The City of Aliso Viejo is currently fighting a proposal by the US Postal Service to build a massive (417,300 square foot) mail processing facility along Aliso Creek Road, close to where it crosses Aliso Viejo Parkway.  The city's complaint is that the 24-hour facility would bring undesirable amounts of noise, pollution, and traffic to an area that not only does not desire its presence, but also is not equipped to accommodate the additional traffic.  The USPS has ignored the city's pleas for environmental studies, and apparently plans to build an unsightly sound barrier not permitted under the City's zoning laws (however, this being a Federal facility, they may get away with it).Such a facility, located so close to residential areas and along a major roadway for the area, can have a neg...

An Heir's Steps to Getting, Sharing Home TitleQuestion: My parents died within four days of each other in 2005. In their will, they left their home to me. I am their only child. There is still a mortgage, which I have been paying. Can I have the title to this property changed to my name and my husband's name? We live in the house and will want to sell it someday.Answer: Unless the estates of your parents qualify for an exception, their wills must be probated by the local probate court, which will transfer the title to you as the sole heir. After you hold title, you should notify the lender to change the name on the mortgage to you. But the lender cannot call the mortgage due, nor can you be charged a mortgage assumption fee, because you are the offspring of the decedents and are living i...

I always tell my clients that they should assess their home loans annually. Right now many consumers are starting to hear what the media has been reguritating for months now....."Refinace into a fixed mortgage now, before rates continue to go up!" The fact is that interest rates change, children are born and grow up, sometimes you need to ix up the house and sometimes you need to move on. Live events can trigger changees in the way that consumers pay for their home purchases. Not directly related, but equally important....Loan officers, those 2/28 loans that you closed in 2005, now is the time to send out a letter to those clients advising to watch out for their reset. Those loans that you had closed in 2005 / 2004 are about to reset, and the rate can jump as much as 5 percentage points...

That's what we and our clients will be saying in a few years who decide to get out of their spending habits and living beyond their means. Condencing liabilities and saving money for the sake of living a comfortable life when we retire is not a concern for the Joneses'. As a Direct Lender in Orange County in California I see '6 figure' exotic cars all day long. Oddly, 'The O.C.' is home of one of the most condenced areas in the U.S. for occupations in Real Estate. Yet, out of let's say 12 BMW or Mercedes vehicle owners only 2...okay the benifit of the doubt allows for 3 of those people can actually afford the wheel they are behind. Saving is all about making choices, it's realizing that there are more important things in life than an expensive cars or a desgner closte full of clothes. A...

Hello all! I am new with creating a identity on the web site and when I declared in the end of 2006 that I was going to become more involved and then I realized there is a lot to be said for 2006 and I wanted to share! 2006 is finally coming to an end; but wait, finally? Is it just me or do the years seem to be just flying by? With next year around the corner many people start to talk about the things that they are going to be doing in 2007, let's not forget how powerful we can be by looking back on 2006. Write down what you accomplished in your business. Then write the challenges that yu faced. With these things in mind you can set out the plans for the new year of 2007 with not only grounding reasonable goals to reach but also locate where your strenghs and weaknesses are located. Her...
