  Good Afternoon Everyone, There is good news for the Arizona Home Buyers, down payment assistance is back.  Thanks to Stimulus Money Arizona has a new program to help residents achieve their dream of Homeownership. The program is call:  YOUR WAY HOME AZ HOUSING PROGRAM The best part of this program is that it is open to any buyer, not just First Time buyers.  The Arizona Dept. of Housing will offer up to 22% in Down Payment Assistance to qualified buyers who are purchasing a foreclosed property.  Is this great news or what????? Is it my imagination or is the outlook for Real Estate improving?  I was busy this past weekend and talking to a few others in our area, they were too.  The news seems to be focusing on the positive too so signs that a recovery is on it's way.  Guess that means that if you have been sitting on the fence waiting you hadn't better wait too much longer.  Remember to old saying  "You Snooze - You Lose!"

My husband and I have escaped the Valley heat wave by fleeing to our cabin in Pinetop.  The name Pinetop accurately describes this little bit of paradise.  Pinetrees, Oak trees & Aspens surround you at 7200 ft in elevation, the temps average about 30-40 degrees cooler than the Phoenix Valley in the summer.  No air conditioning needed.   Only one complaint...and it's a little one.  Disturbing the peace is a psychotic bird, a robin to be exact, who apparently believes the crazed bird he sees reflected in every one of our windows should be attacked...repeatedly...daily...and beginning about 6:30 in the morning.  Where's my slingshot?

I copied and pasted this from an article I received today from Realtor Magazine.  If you haven't seen it, it is wonderful news for First Time Homebuyers who are going to use an FHA Loan to purchase a home.  Hope it helps us all increase our business.   Tax Credit Can Be Used for Down Payment Shaun Donovan, secretary of the U.S. Department of Housing and Urban Development, on Tuesday said that the Federal Housing Administration is going to permit its lenders to allow home buyers to use the $8,000 tax credit as a down payment.Previously, most buyers wouldn't receive the funds until after they filed their tax return, and that deterred some people from using the credit. Good Afternoon Everyone, I was thinking today about the market in our area and how it compares to others in Arizona. The simple answer is it is not the same.  We have been seeing an increase in buyer traffic now that Spring has come to the mountains and the snow is mostly gone.  This is a good thing because at least the sellers are feeling more encouraged.  The difficulty is that most every buyer has the perception that if a home is on the market the seller must be in trouble or they will be willing to take a hugh price reduction to sell their property.  The fact is that our Real Estate market is not the same as it is in the larger metro areas.  Many of our listings are second homes and most of our sellers are not in a pressure crunch to sell.  There are a few REO properties and Short ...

Today's post is dedicated to the Buyers or Potential Buyers who are in the marketplace today.  Looking for property and making an offer on property is an exciting thing.  The process to get from the day you make the offer to the day the sale closes is not so much fun.  There are a lot of obligations to be met by both the Buyer and the Seller and there are bound to be bumps in the road that will have to be overcome during the buying process. As a potential buyer you must put yourself in the sellers shoes for just a few minutes and realize that the seller wants to sell his/her home just as much or more than you want to buy it.  But He/She may already be taking a hit on their value because of the massive inventory of homes out there.  Sellers may WANT  to sell.  They may even NEED  to sell...

I was talking to another agent the other day and we were discussing how skills get rusty if they aren't used. This is even true for Real Estate people.  I have been feeling it myself lately.  I think it is because it has been so slow for so long that we are not on top of our game.  I find myself getting so excited when something does come along that I feel like a kid in a candy store.  It is almost like being a beginner again.  I ask, how do we stay on top and keep ourselves the sharpest we can be if we aren't doing any business?   How do we get ourselves back in the right mode of thinking? Real estate prices are falling with the Autumn leaves! If you're in a position to consider buying a vacation/2nd home, now is a great time to make an appointment to come to the White Mountains of Arizona and take a look around!  While our market hasn't been impacted as hard as others (Phoenix area), we're seeing terrific reductions nonetheless.  Where in times past our market noted properties being withdrawn from the market after Labor Day to make another run in the spring, that's not happening this time around.
