 Sedona Real Estate Market Conditions for Thursday, April 14 2011 ?????????  At first glance, it looked like a Buyer Bonanza with an unusually large number of new listings entered the Sedona Verde Valley MLS market area yesterday, with 34 of the 45 new listings Residential, 2 Commercial (anyone looking for a building supply company?) and 9 vacant lots. Usually when there's that much new inventory on one day, it represents a bulk offering such as a subdivision of building lots. Yesterday-it looked like it was all over the board. ???  Sedona Real Estate Market Conditions for Tuesday 4-12-11 About 2/3 of Tuesdays new listings for Sedona and the Verde Valley were residential and about 2/3 of those were Sedona Homes for Sale starting at a measly $150,000 for a cute little vacation cottage/rental in Oak Creek Canyon, to a Sedona Foreclosure Home on over 3/4 acre for $291,900, a delightfully remodeled home in Sedona's desirable Chapel area for $329,000, on up to $879,000 for a gorgeous contemporary Santa Fe style home with elegant appointments and wonderful outdoor living areas on .84 acre in the Village of Oak Creek.  Sedona Real Estate Market Conditions for Saturday, 4/9/2011  A big spring snowstorm blew through Sedona and Northern Arizona, so not a lot of real estate activity I guess! I myself was safely stuck down in Scottsdale, where it was drizzly and cool. Came back Sunday evening, and missed the whole thing! Snow never lasts too long in Sedona and the Verde Valley. I'm sure it's a whole different story in Flagstaff. I heard they were expecting up to 12 inches! Most of the "new" listings were ones that had recently been allowed to expire, and then re-listed as "new". When researching property ask your Sedona Verde Valley Realtor to give you a full history of the property, including the cumulative or combined days on market. There is a new Verde Valley Vacant Land listing in the Thunder Ridge custom home development in Rimrock AZ, 3.7 acres bordering National Forest Service land for a mere $70,000. There is a 2-acre minimum in this subdivision, allowing for excellent privacy. This is a foreclosure property.  Sedona Real Estate Market Conditions for Friday 4-1-11 The story told by Friday's Sedona Real Estate Statistics is this: 21 Price Reductions=Sellers moving in the right direction to get their Sedona Homes for sale...SOLD! However 65 Expireds??? At first I thought the numbers could reflect perhaps an entire vacant lot subdivision. But no, in this case they were a variety of different Sedona and Verde Valley property types, areas and different listing agents. SO, in this case: 65 Expireds=Sellers who still haven't come to terms with what it takes to sell in today's real estate market.  Sedona Real Estate Market Conditions for Tuesday 3-29-11 Lots of new listing activity. Just for grins, I thought I'd see how many are REOs (bank-owned, aka foreclosures); of the 15 properties, 12 are residential, almost half (5) are Sedona Homes for Sale ranging in price from $168,000 to $869,000. 4 are conventional sales, 1 is an REO. The other 7 listings are Verde Valley Homes for Sale, ranging in price from $54,900 to $264,900. Of those only ONE is a regular sale, the other SIX are REO's. In fact, they are all Fannie Mae HomePath properties. I just read a piece that NAR Research put out dated today 3-28-11 entitled February Pending Home Sales Rise which says that pending sales rose everywhere in the US except the Northeast, most likely due to the harsh winter they've experienced. What was much more interesting to me however was the attached video interview with Yun. He sees mortgage rates remaining low, and appreciation over the next 2 years is projected to be +/- 1%. What struck me: Over the next 10 years Yun says national real estate appreciation rates should average 10%. And-latest figures show CASH sales accounted for 33% of all purchases, a 30-year high & possibly all-time record (normal average is about 10%). He makes the point that these sales will serve to stabilize the market, as their default rate is nil. Based on...
