like me, and have difficulty following instructions, or experience ADD.Let’s repeat the title here to help with this:The #1 place you can find the next person who wants to sell or buy a home.If it was worth reading, it seems you might be interested in finding that next person who wants to sell or buy.Surely by now you have the paper or are at your computer. We will give you a short list, which can have hundreds of names you can add to the different lists below:Anyone you have not spoken with in the past three to s...

1 Make a list (write them down) of your blessings, accomplishments for the day.2 Read something inspirational daily. Even if it is only 15 minutes. 3 Maintain a relationship with positive people, Avoid complainers.4 Get up and get out. Go somewhere, explore, see what you have not seen.5 Do some form of physical exercise regularly three to five days a week. Not sure about you but those just came pouring out of my head, just as soon as I typed out one, the other came to me.Attempt to help others. When it is someone who NEEDS help, you recognize how well off you are.Pick up a couple of new books, every couple weeks. Not sure what to get? There are several thousands to choose from at the library.

Interruptions just seem to find their way into my life about every day. Now I am not saying they are all bad, but they can create change to where there are so many changes in a day.The day does not end up like we had planned.Would you agree?Oh, not every day is like that. There were more positive changes than there were negative by far. And you know what?A couple of things we didn’t get done, that we really felt were important, will fit into tomorrow’s schedule. Some things to ponder, at the end of the day.I had a safe day, so did my family. We accomplished far more than many people in the world.Accomplishments are important. Both personal and business. One of the largest events came toward the end of the day. We wrote 945 words for our International Speech, in less than an hour.It took us...

One was filmed in the town I was born in, Huntington West Virginia. The event happened in 1970.The movie came out in 2006.It is a true story. To my understanding it took Hollywood some time to convince Huntington citizens it would be ok to make the movie. The title: WE ARE MARSHALLOne of the most inspirational I have seen, staring: Matthew McConaughey, Matthew Fox, Anthony MackieMy way of thinking when it comes to paying and going to a movie.I can’t see paying to have some scare me to death. The other movie was funny all the way:A WALK IN THE WOODS staring: Robert Redford and Nick Nolte, and others. Both were enjoyed in our home with friends.

Has there ever been a week or month, that you said you were going to do something? And you reneged on it?Seems like that happens every week of every month for myself. That just may be why God set time up like that. So, we could continue to persevere toward that initial intended success plan we had in mind. This may sound silly to you, but I look forward to Monday more than I do Friday. Now last week I experienced some exciting times, and exciting thoughts. And as last week fades away, I am even more excited about this week.Reminding myself every day of a few of my favorite inspirational quotes. Setting out to accomplish new goals, is fun.One of my favorites someone said: “if you don’t like it change it, if you can’t change it don’t worry about it.”Only thing is, I avoid worrying, and if I do...

You Believe in ItHas there ever been a time in your life, where you kept persevering until you could BELIEVE in it?COULD I ASK A FAVOR OF YOU?I have this very close friend, one of the top three friends in my life, who I helped them purchase a home over 17 years ago, in Phoenix Now they live in Denver and have for years. She has shingles and has for a few months. I say a few things weekly to her.A few times every week I mail her a card, and send her several inspirational words in emailsWorking to get her to believe her condition will change this month. She brags so much about how good I am.Not bragging, but I do know I have been involved in positive thinking far longer than she has. Each week I send something, to remind her to believe ninety percent of the time that this will go away this m...

Are you in sales? Is your production lower than you would like for it to be?Are you willing to help make a change to the positive?Get a sheet of paper and pen, before you read the next line.Did you get the paper or are you still reading? If you are still reading, looks like you are not able to follow simple instructions, are you?Begin now and make a list of everyone you know, who knows you, and who you believe they trust you and like you.Finish the list today.Tomorrow work on getting telephone numbers for every one of them. The next three days begin collecting each of their mailing addresses.Just do it. You said you wanted to make a positive change. One place to find addresses, or telephone numbers, is in whitepages.com for around $15. Per month.Take those three days to collect the mailing ...

