Having a Hoot Staging! We had a "hoot" staging a townhouse recently.  This occupied townhouse needed a bit of art and some accessories to make it shine.  There were three bedrooms, the Master, the Guestroom and the... uh... Owl Room.  Yes, I said "Owl Room"! Tucked away in the 3rd bedroom was the sweetest little Burrowing Owl I've ever seen... OK, actually, it's the only real life Burrowing Owl I've ever seen.  The closest to this would be the wine label on a local B.C. wine called "Burrowing Owl".  I was very surpised to see how small this little fellow was.  I usually equate owls with being larger in stature, but of course, a Burrowing Owl burrows into smaller holes in trees or nooks and crannies in the woods.   Normally, we suggest that all lizards, gerbals, fish tanks etc. be remove...

Before we delve into the impressive increase in market activity from 2012 to 2013, it’s important to note that 2012 was a very slow year based on 10-year averages in Greater Vancouver, and as such the amount of increased activity we’ve experienced since last year is artificially inflated as a result. In reality, this growth represents more of a return to norm, than it does some fantastic increase in activity that some may use to mislead the public.     Home sales in Greater Vancouver experienced a decrease in 2012 when lending regulations were tightened in an attempt to avoid any form of collapse like we recently witnessed in the United States. Amortization periods changed from 30 year to 25 years, which significantly decreased buyer affordability, and additional tightening of regu...

Our office recently introduced a paperless system through DotLoop and switching over has been a seamless transition which has me excied about the future of my business. DotLoop not only allows me to share documents, get signatures, and write contracts but it now acts as my viritual filing cabinet.       A year ago if you asked me for information on a previous deal, like many Realtors I suspect, I'd have to wade through a mess of file folders and drawers in order to pull something up. I didn't have a system other than, all documents for this deal are in this drawer and these folders. The risk of misplacing documents was very high.       However, times have changed for myself and now I get to take advantage of a system which is user-friendly and more intuitive than I might have expe...

A company from Seattle has recently named Vancouver as Canada’s most walkable city with Toronto and Montreal in 2nd and 3rd place respectively. This can only be further good news for Vancouver’s real estate market as it reflects positively on a city that is already considered to be environmentally friendly.        Vancouver is considered one of the best places to live in the world, in a time when environmental issues are so important, the ability of Vancouverites to leave their car at home is just one more reason why people may choose to settle in Vancouver.        Although at times controversial in the media, Vancouver's Mayor has enacted many initiatives which have placed Vancouver in the spot light for environmental awareness. Vancouver is home to a number of bike lanes on bu...

A recent article from a Chinese news website has proposed the implementation of a new tax which only applies to non-resident buyers of Vancouver Real Estate.  Many attribute the high prices of Vancouver real estate to foreign buyers who are looking to park their money in Canada, and some local residents of the city think foreigners should have to pay extra.       How does a tax like this look though, would it be a one-time tax paid upon the purchase of the property such as our already implemented Property Transfer Tax? Or would the tax come in the form of increase property taxes aimed at non-residents owners of Vancouver real estate?       The United Kingdom has problems with wealthy non-resident buyers who actually end up paying a lower property tax for their homes as the taxati...

According to a new report from global rating agency Fitch Ratings, the outlook isn’t as positive as many homeowners would like to see. The agency is predicting that in 5 year window, we will see prices “flatten” or decrease modestly and put an end to the climb we’ve been experiencing.                 Many skeptics have been calling for a market correction for years, advising homeowners to sell now and cash out while the market is still hot. The same skeptics are calling for homeowners to turn to renting instead, which could be beneficial in the short term if such a collapse came to fruition. However, in the long term the only sure-fire way to lose money in the Real Estate market is to rent.                 Yes, you will not be responsible for maintenance ...

