Vancouver Home Stager: The Quirky & Canadian at the IDS West Show 2012 Final This year's Interior Design Show West (IDS West) Vancouver was truly a stellar exhibit.  As a Vancouver Home Stager, it's extremely important to keep up with the trends and happenings in the design world.  I was truly inspired, and plan on incorporating what I saw at the show into some of my staging designs.  Here are more highlights of the show. LIGHTING This lighting display by Robinson Lighting and Bath showcased all things Swarovski crystal. The ballgown surrounded by Swarovski crystal lights was really a show-stopper.  Notice the shiny bodice? I am not sure that Densification is actually a good thing and here is a short argument to support that.  I think there is a few good articles online to support this as well. There has been this theoretical embrace by urban planners and successive city councils that densification is in itself a good thing. But I am beginning to think that Vancouver residents have it right by objecting to the density construction in the city centres. Because what I am beginning to think is that it is not the City of Vancouver that has to densify and not just the core; it is the suburbs around it, and that the City of Vancouver should be doing all in its power to cause that suburban densification to happen. Knowing about other industries and staying informed on financial products is part and parcel of selling Property.  If clients are working with lenders then it behooves us to stay informed about financial products! So, what DO YOU know about "cash back" mortgages?I learned today that apparently everyone believes the cash back mortgage is no longer available – but that isn’t the case. Changes by the Ministry of Finance announced in June 2012 affected the maximum amortization for high ratio mortgages, loan to values on secured lines of credit and debt servicing ratios for qualifying.  In addition the discontinuation of cash back mortgages of 5% used for down payment have taken affect with some lenders while others will follow to meet the new rules.    The cash back mortgage for down payme...

This is an opportunity of a double-ender or a potential nightmare - what do you think?A good and loyal client of mine send me an urgent email saying help.  The email went something like this: My friend's mom has found one property and both the seller and the buyer don't have realtors. And they have decided the price. All my friend needs to do is find a realtor and deal with some documents. But they don't want to pay as the percentage of the apt price, they only want to pay a fixed amount.  Is that ok? Some of the MANY responses I would give to this kind of situation are: 1. In the end the seller and the buyer need to know the fair market value of the property, to make sure that at the end of the day both the seller AND the buyer are paying the fair price.   I can help them find this out...

Looking into more recent statistics, most from this spring and Summer, I find out some tasty news.  Apparently Now, as international statistics are available about more recent Spanish property sales, the Spanish property market has seriously begun to rebound.  Well, in VOLUME not in prices!  Foreigners invested 4.748 billion Euros in property in Spain last year 2011.  And this is seen to be exceeded in 2012, but time will tell if that projection is true.  I learned that there was an increase of 27 percent over the previous year and it is the largest increase since 2008.  But this isn't a prediction of the future.  The locals, namely the Spaniards, decreased their own investment in Spanish real estate by 23.4 percent in 2011, undoubtedly because they bankrupted themselves when they overp...
