- Luxury Condo Sales in Scottsdale and Phoenix – October 2015 -The luxury condo market in Phoenix and Scottsdale had a better sales month in October. Listings were up a little bit and the number of pending sales is holding steady awaiting completion of new condo units.This report covers the luxury condo market, which is being defined as those units with a list price in excess of one million dollars.ACTIVE LISTINGS AT THE END OF OCTOBERInventory edged up slightly to forty-five by the end of October. - Luxury Condo Sales in Scottsdale and Phoenix – October 2014- Things picked up a bit for the local luxury condo market in October after a very quiet September. For this report, we will be looking at condos with list prices of over $1 million. ACTIVE LISTINGS AT THE END OF OCTOBER Inventory was pretty level with regards to the previous month. There were 27 units on the market with twelve of them located in Scottsdale and the remaining fifteen in Phoenix. The most expensive condo on the market was at The Residences at 2211 Camelback in the Biltmore corridor. It was a three bedroom, three and one-half bathroom, 4,000 square foot unit on the 12th floor. - Phoenix and Scottsdale Luxury Condo Market Through Q3 2014 - We are now through the first three quarters of 2014, so I wanted to take a look back and see how the market for luxury condos in Scottsdale and Phoenix was performing. For the purposes of this report, I am classifying condos with asking prices above $1 million as luxury condos. SCOTTSDALE & PHOENIX CONDO SALES There were twenty-one sales through Q3 of 2014. More than half of them took place in the second quarter, which is similar to what we saw in the single family home market as well. Average sales prices have been increasing over the course of the year, but the average price per square foot has been bouncing around a bit. - Luxury Condo Sales in Scottsdale and Phoenix – September 2014 - The impact of the low season was seen in September's numbers for the Phoenix and Scottsdale luxury condo market. While inventory was up and we ended the month with some pending sales, there were no closed sales during the month. This report defines luxury condos as those units with market prices in excess of $1 million. ACTIVE LISTINGS AT THE END OF SEPTEMBER Inventory saw a jump in September to 28 units, up quite a bit from August's 20 units for sale. This is most likely the result of sellers putting these homes back onto the market after the warm summer months.  - Luxury Condo Sales in Scottsdale and Phoenix – June 2014 - The Scottsdale and Phoenix luxury condo market posted another excellent sales month in June, keeping the momentum going. For the purposes of this analysis, I am considering the luxury condo market as condos with asking prices of $1 million and above. ACTIVE LISTINGS AT THE END OF JUNE There was another large decrease in inventory. Between the ends of  May and June, active listings dropped from 30 to 23. Some of this was sales activity, but another portion can be attributed to people taking their homes off the market during the summer months. ACTIVE LISTINGS AT THE END OF MAY We saw a dip in the number of active listings by the end of the month, from 36 to 30. Of these, 19 were in Scottsdale and the remaining  11 were in Phoenix. A penthouse at The Landmark in North Scottsdale remained the highest priced unit for sale. It had 4,877 square feet and was equipped with three bedrooms and three and one-half bathrooms. For the purposes of this report, I am defining luxury condos as units with an asking price of $1 million or above. ACTIVE LISTINGS AT THE END OF APRIL The number of active listings stayed level, coming down one unit from the end of March. Of the 36 luxury condos for sale, 26 were located in Scottsdale and the remaining 10 were located in Phoenix.