First, I confirmed with him that he had initially grew up here in Phoenix. Therefore, he went to school here, and graduated five years ago.Next, I confirmed there were at least 50 people who knew him who he went to school with. Then I told him, make a list of the 50 people, find their telephone numbers, get their email addresses, and locate their mailing addresses.During your last two weeks of real estate school, enthusiastically contact every one of them.Tell each you were thinking of them and your days in school. And let each of them know you are excited that you are going to become a Realtor in a couple of weeks.Ask this way:I would like to ask you for some helpAnd I only want your help if you are comfortableIf you are not comfortable, I’ll understand just say so.Who do you know who is ...

With almost 40 years in real estate sales business. It has always been interesting and disappointing. To see about eighty five percent of the people’s production low.Like selling one to three homes every one to five years. And you always see around fifteen percent of agents at a higher level than the ones on the low level. The words herein are for those on that lower level, not those at the higher level. And this may or may not work. But only if those at the lower level are sick and tired of being where they have always been. There is only one time since 1978, that the real estate market went in the tank. Affecting all real estate agents in America. Back around 2008.The way to move up from the eighty five percent to the fifteen percent:1 You must really want to.2 When you select an idea such a...

Super big.Anxious to see what the out come will be on Wednesday of next week. How about you? What will you tackle in the next month, week, that is something no one else would attempt?

Even more powerful than imaging, if you believed beyond a shadow of doubt. That is what they said when I was a child. Is there a more powerful group of words than: beyond a shadow of doubt? Please tell me I would like to know.Anyway, if you believed the most miraculous thoughts ever in your life. And these thoughts kept recurring every three minutes, through your day. That you were going to receive (you name it) or you were going to win (you name it).Or even more exciting, that you would be able to give a gift to someone else (you name it) I will just take a couple stabs at events here:You were able to remove cancer from someone’s body.Who was not expected to live another month? You were able to give a homeless family, a closet full of clothes. And a home with no mortgage payments for three y...

Quite often inside my mind. There are thousands of thoughts popping up every day.Life can seem challenging to me.Then after many years, I get around to talking with some people. It seems to be something (I would think) everyone experiences at one time or another.Just that well over eighty percent of people don’t divulge it.Seems the reason for people to not convey, they got a speeding ticket, or got drunk, or made any kind of mistake, it is pride. Is that what it is? Talking to you folks who say you live a perfect life. And are all pretty, nice, and your hair isn’t even missed up when you get out of bed. I’m wondering if the reason, I spill the beans often to friends. And no one else does, maybe it is just because I am a brutally honest person.EXAMPLE: I just forgot what the title of this po...

Surely you do that minimum 10 count daily don’t you?Maybe you are a more fortunate one and have a higher number than 10.I have made it as high as 28 positive accomplishments, gifts or blessings in a day.My thinking is, that is why God gave us eight fingers and two thumbs. Yes, that is one of the reasons, so we could make a quick count every day.Yesterday afternoon I had an opportunity to invest one hour with my coachAnd he paid me such high complimentsSuch as to how I speak, my thought process, and mindset, that I convey a positive attitude in my speaking. He said I focus on the present (now) and the immediate future. And he had never seen me in a negative mindset. My response was: Thank you for the compliment. And I do experience negative, downer situations a few times every week. The goa...

Reading the title of this post a few times. Each day, for the next eleven- and one-half months will justify the event. There are a few other things and not all of them will be in this post.Finding a few inspirational books and read some daily. Find inspirational DVD’S and listen to them instead of the TV or radio.Work on your thought process, and mindset, daily until you have embedded into your mind.Pray often daily. Don’t know how to pray? Learn.Hang out with agents who sell more than you. Avoid agents who sell less than you.Track daily at least 10 accomplishments for the day. Believe! And when you don’t (and you will) get back to believing within minutes. Even if you were to sell a few less homes, than your best year ever, you will have had a uplifting, fun, enjoyable year.        Well ...

Before you even finish real estate school, begin making a list of everyone who knows you.You may not even know who knows you, so make a list of who you know, and that will cover most of them. Everyone! People you have worked with, people you are working with (if you are continuing to work another job) Everyone you know from church. Everyone you went to school with, (if you are under the age of 25 years, and in the same city you went to school). Everyone your parents or other relatives know. Everyone of your neighbors, everyone of your neighbors who used to live by you if in less than five years.       Visit two or three Toastmaster clubs and join your favorite.Within six months join a second club. You wonder why Toastmasters, you never heard of it, right? Least expensive schooling ...
