I ran the data from ARMLS.Flexmls.com to get the annual number of Phoenix home sales between August 2000 and August 2008. The data as current as September 01, 2008. How do you know your local residential real estate market condition is getting better or worse? What kind of indicator(s) do you use?  Your comments are highly appreciated. I use three primary local real estate leading indicators to evaluate the local residential real estate market condition in Phoenix (AZ): 1/ Pending Sales - the total number of homes went into contract. 2/ Home Sales - the total number of residential homes sold. 3/ ADOM - the average agent days on the market. When all these three leading indicators improve at the same time, overall market condition is getting better. The reverse is also true. Phoenix home sales in August 2008 rose 33% compared to the same month last year. Number of Phoenix homes sold in August was 1313; only 983 residential homes sold in August 2007. Data from Arizona Regional Multiple Listing Service (ARMLS)shows number of Phoenix homes sold in January 2008 was 573 and that was the lowest number since January 2000 (I don't have data prior to year 2000). The number of Phoenix homes sold in January 2000 was 1056 and it increased to the highest level (2512 homes sold) in August 2005. The number of residential pending listings in September 2008 were up 46% compared to the same month last year. With 28 years in this crazy 'biz,' I'm active in a different bunch of forums, etc. Primarily, because there is sooo much bad information out there. I just got off the Craig's List discussion boards. People are asking if this is the right time to buy real estate. "The market's down." "Values are down." "Can't get a mortgage." We have to make sure to get the word out! The concept is "Buy Low, Sell High." I guess a bunch of these people have it backwards. When it comes to tax liens, the information is even worse. When my (now) partner asked me what I knew about tax liens, I told him that, just like most of the brokers & salespeople in the RE 'biz', I knew one thing: They had to be paid off to get the property closed. Yes.  Fuel slightly went down in the last few months, but alternative transportation is rapidly growing in popularity right here in the desert sprawl city.  In this past week's Business Journal, an article explained that while gas grew over a dollar since July of last year, the number of Valley workers riding the bus, biking, walking or carpooling nearly doubled.  According to the study conducted by Valley Metro, 43 percent of workers are using alternative transportation, up from 24 percent a year ago. I just got a call from a woman who is in escrow for a condo at Century Plaza High Rise.  She claims that the developer does not have permanent Certificates of Occupancy but rather Temporary Certificates of Occupancy.  This makes sense to me as I wondered how the City of Phoenix could issue permanent Certificates of Occupancy when the exterior glass curtain wall is incomplete (meaning that some of the exterior walls to the building are literally missing and someone could fall and get seriously injured or die). Anyway the caller claims that she spoke to a representative for the City of Phoenix and he told her that the temporary Certificate of Occupancy that was issued does NOT permit a person from living on the premises.  Instead the permit only allows someone to move furniture and person...

I have just recently converted to GPS to be able to find my properties. A few bad experiences in Queen Creek( asmall town outside of Phoenix) told me I had to get some help finding these homes. As many of you know a buyers tour can take you many  places and to many homes in a small amount of time. This is not the time to get lost or to ask for directions. I always carried with me a map of wherever I was going to, and, as much info as I could get off of Mapquest. This system has worked great for me for a few years, it also helped that I was very knowledgeable about the areas I was showing. With all the new construction in Phoenix, however, maps quickly become outdated as new streets are being built and named. If you are looking for something to do with your children or grandchildren, the Children's Museum of Phoenix is the perfect place. Designed for children ages 1-10, the Children's Museum of Phoenix is an interactive, hands-on learning experience for children and adults alike. Located in the former Monroe School building, built in 1913, the museum sits in the heart of downtown Phoenix. Upon entering, you walk into a large room with soaring ceilings, "streamers" made of CD's and several stretchy tubes and boxes and tunnels for the kids to crawl into and pop out of.
