March is coming in like a lion in the Sedona real estate market this year. There is plenty of activity and buyer inquiries, visits and contracts are up overall, though this is just one day's activity. Sellers must still be very pro-active with their pricing to get picked from the field of available properties. Sedona Market Conditions for the last day of the month, February 28, 2011-show that Sellers who want to see a sold sign in the front yard of their Sedona home for sale had better price ahead of the market. The idea that you can price on the high side while "waiting for the right buyer who will love my home as I do" is likely to result in a much lower net in this still declining market. There is a lot of competition out there. Take a look at the number of Solds, Pendings and Contingents (17) vs the number of New Listings, Back on Market, Price Reductions and (worse yet) Expireds (80). Sedona Market Conditions for Thursday, February 24, 2011 Well, today there were a healthy number of new listings entered onto the Sedona real estate market, but they took second place to the number of price reductions, which was just over double. These statistics also include in addition to Sedona homes for sale also the surrounding Verde Valley communities of Cottonwood AZ, Cornville AZ, Clarkdale AZ, Camp Verde AZ, Lake Montezuma AZ , Rimrock AZ and Jerome AZ. Sedona areas include Uptown Sedona, Oak Creek Canyon, West Sedona, Red Rock Loop, Chapel and Little Horse Park area and the Village of Oak Creek and Big Park area.
