Well folks, my new real estate radio show is into its seventh week. My guest this week was Officer Scott Borgstadt of the Sierra Vista Police Department giving home security and safety tips. The response to the new show has been fantastic. I have chosen to leave the doom and gloom reporting to the networks and focus on the positive news and keep interesting guests on that people will look forward to hearing. My show airs every Saturday morning from 11am to noon on KTAN 1420am in Sierra Vista, Arizona. If you have a local talk radio station that is not doing a local real estate show, maybe you should ask about doing one. This is great for the community and great for the real estate professional. You can listen to the pod-cast of my shows at http://www.bradsnyder.com/OpenHouseRadioShow If y...

Far too often we as Realtors find ourselves trying to answer questions regarding Well Shares here in Cochise County.  I would like to offer a place where well share holders, Realtors and future property owners can go to get their questions answered, to be directed in the right direction and to have an avenue to bounce ideas off of others that may be going through similar issues.Matters regarding water and water rights are filled with emotion, when posting, please do so with tact.  The purpose is resolution, direction and education. The search for law that dictates how Well Share disputes are to be handled is a little tough to find.  Any of you who have tried, knows.  The time it takes to learn what you are entitled to as a shareholder is daunting, so when many issues could be resolved, ...

On my radio show this week, my guest is a home inspector and I am looking for your help. I need some good questions for the home inspector. What are some issues you have seen good and bad? What topics would be good to cover. Here are some of the questions I am planning to ask:How long have you been in the profession and how many homes have you inspected? What training and certification do you have? What does the inspection cover?  Some of the questions you should ask include: Are you specifically experienced in residential inspections and is there a difference for commercial inspections? Do offer a repair service?  Why not?  How long will the inspection take? How much will it cost?  What should an inspection report include? How is your inspection report different from others?Do you enco...

During the real estate boom of 2005 and 2006, homes here in Sierra Vista, Arizona and around the country were selling faster than you could say "St. Joe", but now that prices and sales are slowing down, many are revisiting this old tradition. Some of you may not have heard about St Joseph helping home owners sell their homes or wonder how did this tradition begin.St. Joseph was the husband of Mary and earthly Father of Jesus Christ, and is honored as the patron saint of married couples, families, carpenters and workingmen, so he is logically the patron saint of home sellers and home seekers. It was originally used to help buyers; however St. Joseph has crossed over to the other side, sellers. The Legend is that the practice began in Europe 500 years ago when an order of nuns desperate f...

One of the things that I would change about REALTORS is our level of community involvement. All too often, it seems like when a person first goes into real estate, there is a lot of talk about how we give money to local charities. Now I'm not disputing this, but I think as a whole each real estate firm should and could do more. For example it's not just donating money that allows us to give back to our communities; Time is also a valuable asset. Many of us can donate time. I have made a personal commitment to put more of my time doing something good for my community, rather then waiting for someone else to do it. In our area we have "Real Wishes from REALTORS". This is a great program that grants wishes to those in need for repairs to homes. I am proud of this program; however the level...

The prospect of selling your home can be scary, even in a good market. Selling usually is inconvenient, stressful, frustrating and humbling. The more prepared you are, the less overwhelming the selling process will be. The first thing you need as a seller is education. If you are selling because of a job transfer or because you are buying another home for a growing family, then you probably don't have the luxury of waiting for the ideal time to put your home on the market. Home prices are falling here is Sierra Vista, Arizona and in most of the country.  Inventories of both new and existing construction are increasing and there is more supply than demand. It has become clear that some sellers are slow to adjust.  Many sellers are not willing to drop prices by $5,000, $10,000 or even $25...

Real Estate is a complicated career choice with a lot of stress. Much of the stress is avoidable with good time management practices. Time is a commodity, and we waste so much of it. Value yourself and your time. I want you to ask yourself this question: "Am I regularly and consistently working on things that will move me towards my clearly defined goals?"Despite the housing market slow down, we are busier than ever chasing leads, networking, building our web presence, and when we have the deals, things really get hectic. There are so many tasks involved in getting a home sold, and then taking it to the closing table. We have those hundreds and hundreds of details and things we need to do constantly floating around in our head. We have to not only remember all of those things, but we ha...

"The Brad Snyder Way of Doing Business"My success in Real Estate depends on relationships. My client relationships can only prosper and grow if I continually improve myself, and the work I do. I recognize however, that success is not measured by sales; commissions, and numbers alone. I measure success by the way in which I achieve my goals. I believe that a commitment to uncompromising values and integrity should always guide my decisions and actions as I pursue my goals. The following are the core values that form the foundation of my measurement of success: I believe in providing legendary service. My goal is to provide the kind of unique and genuine personal care and attention that my clients will tell stories about.I believe that good enough isn't. I never stop trying to do it bette...

Today is a good day. in fact.... I had a great month and Septemberis starting out on fire. I have closed four deals in the month of August and I listed a house on the 30th that went under contract today. I signed a builder and have about a dozen good deals in the works and tomorrow is my birthday. The point of this post you ask? Am I bragging? No, I just refuse to listen to the "Doom & Gloom" real estate crash media. I believe that a positive attitude and hard work is all it takes to succeed in the real estate business. There will always be a reason for people to buy and to sell. People will get married, people will get divorced, people will have babies, people will get promoted, people will get transferred and many more reasons that people move. None of these things will stop happening ...

We are in a serious market change. I have been thinking about new marketing ideas and what is going to be important in this market. As the market changes it is more important to have an outlet for learning, sharing and educating not only ourselves, but our clients. I approached a radio station and sold them on an idea and in the first week in September I will be starting a real estate show every Saturday on a local radio station, KTAN-AM News Talk here in Sierra Vista, Arizona. It will run from 10 to 11a.m. The first segment of the hour will be guests from every area of real estate, mortgage, home improvement, staging, investment tips and more. The second segment will feature Open Houses that will be happening over the weekend and the third segment will be a "Ask Us" segment where peopl...
