Aliso Viejo Stats: Real Estate, Community, Schools, etc. I just recently updated my website and added this new feature that gives you thorough statistics of Aliso Viejo, or any other zip code you type in. If you are looking at real estate value projections, average days on market, the number of homeowner vs. renters in an area, the ability to do a side by side comparision of other areas to a particular area of interst, get information of the schools, etc. you will love this feature! Personally, I am a numbers girl. I love charts, graphs, statistics and numbers. I feel that is the purest and most honest way of making educated predictions, spotting patterns and making the best decsions based on that knowledge. If you are someone that appreciates numbers, charts, graphs and stats like I do...

Aliso Viejo, CA. Weekly Real Estate Update (March 21st, 2016)This Week:The median list price in Aliso Viejo, CA. this week is $884,400. Inventory and days-on-market are both trending higher recently. However, the improving Market Action Index implies some increased demand will temper the negative trends. Supply and Demand: In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. However, inventory is sufficiently low to keep us in the Seller's Market zone so watch changes in the MAI. If the market heats up, prices are likely to resume an upward climb. Price: We continue to see prices in Aliso Viejo bounce around these current levels. Look for a persistent change in the Market Action Index before we see prices deviate significantly from here. ...

Selling My Own Home in Aliso Viejo, 5 Reasons to ReconsiderAs the spring real estate market continues to heat up and we get closer and closer to the summer market, it is natural for homeowners in Aliso Viejo and surrounding areas in Orange County, like yourself, that may be on the fence about selling their home, to consider ways in which they can get their home sold and maximizing their profits while doing so. In some cases homeowners begin to justify that the biggest area where they will save is by not hiring a Realtor and paying a commission. While that is a tempting thought, there is a lot more involved in selling a home then just placing it on a few websites, letting people into your home and hoping one of them will buy it, here are some things to consider. Based on the National Ass...

Visit beautiful Aliso Viejo And the beautiful Soka University~ In Aliso Viejo, CA.  First, let's learn a little about our city.... The planned community of Aliso Viejo's original 6,600 acres was once part of the 26,000-acre Moulton Ranch, owned by the Moulton family, who took title in the 1890s to land originally granted to Juan Avila by the Mexican government in 1842. Over the years, portions of the ranch were sold and became Leisure World, Laguna Hills and Laguna Niguel. In 1976, the Mission Viejo Company purchased the remaining 6,600 acres to create a new planned community – Aliso Viejo – with a master plan for 20,000 homes for a planned population of 50,000. The master plan was approved by the Orange County in 1979, and homes were first offered for sale in March 1982. Aliso Viejo's ...

Aliso Viejo, CA. Weekly Real Estate Update (Dec. 7th, 2015)This week:The median home price in Aliso Viejo, CA. this week is $758,944.Inventory is tightening and days on market is falling. But demand as measured by the Market Action Index is trending down. The market is not giving strong up or down signals from these data.Supply and Demand:The market has been cooling over time and prices have recently flattened. Despite the consistent decrease in Market Action Index, we're in a seller's market (where significant demand leave very little inventory available). If the market action index begins to climb, prices will likely follow suit. If the market action indext drops consistently or falls into the buyer's zone, watch for downward pressure on prices.Price:In the last few weeks we have seen...

Attention Twelve Picket Lane Residents in Aliso Viejo, CA.To the homeowners that live in the Twelve Picket Lane Neighborhood or in any of the comparable neighborhoods nearby:I hosted an open house today on 50 Bluff Cove, which is a 3 bedroom, 2.5 bathroom, 1,500 sq.ft. home, basic upgrades, clean and cute, listed at $569,900. I had 19 buyers, that are looking to move to this area, walk through the home today. Most of them seemed very interested in the home, if anything, it sold them on the neighborhood even more. Because of the close proximity to the award winning schools, the quaintness of the neighborhood itself along with how close it is to the Aliso Viejo towncenter, it is a highly desireable location for many buyers right now. Though I had 19 qualified buyers walk through this home...

Aliso Viejo, CA. Buyer Profile for December 2015Whenever you are making the decision to hire an agent to sell your Aliso Viejo home, it is important that they know, based on their area expertise, who the buyers are and where they are coming from. Believe it or not, there is an actual strategy involved in selling a home, not just putting a sign in your yard, taking pretty pictures of your home and posting it on the MLS and syndicating it to all the home search portals online. Truth be told, that is all most agents do. That alone, does get homes sold, but if you want your hold sold quickly, and for the most amount of money, you need to hire an agent that knows where the buyers are coming from, who is most likely going to buy your home, and knows how to market directly to them. So let's lo...
