I am the mother of a son and a daughter who loved offroad sports! As they were growing up, we would load up our bikes (yes, it's true), and off we would go to the desert to ride our offroad toys. We had bikes, ATC's, go-cart type toys, and tents. My children would have so much fun even if it was just the family. Other times we would take off with a group of other families and stay in motorhomes, etc. for three or four days and just ride, ride, ride. As I drive to Queen Creek along Ironwood, I remember those days when we pass the Motopark just about five miles south of Baseline on the west side. There are always groups of motorhomes, young kids jumping their bikes over the myriad whoops the faster the better. As we continue further down Ironwood into Queen Creek, we pass two golf courses...

Queen Creek Resale has been busy this month.  Historically in January we close about 100 homes through out the month and there are usually a few that have been left pending to close to for February.  This January we've closed 142 homes and there are 200 pending to close for February. Yes, 200! I'm sure you've hear in the media about the housing "crunch", but here, in Queen Creek the homes are priced so well people actually want to buy here!  There are many vacant homes, bank owned homes & short sales.  I just listed a beautiful new home in Skyline Ranch.  It has never been lived in and is priced about as much as if you were to build a new house.  So why wait?  This one is ready, contact me today! (I got homes starting at $99k too.) I have been working with new home buyers, investors, re...

I've been checking historical stats for the month of January.  Mainly because we were in the recent bubble and boy, did it burst.  Many of my friends and neighbors are upside down in their homes.  Buying at the peak and are riddled with buyers remorse.   They come to me, "did you see that spec home with granite countertops?  It's only $156k.  I owe $220k on my home right now.  What can you do for me?"  Oooh, I don't want to answer that.Anyway, I came here to talk numbers.  It's been interesting to see what the numbers show.   Population growth being the most prominent. Here They Are:  (These stat's include Queen Creek Proper & The unicorporated parts of P.C using the QC Mailing Address)Month     Year    # of Homes Sold                    Avg. The American Dream goes awry on the outskirtsby Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real EstateIn the Phoenix metropolitan area, what parts of town have been hit hardest to this point in the current downturn?  Yup, towns on the periphery of the Valley.  Anthem way up North.  Places much too close to LA to be considered part of Phoenix on the Westside.  And places such as Maricopa and Queen Creek in the South and East.  Read this article in today's Arizona Republic to get a feel for the trouble buyer's in Phoenix's most distant suburbs (specifically Queen Creek in this case) are currently facing.Dreams of doubling, even tripling of their homes value within a few years at current (late 04, 05 price appreciation rates).  Interest only mortgages with the rate fixed for a rid...

Queen Creek Arizona Market Data for September 2007I don't have to tell most people that the Queen Creek housing market is changing. What sells houses right now is price and condition. The Queen Creek market must pay attention to both! This is a fast growing town, and if you are looking to move a resale home you must do your homework. You not only have over 2000 single family homes to compete with, you are also competing against those big national builders. You know, the once that gave you that great deal. The first thing you should do is interview and hire a professional Realtor. Ask lots of questions and make sure he/she knows YOUR market.  Look at your competition. Really, go look at them as if you are a buyer. ask yourself if YOU would buy your home again today based on what else is ...

What makes Queen Creek Unique? Queen Creek is one of the best-kept secrets in Arizona. Exceptional climate (with 330 days of sunshine annually), natural recreational riches and a relaxed, rural lifestyle combine to fulfill the dreams and visions of those who relocate to one of America's best small towns.  Queen Creek's approximately 16,000 residents enjoy the benefits of small-town living close to a metropolitan area: low crime rates, easy commuting to and from metro-Phoenix, excellent air quality and a variety of recreational activities, all elements of a low-stress lifestyle.  Queen Creek is a family place, where the residents take pride in independence. It's a "first name" community, where a person behind the counter isn't an uncaring stranger, but someone who will know you by name. ...

Killer Deal in East Valley This Week's "You Gotta Know" is also a "Killer Deal" for the month. Okay, no pictures and no maps because I am holding exclusive knowledge on this one. This is for those of you working in Gilbert, Mesa, maybe Chandler, that aren't afraid of living in a developing area because you know it will appreciate. From my home in the center of Gilbert, it takes me about 25 minutes to get there.Get where you ask? The most affordable while still great quality builder I have found in literally, years.Does a 3 bedroom 2 bath for $130's suit your taste? How about their biggest model, 3,000 square feet for $270's? The lots are huge, 50 feet x 120 feet. And the list of included features are unheard of for Arizona. Front yard landscaping, grass or rock, with automatic sprinkle...
