My House is Special.  Listing a home for sale can be exciting or frightening depending on the circumstances of the sale. I cannot even count the times I have gone to visit with people about listing their home and when we start to discuss the price, they say “But my home is “Special”, It deserves a higher price.” Of course your home is special. It has been your escape from the world, your retreat, the place where you raised your family, cared for a loved one, been happy, sad, or dealt with illness or grief.  Computer Woes, AGAIN! We have all been there. You get up one morning and log on to your computer only to find it isn’t working. My latest event happened yesterday morning. Oh joy, none of the icons on my desktop were working. I would click on them and the program would start to open and immediately shut down. I could get in via my web browser but even then things were moving very slowly. I got on the phone to my techy guy to find out what was happening. He got in to my system and of course determined it had a virus that was causing the malfunction. (Side note here, I have a high end virus program plus a malware monitor on my system that I am diligent about running.   Ghosts! A Tale of the Vanishing Buyers. (not a scary tale)  Ghost buyers are prospective buyers who call in or show up at your office wanting information about properties and then disappear. We get them a lot in my market. As a second home resort market, we see many who stop in our office to get information about properties available in the area. They are mostly curious and in many cases simply exploring possibilities. They come and go with regularity and no amount of follow up, phone calls, or anything else is going to turn them in to serious buyers.  Anyone who has worked in this kind of market is used to it. Get the snake before it bites you.   What snake am I referring to?  The Home Inspection Report "Snake" of course.  The sneaky little critter that can come up behind you and bite you on the butt before you ever know it is there.   Now mind you I am not referring to the home inspectors themselves, they are hired by a buyer to do a job and that is what they do.  They are paid to crawl in all the dark places no one else wants to go to look for problems.  Take my word for it, they find them. They will find every picky little thing wrong with a house.  The buyer will get 30+ page report detailing every flaw in the home.  Those flaws, no matter how petty they seem, can add up to a lot of flaws that can discourage a buyer from moving forward on the purchase of the home.  I am willing to wager ... 06/23/2015
