Can the owner supply materials for the contractor to install on a 203k Not really, in the case of the owner providing a washer and dryer and the contractor installing the plumbing hook up that isn't an issue but the washer and dryer don't affect the value of the property anyhow so it just wouldn't be mentioned in the scope of work at all.One home owner we know wants to provide all of the materials to keep his loan amount down. The way to do that is to increase the down payment to cover those items but he is also trying to keep from paying a contractor markup on those items he was willing to go pick up and deliver to the site for the contractor. This shouldn't be done. Let me count the ways or in this case the reasons why a consumer should use the FHA 203k loan program 1) Get to pay less than market prices typically as you are buying a "fixer". Quite often and justifiably so, fixers are less expensive than homes that are fixed up and ready to move in.  2) It is possible to gain equity at the time of the purchase rather than waiting for a few years before you have any. Typical purchase of $250,000 that requires $50,000 in repairs, may actually have an after improved value of greater than $300,000. We had one recently that borrowed the maximum loan amount of $729,750 and the home appraised "as improved" at $2.1 million. That's a lot of equity. DUMP THE CLIENTS WHO FAIL TO BE FAITHFUL I had a conversation the other day with one of the fellow agents. She was informing that she had been working with this one particular buyer for 3 months now but nothing has panned out. She had taken them out to view at least a dozen homes but no offers were submitted. Nothing shown had met the likings of the buyers so they continue searching.Here is where the odd thing occurred. Can banks interfere with your Short Sale listings? Apparently, they can. I never imagined this would happen but it did. I had a good offer on one of my listings and everything was going as planned. The negotiator sent over the approval letter and we were on track to close escrow. All of a sudden, the seller contacted me to say that they want to put everything on hold. The reason? The bank had sent the seller a letter indicating that they may qualify for a loan modification. This is after the fact that the seller's request for a loan mod had already been denied not once but TWICE. The seller is unemployed and has been so for over the past year.
