We had reported the development of Pier 202 on the south bank of Tempe Town Lake. Well, now a new player, Scottsdale based The Wolf Co., has purchased a majority partnership interest in the project and has renamed the project South Bank. The Wolf Co paid $43 million in late August for its position. The previous owner had paid $42.5 million to the City of Tempe for the piece about three months prior. South Bank is a 27 acre, 3.6 million squre foot, mixed use development to include approximately 2.2 million square feet of residential condos and apartments, 889,000 square feet of office space, 260,000 square feet of retail, and 170,000 square feet of hotel space. A center plaza opening to the waterfront is planned, which will be lined with restaurants and a park. South Bank will also featu...

ALOFT STARTS CONSTRUCTION IN DOWNTOWN TEMPEThe hip, younger brother to the Starwood W Hotel brand is starting to evolve on the northshore of Tempe Town Lake in downtown Tempe. For those not aware of the "aloft" hotel concept, this blurb was taken directly from a Starwood press release, "Infused with the DNA of W Hotels, aloft is a new destination sensation featuring loft-inspired design, accessible technology and a stylish urban attitude. Starwood anticipates the first aloft hotels to open in 2008, with 500 properties worldwide expected by 2012."Planned for completion in April/May of 2009, we are sure this hotel lobby, lounge and bar will be the buzz of Tempe!  That is, until the next hot spot opens.  With the huge growth in Downtown Tempe (Lumina, etc.) we know that won't take very lon...

May 6, 2008As a downtown Tempe resident, I can't help but be excited about the new CVS Pharmacy currently under construction at the corner of University & Mill Avenue in downtown Tempe.  Every day I see the property I smile at the thought of walking to the corner for the little things that don't require a full blown trip to the grocery store.  I smile because I know what a convenience it will be for me to walk just a couple short blocks down Mill Avenue for whatever my wife may need that particular day.  I smile because downtown Tempe is evolving into such a great place to live!Obviously, prescriptions will be nice to have close by, but I'm much more excited for the boutique convenience store that will save downtown Tempe residents time and gas money.  I know it isn't a "Whole Foods", b...

Earlier this week, the developer of Centerpoint Condominiums, Ken Losch of Avenue Communities unveiled his vision for Hayden Flour Mill to the Tempe's Mayor, Hugh Hallman.  Similarly, building permits for the project were recently approved, making way for the development to start construction this summer.Located on the southeast corner of Rio Salado Drive and Mill Avenue in Downtown Tempe, sits the vacant historic mill silo and factory that dates back to 1874.  While it hasn't been used for decades, Losch has been formulating a vision that will transform the historic structure into a work of art.  The first phase, which will include retail and office, will snake around the silo.  Soon, plans for phase two, which will convert the silo tower into a boutique hotel will be approved and hous...

Earlier this week, applicants of the M7 project, located on the southeast corner of Mill Avenue and 7th Street in downtown Tempe requested for a PAD overlay to let them go vertical, all the way up to 300+ feet. The property was originally supposed to house a Marriot Sports Club Hotel, which is now proposed for a different location.M7 could potentially have 3 towers on the 1.73-acre lot. A 17-story hotel tower consisting of 240 rooms, as well as two 26-story residential towers boasting 370 units. To fit all of this on the lot, it will require the developers to demolish a few buildings that extend from the vacant lot on the corner all the way east to Myrtle Ave. There is a series of old, dilapidated single or two-story buildings in this small area of Tempe, that in due time, will be compl...

The Arizona Business Gazette reported not too long ago that Andrew Zlotnik successfully incorporated a new business called Lumina Condominium Owners Association at 323 E. Veterans Way, Tempe 85281 (right across the street almost from Sun Devil Stadium).  This is significant as it is one more example that plans to build the high rise condominium tower, Lumina appear to be moving forward.

I am loving this time of year! The Diamondback's are off to a good start, the Sun's are beginning their playoff games and we get an early look at the Devil's this weekend! If you are an ASU football fan, come check out the annual "Spring Game" beginning at approximately 12:30.  (Gates open at 11:30) This is also an opportunity for fans to select their seats for the upcoming season. You are a Sun Devil fan, right?Last year was pretty exciting under their new head coach, Dennis Erickson. It will be interesting to see where the team can go now that they have a full recruiting year under their belts. ASU has some exciting players returning from last year's impressive team. They should be fun to watch!I'm Nick Bastian. I sell real estate in Tempe and the east valley. If you have any question...

In their latest edition, Business Week looked at the real estate market underneath a different microscope. In their Report "Smart Buys in College Towns". They looked at the real estate market as a whole and then the markets in towns that are home to major univesities. What they discovered is a phenomena that is not lost on many real estate agents: Properties located near major universities hold value better than those of neighboring cities.  Tempe is no different. Though prices are down in other valley cities to a greater degree, homes in close proximity to ASU are selling faster and at higher prices than those further away. The casual reader may come away from reading this article with a misguided impression. It's important to note that  an entire city's results may not reflect the "c...

