This horse community, located in Queen Creek, near the Gilbert, AZ border. This neighborhood features homes with at least 1 acre up to 5 acre parcels. There have been 5 recent sales, ranging from $690,000 to $860,000. Currently there are two homes on the market, and two others "pending". This is also irrigated horse property, which saves you a ton of money. I live in this community and spend around $500 annually in irrigated water. The land is amazing, the dirt easy to dig in, no red clay here. The trees we have thrive, as do all our shrubs, hedges and so on.  Irrigated horse property in Maricopa county is rare.The two homes currently for sale, are listed at $949,900 and $1.9M. The Market Report for Queen Creek July 2013 reveals a number of interesting statistics regarding the local real estate market. The Queen Creek area includes neighborhoods such as Cortina, Montelena, Sossaman Estates and Villages at Queen Creek. The local market insight tells us that the number of new listings in July 2013 was down by 5.3% from June 2013, from 171 new listings down to 162. The number of new contracts, was also down by 7.6% to 146, down from 158 in June. The number of closed sales fell by 6.3% from June, from 142 closings down to 133 closings in July. The median sold price decreased slightly and was down to $187,500 in July, down 4.7% from June 2013 yet up 13.0% from July 2012.  The number of active listings based on the Market Report for Queen Creek July 2013 was 248. The Market Report for Queen Creek 85142 July 2013 reveals a number of interesting statistics regarding the local real estate market.