Lynn Valley North Vancouver Home Staging Canadiana Style As a North Vancouver Home Stager, I've worked with many unique homes where we need to prepare the home quickly, by staging and getting the home ready and on the market to sell.  This means that often you just need to work with what you're given.  Renovations are often costly and take up a lot of time to complete.  In this particular case, this home, located in Lynn Valley, North Vancouver, had neither time nor budget.  What could staging do to help this Family Room look its very best for selling? BEFORE The Family Room was multipurpose - a kids' play area, t.v. viewing room and office.  We decided to minimize the "play room" aspect, and return the room to a den/office area.  We suggested packing up and removing the bookshelves.  V...

I have a client who fell in love with West Vancouver and North Vancouver and they kept asking me questions about "how far is it from Downtown" or "which direction is this or that..." or "how close am I to Simon Fraser University?..." etc.  It seemed that explaining it in traditional ways was just not good enough.  What can be more handy than a compass, a map or... (wait for it)... a gondola ride up the mountain!  If you're spending 2.5 million you might as well know EXACTLY where you are!So... Without further ado, here goes. Start with narrowind down to your favorite property... this is one of the top 5, a 5000sf, Leed certified, custom-build GREEN house about 7 minutes from the Mountain top. Then you have to put it all in context... And some more context... and I hear a "aha, now I kno...

Delbrook North Vancouver Home Staging Tips Paint Wood Cabinets Are you preparing your house for sale but have tired, dated, oak cabinets in your kitchen or bathroom?  Replacing kitchen cabinets can be quite expensive, but an inexpensive, quick fix is to paint kitchen cabinets to give them a clean, fresh, updated look.  Here's what my company, Exit Stage Right Home Staging did to help out a client in the Delbrook area of North Vancouver stage her kitchen. Now, repeat after me.  It's o.k. to paint wood.  I'm sorry, I didn't quite hear you.  Shout it out, people.  IT'S O.K. TO PAINT WOOD!  I could make a very sexist comment right now and suggest that men in particular hate the thought of painting over wood.  What's with that?  But of course, I'd never make such a comment, so just keep on r...

Atrium At The Pier Condos - Lower Lonsdale, North Vancouver, B.C. Atrium at the Pier is one of the latest condo developments in Lower Lonsdale, North Vancouver.  What's so exciting about this new complex?  Why, the location, of course!  Atrium at the Pier is situated right down by the ocean in Lower Lonsdale, where the former Burrard Dry Docks used to be located.  Established in 1905, this is where ship building once took place, including war ships built and refitted during the First & Second World Wars.  The land has since been reclaimed, and is being developped for locals and visitors alike to enjoy.  This is where urban meets industrial chic.  An old ship's hull acts as a sculpture and reminder of this land's former industrial and industrious use.  You can also find a giant ship's pr...

SELLING YOUR LYNN VALLEY, NORTH VANCOUVER HOME?  HOME STAGING TIPS Are you planning on selling your Lynn Valley, North Vancouver home?  Before you list your home, think about having your home staged by us, Exit Stage Right home staging.  Ask yourself, what does Lynn Valley have to offer, and why would buyers be interested in this community?  Once you’ve answered this question, how can you bring a sense of community into your home for sale?  How can your home for sale speak to its location? Lynn Valley is a wonderful, historic community.  This area is also a nature lover’s paradise.  Everyone knows about the Capilano Suspension Bridge, but the lesser known albeit equally fabulous Lynn Canyon Suspension Bridge is located in Lynn Canyon Park.  There are beautiful hiking trails, waterfalls ...

SELLING YOUR LOWER LONSDALE, NORTH VANCOUVER HOME?  HOME STAGING TIPS Are you planning on selling your Lower Lonsdale, North Vancouver home?  Have you thought of staging your home for sale?  My company, Exit Stage Right, recently staged this townhouse for sale in Lower Lonsdale.  We added artwork, accessories and colours that spoke to this specific area, in order to attract a home buyer, who is attracted to the lifestyle of this area.   What’s so great about the Lower Lonsdale, North Vancouver area anyway?  This area has developed in leaps and bounds over the past few years.  The gorgeous, new Pinnacle Hotel was constructed a few years ago, and is located right on the water, near Lonsdale Quay.  The Lobby Restaurant is a must visit for a leisurely brunch or 5 o’clock appies.  Next door ...

