The Aliso Viejo unofficial homes sales count for February 2008 was 33 homes sold for the month. That is equal to homes sold in the month of January 2008.  That is down 38% from the 53 homes that were sold during the month of January 2007. In comparison the highest amount of homes sold in 2007 was in March with a total of 86 homes sold. Total home sales for Aliso Viejo in Orange County CA finish January 2008 at a total of only 30 closed transactions.  That is the second slowest month over the past 5 years.  The lowest sales total over the last five years was in Septermber of 2007 with only 27 closed transactions.  February is off to a much better start ever since the FED cut interest rates.  Buyers have come off the fences and started buying the first two weeks of February.For more Orange County sales and market trends visit Aliso Viejo Real Estate or Laguna Niguel Real Estate.

Aliso Viejo active listings of existing homes as of January 30, 2008 is currently at 310.  This is down 33% from the peak of last year of 467 which was at the end of September 2007 but it is also up 9.5% from last January.  The trend will be for this number to grow into the end of the summer.  With the number of home sales trending down due to market conditions it will be interesting to see if we will exceed the last years peek of 467. In comparison to January of 2007, we only had 283 homes in Aliso Viejo on the market a year ago.Seller's need to be realistic and must realize that they must have their homes in top condition, priced strategically and hire an experienced Realtor with and agressive marketing plan to get their home sold in today's market. Time is running out to become a Charter Member of the new Aliso Viejo Country Club.They are in the process of transforming the 27-hole daily fee golf club to an 18-hole private country club.  This is in a spectacular setting with a commanding view of Saddleback Mountain and all the Saddleback Valley.  The course is one of two Jack Nicklaus designed golf courses in Orange County.  The remodeling is being perform by the Nicklaus Design Group.The back tees will be over 6,500 yards and according to their website, the front nine will be more forgiving.  The grand opening is slated to take place March 2008.The Founder Membership Initiation Fee is currently $20,000 and is 90% refundable.  On January 1, 2008 it is slated to increase to $27,500.The Founder Membership will end on December 31, 20...

The City of Aliso Viejo is currently fighting a proposal by the US Postal Service to build a massive (417,300 square foot) mail processing facility along Aliso Creek Road, close to where it crosses Aliso Viejo Parkway.  The city's complaint is that the 24-hour facility would bring undesirable amounts of noise, pollution, and traffic to an area that not only does not desire its presence, but also is not equipped to accommodate the additional traffic.  The USPS has ignored the city's pleas for environmental studies, and apparently plans to build an unsightly sound barrier not permitted under the City's zoning laws (however, this being a Federal facility, they may get away with it).Such a facility, located so close to residential areas and along a major roadway for the area, can have a neg...
