Here in AZ, our state association has created many “Lawyer approved” forms which allow for consistency in real estate transactions.  Unfortunately, many lenders fail to adhere to one form which creates for potential buyers literally a Grand Canyon and often derails the offer. Let me explain. The AZ AAR Residential Resale Real Estate Purchase Contract does require on page 02, line 69 the submission of an AAR Pr-Qualification Form attached to the actual contract. Unfortunately, many buyers fail to understand the importance of this form as do their lenders.During the initial intake interview with a potential real estate buyer, I always inquire is this purchase going to be cash or a loan.  When the response is a loan, I then share how the AZ residential purchase real estate contract requires...

This past weekend our local real estate association, Kingman Golden Valley Association of REALTORS®, had its third annual Street Eats on 66. This event is open to the public with food truck vendors, beer garden, children’s play area and music. All funds collected are distributed to local food banks/charities. So far this event generates over $15,000 annually for local charities. The current broker and co-founder of Dirt Road Real Estate, Elise Harron  called me Friday night and told me she had a special surprise to make sure I would be there on Saturday. As I was volunteering for the third year, I confirmed I would be there and now curious about this "special surprise."Imagine my shock when the surprise was the other co-founder and first broker of Dirt Road Real Estate, Judith Ritter  wh...

Summer is the best time to sell a home and April is a good month to put a home on the market. In other words, April is a "Good time to get out of Dodge", as old Wyatt Earp in Tombstone Arizona might have said when leaving his former position as Marshall in the wild Dodge City, Kansas. Sometimes it is obvious that it is just TIME TO MOVE ON! Wyatt moved on to Arizona, maybe you should as well? (photo: Wyatt Earp, age 33)OK, as REALTORS® we have heard those "magic" words before. (Magic Words? Photo-Robin Higgins, Pixabay). The words that tell us that our potential client is REALLY ready to move and buy a new home. Yes, they have been thinking about moving but something happens in their life, job, neighborhood whatever it may be that causes them to finally say:WE'VE GOTTA GET OUT OF THIS P...

Ways To Use Your Tax Refund If You Want To Buy a HomeHave you been saving up to buy a home this year? If so, you know there are a number of expenses involved – from your down payment to closing costs. But did you also know your tax refund can help you pay for some of these expenses? As Credit Karma explains: “If one of your goals is to stop renting and buy a home, you’ll need to save up for closing costs and a down payment on the mortgage. A tax refund can give you a start on the road to homeownership. If you’ve already started to save, your tax refund could move you down the road faster.” While how much money you may get in a tax refund is going to vary, it can be encouraging to have a general idea of what’s possible. Here’s what CNET has to say about the average increase people are se...

Successful salespeople understand this simple sales truism:Sales is belly to bellySince mankind’s earliest buying or selling interactions, two individuals met face to face, belly to belly to purchase or to sell something. No where is this sales truism more accurate than in the sale of real estate properties. With the emphasis on technology including AI, real estate teams, this sales truism is being lost in all of these discussions.I can’t imagine allowing the most expensive transaction in anyone's lifetime to be handled 100% through a website with no truly personal interaction.  Texts and emails are communication tools, but lack being truly personal.Nor can I imagine trusting a “team” of people to handle my real estate transaction. I believe most people want to personally interact with t...

A recent comment by Endre Barath, Jr. on this posting, Remember This Sales Axiom, had me ponder even more about an article I had read that provided 24 reasons why belonging to a mega real estate team was beneficial to real estate agents. One of the most interesting statistics was that over three out of four team members had a positive experience working in a team environment.I wonder how many property sellers or buyers would share that same feeling not to mention other real estate agents who have worked with mega real estate team? From my experience and other local real estate agents I consider colleagues as well as clients, many of the 24 points are not present here in NW AZ, Mohave County as well as other states.First, the training of team members is poor to mediocre from compliance to...

Maybe it’s just me, but so many within the real estate industry are promoting the newest technology that being AI and saying AI is the future.  Hmm I heard the same things about many products such as toys to even cleaning products in the past and I will not go into all the predictions (failed) about the climate. One of most frequent complaints I have received when showing homes listed by other real estate agents is the photographs. Here are some of the comments I have received: “Gee this looks nothing like the photos.” “Wow the rooms are much smaller than the photos indicated.” “Why didn’t they take a photo of this other bathroom (fill in the blank)?” “Hmm none of the closets have doors.” “The shed looks like its falling down and yet no photos but listed in the MLS.” “That’s a fence?” “...

When buying or selling a property in Arizona, understanding the various closing costs involved is essential. These fees can significantly affect your budget and vary depending on whether you're the buyer or the seller. Here's an overview of the typical expenses you can expect during the real estate transaction.Real Estate Agent FeesBoth buyers and sellers generally incur costs associated with hiring real estate agents. Sellers are responsible for the listing agent's commission while buyers might need to cover their agent's commission, although this is often paid by the seller, but this has always been negotiable - regardless of the recent NAR ruling. Additionally, there may be a transaction coordination fee and various administrative fees to keep the paperwork and details in order.Lende...
