If you live on the east side of Tucson you are most likely aware that Houghton Road is slated to be expanded soon.  For those of us in Rita Ranch and Vail, the section of Houghton Road between Valencia and I-10 are of special interest.So what's happening there?  I'm glad you asked.  I recently attended an informational session presented by the Regional Transportaion Authority.  I had the pleasure of speaking to one of the engineers as well as some design folks.  Right now the project is still in the design phase, although the final plan is supposed to be submitted to the RTA by the end of 2007.The plan is for Houghton Road to be expanded to 6 lanes with a median in the middle.  The current Houghton Road runs right down the middle of where Houghton Road will eventually lie.  This means f...

I don't leave cash on my desk at the office.  You don't leave your keys in the car at the grocery store.  It creates a temptation for someone to make off with something of value that doesn't belong to them. The term for creating such a temptation is Moral Hazard.  The risk in Moral Hazard is that someone will succumb to that temptation, with a result that's not desireable.  "The devil made me do it!" That's what happened in the subprime debacle.  "Hey, it's not my fault.  They told me that even the banks called it a Liar's Loan." Look for Moral Hazard to be the defense de jour in foreclosure proceedings that will be contested in the courts. If looking for a luxury home under $1 million on a golf course, you need look no further. I have seen homes well into the millions that do not even compare to this home. Located northeast of Tucson is Sabino Springs gated golf community. I had the pleasure a previewing a few luxury homes in Sabino Springs for a client. With a name like Trudeau would you be surprised if I told you I am the grandson of a Canadian immigrant who spoke only French when he and his brother arrived in America? As a youth I bore the Canadian flag on nearly everything. Trips from Seattle to Vancouver, British Columbia were routine. I still carry $5 bill in my wallet for good luck, and cherish the lapel pin of the Canadian flag given to me as I crossed the border into BC on my last trip. I am seeing and hearing about more and more Canadian buyers looking to buy a home in Tucson, Arizona. Len Elder is my favorite teacher.  A mortgage broker, real estate broker, and attorney at law, Len writes cirricula for the Hogan School of Real Estate in Tucson, Arizona.  Sunday a couple of months ago, I found him at Starbucks, papers strewn across the little round table, writing poetry.  Len carries a book of his poetry in the trunk of his car.  If you ask, he's likely to share it with you. This particular Sunday morning, he was writing haiku.  It's a Japanese form of poetry, consisting of 17 syllables divided (in English, at least) into three lines which consist of a "phrase" and a "fragment." Rita Ranch is a great, family-oriented neighborhood.  Apparently the wildlife agrees because my 10-year old found a young resident in our back yard yesterday that I was not expecting to come for a visit.  It turned out to be a baby Diamondback Rattlesnake.  Many people believe that baby rattlesnakes are more dangerous than adults.  I did some research, though, and found out that this is a myth.  Adults, being larger, acutually have more venom and can inflict a more dangerous bite.  However, sometimes adults strike with a "dry" bite, meaning that they don't release any venom.  Baby rattlers always release venom when they bite.I am so thankful that my children did not get bit as they were the ones to discover the snake.  I was certainly surprised to find it on my property.  I live in the ...