Vancouver Home Staging-Vacant Condo Before & After Photos When our Home Staging company arrived at this vacant condo, situated in North Vancouver, B.C., near Lonsdale Quay, we were uninspired by the beige walls and empty, cold looking rooms.  This condo needed to be shaken up with colour, to appeal to a young, hip, buyer demographic. Of course, we are always inspired by what we see outside the windows, and in this case, this condo had a gorgeous view of the North Shore mountains, with a glimpse to the ocean and downtown city views beyond.  Due to its location, we decided to set the stage, using soft blues and an ocean theme.  This condo is priced right, has a fabulous location with a high walking score, and is now staged for a great presentation.  Staged homes will stand out in the MLS®...

The Other Room - The Newest Furniture Store in North Vancouver, B.C. As a North Vancouver Home Stager, it's always important to keep an ear to the ground and check out any new furniture stores in town.  We were delighted to attend the Grand Opening of the newest furniture store in North Vancouver, "The Other Room".  The Other Room is the cousin of the more traditional Country Furniture store.  The Other Room is kind of like Barbie's younger sister, Skipper.  While Country Furniture has a wonderful tranditional/contemporary feel, The Other Room is younger, more modern, clean lined and current. The Other Room is located just below Marine Drive, on Lloyd in North Vancouver, where Brougham's used to be.  The store's red carpet was rolled out to welcome visitors to this new, vibrant store.  ...

Paris Haute Couture Meets Vancouver Home Staging When I was in Paris recently... one of my favourite past times was keeping a keen eye out for the latest in clothing fashion.  Whether through observing well dressed Parisians rushing off to work in their 4" stilettos on cobbled streets, or getting a glimpse of the latest scarf or purse as it rushed by, it was evident that Paris Haute Couture is alive and well, and living in Paris! This window display in a clothing store in Paris certainly caught my eye.  I love the combination of the colour red with the leopard print fabric.  There's something very eye-catching and vibrant about this combination.  Since returning to Vancouver, I've actually seen leopard print everywhere, so this mode has definitely made it across the pond.  As a Vancouve...

Home Staging Vancouver Causes Reenactment of the 7 Years War Like a scene out of the movie, Night at the Museum, I may have unintentionally caused a second chapter to the 7 Years War, the infamous war between the English and the French during the mid-18th century.  Let me back up and explain... I was called in to add a bit of "wow" to an already gorgeous home for sale.  This home was built in 1998, but you'd swear it was built 100 years ago.  The builder really focused on recreating a period home, with beautiful wood moldings and paneling.  The hardwood floor is gorgeous, and looks like it should creak, just as in an old home.  There are nooks and crannies everywhere, and the home is oozing with charm and character. However, there was still room for improvement.  - The formal living/din...

What's Yellow and Black & White All Over? - Home Staging Vancouver - Before & After Photos My company, Exit Stage Right, Vancouver Home Staging, had the pleasure of staging another condo in this new-build apartment tower.  This unit is pretty small, so making the space look spacious and yet have multi functions was paramount.  The demographic for the building is very mixed.  There are older buyers who are gravitating towards the more expensive units and penthouses, and then there are the younger crowd, just getting in the market, who are happy with a smaller, less expensive unit.  For this condo, I went with attracting a young, hip, happening crowd.  Ironically, I used some mid-century modern pieces, such as the LC1 chairs by Courboisier, but hey, what's old is new again.  These are cl...

North Vancouver Home Staging - Lower Lonsdale "Before & After" Photos My Vancouver Home Staging Company, Exit Stage Right, was very happy to stage this vacant townhouse, located on Lower Lonsdale in North Vancouver.  The location for the townhouse is fantastic, situated only one block from the Lonsdale Quay Market, and a quick Sea Bus ride away from downtown Vancouver.  Everything is within walking distance. The townhouse itself looked pretty stark, bare, and uninviting with no furniture, colour or life to the property.  The beige walls and empty, cavernous space was not very appealing to a young, urban professional or couple, who are looking for a certain lifestyle.  Enter Exit Stage Right!  Alright, I will admit that I will be traveling off to Paris this weekend, and was perhaps inf...
