Well, the road closure on 52nd Street still continues to be a pain in the (you know where). McDowell to Thomas Roads are still torn up to pieces and there is no southbound access. It's loud, and ugly, and appears to have no end. Well, at least it did until recently. I've finally seen a light at the end of the tunnel this week. They've started putting in curbs from McDowell to Thomas. They've hammered in measurements for grading and should bring in the blades for grading once they've completed the curbing. This means we're getting close, folks. The Phoenix.gov website is showing early Fall to be completed with the project (http://www.phxskyharbor.com/STRCLOSE/strclose.html). Since I live in the 85028 zip code I have a personal stake is the performance of that market. As agents we know each subdivision and certainly every zip code in Maricopa county has its own sales characteristics. With that in mind, I offer a little of my insight into the 85028 zip code.  The graph below shows units sold and average sales price for the past 1 year. As you can see, the average sales price dropped after the gloomy mortgage news last Summer... where didn't prices fall? Since then the variations in average sales price have remained fairly sane with a bit of a burst in March, traditionally a strong sales month, yet pretty solid over time.  The number of units sold rose in March & April as well. Three phenomenon have converged at I-17 and Carefree Highway in North Phoenix. Anyone travelling in this vicinity and direction should plan for extra time during the weekends to get to their destination. The three reasons for this traffic nightmare include: The proximity of Lake Pleasant and the perfect boating weather. The ongoing construction of the I-17 and Carefree Highway bridge and the addition of lanes. The increased number of shops and restaurants in and around the Tramonto neighborhood. One of my sellers is going into foreclosure and left his house suddenly.  The only problem is that he left his Lovable Dog "Negra" behind.  The pound has already been by to pick her/him(?) up but luckly wasn't able to find her.  Does anyone know of a no kill shelter in the Phoenix area that will take her?  I know this is a growing problem here in the valley but I know that if she goes to the pound they'll just put her to sleep without giving her a chance. I was looking at the Phoenix Real Estate site this morning and I noticed this article about Real Estate Consumers Spending more time on major real estate sites.  It led me to think about whether that is a good thing or a bad thing.  Basically,  Realtor.com and Move.com announced that during May 2008, consumers continued to increase time spent searching real estate on the Move Network, including Realtor.com. The homes-for sale web site announced that recent year-over-year data from comScore indicated that minutes spent per unique user in May 2008 grew by six percent on REALTOR.com and by three percent on the Move Network as compared to May 2007.
