Most folks know about “green” products, but when asked about Universal Design they draw a blank. The development team of the Arroyo Seco Townhouses knew that the principals of Universal Design affects an individual’s quality of life every day. Careful attention was placed in following the concepts attributed to architect Ronald Mace and the work of Selwyn Goldsmith. Simply stated, Universal Design applies to all products and suggests that they be designed and built to be aesthetically pleasing and accommodate the needs of all individuals to the maximum extent possible, regardless of their age, physical ability, or state in life. The Arroyo Seco Townhomes located in West Sedona, Arizona is a low density neighborhood containing forty four homes on twelve acres; equivalent to four homes to the acre.  Compared to other townhome or condominium neighborhoods located in Sedona, it is one of the lowest density townhouse neighborhoods in the area. Low density allows the position of the homes to maximize on privacy and rock views. What does low density mean to you?   In the late 1970’s the property now known as the Arroyo Seco Townhouses consisted of a twelve acre field riddled by erosion. The trenches were so large that several locomotives placed inside the gullies could be hidden from view.   The owner of this parcel had attempted to sell the property without success. Since the property was zone for residential use with one home per minimum lot size of 35,000 sq. ft., Nora Sims recommended that the property be split into five smaller parcels, using the washes that scared the terrain as boundary lines for the newly created, smaller parcels.
