If you tell people you've been to Scottsdale, most folks know that's a city in Arizona.  Scottsdale is known for being a winter destination,  an entertainment district, a place to play golf, and a place to retire.  But it's so much more and has a rich history.  For me, Scottsdale has connections to my home state of Kansas, too.  But I didn't discover that until after I moved here!     Reading the newspaper was a morning ritual and continued after moving to Scottsdale, December 30, 1998.  Being from Kansas, I didn't expect to find an article that included my home state in an Arizona newspaper on February 26, 2000.  This article was pure gold for me.  Why?  Because this article included a town where my father grew up.   Not knowing my father during my early years has  been a constant stat...

October 9, 2025These days, you’re going to want to get your price right when you get ready to sell your house. Honestly, it’s more important than ever. Why? While you may want to list high just to see what happens, that’s a plan that can easily backfire, and it’s going to cost you in today’s market. And the risk isn’t just missing out on offers, it’s missing out on the move you needed to make in the first place. The Real Pitfall of Overpricing Many homeowners remember what their neighbor’s house sold for a few years ago, and they want to chase that same sky-high number. The problem is that it was a different market. Today, there are more homes for sale. Buyers have more options to choose from. They don’t have to get into bidding wars where they offer way over asking just to compete. Now...

When you purchase a home you will either pay cash or finance the cost of the home with a mortgage or other means of financing.  Financing a home includes a monthly mortgage payment, unlike a cash purchase.   But are there other factors that are included in home ownership?  Are there hidden costs associated with owning a home?  In one word, "YES!" If you have a mortgage, you'll pay principal + interest + taxes + homeowner's insurance.  If you pay cash, you avoid interest, but you still have to pay the principal amount + taxes + homeowners insurance.  But there are still ongoing costs associated with home ownership.  The ongoing expense every month escapes no one.  Every home will have utility bills associated with electricity bills, water, maybe natural gas or propane.   And these costs ...

Having just returned from the hospital for a shoulder replacement and new prosthetic replacement, I had some thoughts on pain management. That may be because current pain levels are in an ugly state.Pain is a manageable variable in the quiet, sterile environment of a modern hospital recovery room. It is a sensation that can be muted, controlled, and ultimately subdued by a carefully administered regimen of anesthetics and analgesics. A patient recovering from major surgery, like the replacement of an orthopedic device, can find solace in the knowledge that relief is just the press of a button away. However, this contemporary reality of pain management is a remarkably recent luxury in the grand sweep of human history. To reflect on this comfort is to inevitably cast a long shadow back in...

The sheer number of fires in the United States and Canada is mind boggling.  Smoke has been filtering into surrounding states.  And as winds shifts, smoke shifts affecting where it travels and how.  But one thing is for sure, smoke from fires is not healthy for humans or animals to breath, inside or outside of our homes. With raging forest fires, the air is also filled with particulates that aren't visible and are dangerous to breath.   Being smart about your exposure to those particulates is very important. But what about the air we breath inside our homes?  Can that also be affected?  In a word - YES!Outdoor air that includes particulates is filtered into our homes by various methods.    Older homes in general are more leaky with less efficient building envelopes, leaky windows and ve...

Yes it was 109 degrees today in sunny Scottsdale Arizona. The pool is inviting that is for sure. However I have this memory when it was not so warm and photo to prove it from 2012 around Christmas in Scottsdale. A memory? What you ask? IT SNOWED!            Jeff Masich in a rare snow in Scottsdale in 2012 Well I remember that Christmas season of 2012 when it snowed in Scottsdale, Arizona. Yes...you heard right, snow in the great desert Southwest. The land of the 100+ degree summers and snowbirds in the winter. It was a shocker alright.Of course this snow storm would have been a laugher from the childhood days of the cousins arriving up a snowy driveway in New York when we were children.Oh well, life goes on. I would prefer a sunny warm winter over those New York blizzards of the past whe...

Like much of the country, the housing market has changed in Phoenix during the last couple of years.   Buyers have more time to look for a home instead of making hasty decisions and writing tempting reasons why a seller should consider their offer.  Homes listed for sale need to be clean, painted, move-in ready and in neutral colors throughout.  Staging or virtual staging creates great real estate photograph.  Sellers should maintain their homes and show them in their best condition. No longer are the days of the frenzied market where contracts were expected within the first few days or hours of a listing going live on the market; oftentimes those homes sold in Coming Soon status!   With the changing real estate market, agents need to stay connected and advise their clients accordingly....

We realtors work to help our buyers and sellers a LOT.  But in the off days when we aren't as busy, we work ON our business but for some of us we work on Advocacy.  I've been swimming upstream in sustainability since 2008 and in the past it's very lonely work.  But now with more understanding that it's not out to undermine anyone's lifestyle, there is more acceptance.   We volunteers work for you! So for today, THANK YOU!

The June Challenge for spending our points has provided some great material from fellow bloggers.  I'm amazed at the creativity, but this also stymied my progress on coming up with a post idea.  There have been great philanthropic posts that are so inspiring, which is actually what got me going!  So I decided to start with that idea in mind.  Thank you fellow AR bloggers!  My idea is to use my points as a way to solve homelessness and affordable housing.   And to make the best difference, what if this could be replicated across the country?!   These homes would use the least expensive sustainable construction materials, be energy efficient, provide better indoor air quality, and homeowners would be required to attend classes on how to keep and maintain a home.  Classes could also includ...

While scrolling through new listings in the Arizona Regional MLS today, one listing jumped out at me.  The main photo was not unusual.  The list price versus square footage looked accurate for the area in Scottsdale.  In fact, everything looked great.  But the list price caught my eye as they used only one number when creating this listing. Listing agents will tell you it's best to include zeros as the 4 or 5 digits of every price because you don't want to miss out by using 9s.  But what about numbers that give you bad vibes?  Not wanting to misunderstand that aspect of listing a home for sale, I consulted Google and found these answers. Number 13: In many Western cultures, the number 13 is considered unlucky. This is why some buildings skip the 13th floor, and some people avoid hosting...

Buyers now more than ever prefer move-in ready homes.  Today's home buyers may not have the budget to tackle immediate repairs or upgrades, so it makes sense that homes should look move-ready.  And buyers will often overestimate the cost of repairs, paint and flooring and will avoid seeing homes that need immediate attention.  Making your home show ready doesn't have to cost a fortune.  And there are simple fixes that will enhance your home photos and potenitally sell quicker and for more money.   Consider that good lighting also makes for good photography.  Every time my photographer arrives at a listing, the first thing he does is turn on every light in the house.  He will choose the best time of day to take photos, but nothing showcases a home better than interior lighting.  And let’...