In 1994 an undersized linebacker from San Jose secured the last football Scholarship to Arizona State University. Coach Bruce Snyder sat down with him, and other freshmen, to go over the concept of red-shirting. That's where a person is able to work-out with the team, learn the ropes and grow into a football player without using a year of eligibility. Pat told Coach Snyder that he could do what he wanted... red-shirt him or not, but he'd be graduated in four years and off to do more important things with his life. Pat graduated in 3.5 years with a 3.84 grade point average. He also left ASU as the PAC-10 defensive player of the year. Picked 226th in the NFL draft by the Arizona Cardinals, Pat set out to do what he always did... excel. He not only made the team, he started ten games in hi...

In the constantly changing downtown Tempe Town Lake development scene, what was previously coined Pier 202, has now been changed to "South bank" at Tempe Town Lake.  The developer's web site has not yet been finalized, but you can see a simple rendering of the development here:www.southbanktempe.com/ This development is located on the south shore of Tempe Town Lake just East of the Rural Road bridge.  Just another exciting development planned for the downtown Tempe and Tempe Town Lake area! Also, visit our sister website for more information or to contact us on other Tempe Town Lake developments:www.townlakecondos.com/

There are many factors that will go help in the decision when you purchase your next home. Of course, location plays a major factor in most sound real estate purchases. To help find out how "walkable" a neighborhood is, you can check out this nifty web site that will give your neighborhood a "score" based on the amenities near by.My neighborhood in South Tempe scores a "decent" 66. At 70, a neighborhood is considered "very walkable" according to the guys at WalkScore.com Here is their break down..90 - 100 = Walkers' Paradise: Most errands can be accomplished on foot and many people get by without owning a car. 70 - 90 = Very Walkable: It's possible to get by without owning a car. 50 - 70 = Some Walkable Locations: Some stores and amenities are within walking distance, but many everyday ...

Soon", as in, the next month, or so, we will begin to see light rail cars being tested in Tempe. So far, the only testing of the cars has been at the METRO operations and Maintenance facility and along Washington street in Phoenix. The next phase of testing should be a little more interesting because of the dynamics of more traffic and pedestrians in the area. The following information was sent from the Tempe Chamber of Commerce. I have also talked to some friends at METRO but have not yet been given a firm date on the Tempe tests. Phoenix testing took place as recently as last week.METRO LIGHT RAIL TESTING TO BEGINMETRO will soon begin testing light rail vehicles in Tempe. This spring you will begin to see vehicles on the Tempe Town Lake bridge and on the tracks near Third St. in the M...

World class athletes will be converging on Tempe, Arizona in the following week to participate in the third annual Ford Ironman Arizona competition. What makes this venue unique can be described in two words: proximity and climate. All the necessary elements are found in close proximity. The transition area, lake and three loop bike and run course are all centered around Tempe Town Lake. The race organizers proclaim, "race day viewing is nothing short of spectacular." Climate conditions are ideal. Arizona's April weather is summer-like. The water will be cool (around 64 degrees) which is perfect Ironman swimming temperature. The cool water creates a cooling effect on the nearby pathways. The more distant aspects of the bike race will run from Tempe toward the Salt River Pima-Maricopa I...

The East Valley Tribune reported on Thursday that the Marriott Hotel will anchor the new "M7" Tempe development located at the South East corner of 7th Street & Mill Avenue in downtown Tempe.  The big news is, when complete, the conference center will become the largest in Tempe!  The 52,000 square foot conference center, which would have the ability to manage very large groups, will complement the 1.2 million square foot development which will include the Marriott Hotel and two condominium towers that will be built at a later date.  Stay tuned for more information on the forthcoming M7 Condominium development!Would you like to live or work in Downtown Tempe?  Call an Urban Real Estate Broker who actually lives & works in Downtown Tempe! Here is a copy of the new commercial we shot a couple of weeks ago at the Fox 10 News studios. Most will run as a 15 second commercial during news casts, sit-coms, sporting events etc. Some will be 30 second commercials with another "featured" agent. So, "Just You Watch" to see your friend, Nick on tv this year! So far, these guys have been a lot of fun to work with. Also, please take a look at the new page of mine on www.myfoxphoenix.com. My direct link on their site can be found by clicking here.. You know what they say.. The camera adds 10 pounds and I really do wish they wouldn't have used so many cameras! :-)We are looking forward to promoting real estate in a positive light over the next twelve months. Having the media do some "positive press" might help get a few people off of th...
