Goooood morning, Canada!  While you're having your cuppa tea this morning, consider this:  the cost of owning your winter home in warm, sunny Tucson, Arizona went down by more than six percent yesterday. The Canadian Dollar is worth $1.06 US since our Federal Reserve dropped the Fed Funds rate yesterday.  How long has it been since the loonie had this kind of buying power in the US?  Never in your lifetime!  You have to go back 130 years to find a south-of-the-border real estate shopping opportunity like this.That would be the year 1877.  The main man in the Santa Cruz valley where Tucson is located was the Apache chief Geronimo.  (His great-great-grandson owned a parcel of ground less than a kilometer from my house.)Law enforcement?  1877 was the year that Camp Huachucha was created to...

Out of 55,526 members, 53 are currently logged in.  It makes me wonder who the other 52 are, and why they can't sleep through the night like normal people. We're not your normal Active Rainers.  That's Cheryl Johnson in the first position, top-left, with the big glasses.  What you can't see from her AR Member picture (can't call it a photo, can I?) is that she really does have a full head of hair, and her eyes are half-shut, probably because of the late hour.  Photoshop reveals such details when you adjust the image with Shadow/Highlights.  Voila! Here's a short list to put a smile on your face.  Stock markets worldwide rallied on news from Countrywide Financial that the worst is over for them in the subprime mortgage crisis.  Search "Countrywide" on Bloomberg this morning, and the results will touch every corner of the globe. Among the markets that are up on the news: Asia Japan Australia South Korea Taiwan US futures Add to that the news that the the risk of buying corporate debt is down in anticipation of the Federal Reserve's Halloween pajama party, and this just might be a good week for those Real Estate agents and loan officers who are hitting the bricks.  Go do some business!  Rates are LOW!   Ed and I were invited to Dinner by Owner/Developer Steve Phinny at  the Luxury Development of Saguaro Ranch.We just wanted to share our experience with you and  how the development is progressing.The food that was provided that evening was beautifully prepared, and was delicious. Looking at the Tucson real estate sales from the first of October to the 20th gives a healthier picture than September’s mid month report. Positive news for the market. The headline in the Sunday Arizona Daily Star was “Now may be best time to buy a home.” With the number of homes on the market sellers are wanting to sell for much less than they were months ago. Foreclosures are up, as are short sales. The great thing about the foreclosures and short sales for buyers is that lenders and bankers haven’t figured out how to lose less money by refinancing or renegotiating loans for less loss. Recovering The Real Estate Market will take a joint effort from home buyers, lenders, Realtors and homeowners. Lets start with homeowners who don’t want to sell their homes, but have to because of increasing interest rates from ARM’s, and Lenders  who hold the note. I have seen too many homeowners who got caught up in an ARM whose income today is not what they expected two or three years ago. So lets look just at ARM’s to get the ball rolling. Seeing the PI for a $200,000 loan at 5.75% was enticing to see a payment of $1,168. For simplification and the sake of argument, lets say insurance is $50 monthly and taxes for the land alone are $12 a month, now the payment is $1,230 for PITI. Active Rain has another great addition!  Please welcome my friend Jill Wheatley.  She's a quick study.  She signed on this morning, mastered the profile thing, and posted her first blog by lunchtime.  She even added a new community to Localism! Jills website is www.DesertDreamsCasa.com.  How cool is that for a name?  She's a graduate of that fine institution, The University of Arizona in Tucson.  Unlike 9,999,000 other dwellers in the Old Pueblo, Jill is Tucson born and bred.
