I'm seeing more and more notices in the last few days from the major lenders that they are under-staffed to handle the current refinance rush. Today, Wells Fargo reported they are not taking rate locks for less than 90 days because they need that much time to close the loan. It's not just Wells Fargo, I've heard other industry insiders express similar concerns in the last week.We haven't experienced this kind of call volume in over two years. I read an article that said you have to make your own luck; you don't get lucky. You have to put yourself in a positive available position to be lucky.That is so true. You never met a Sad Sack before that was lucky, now did you? The luckiest people I know are positive go-getters that always see the glass as half-full.I'm sitting in my new office today reviewing contracts in between hooking up the network and unpacking boxes. It would be easy to feel a little bit overwhelmed but that is just silly because it's not overwhelming. I can handle this work and I feel lucky to have it. January 5, 2009 Market Update Anaheim Hills, California When looking at the housing market, it's important to isolate the cities, zip codes or neighborhoods which matter most to you. In this report, we have captured current supply, demand and closed sales in Anaheim Hills (as defined by zip codes 92807 and 92808). Demand is the number of properties placed in escrow in the last 30 days. Current Snapshot - Anaheim Hills: 1.       Overall Market = Slight Seller's Market There are 233 properties on the market in Anaheim Hills, 43% of which are "distressed" (meaning bank owned or in foreclosure). 44 properties went into escrow in the last 30 days, which gives us a 5.3 month supply of inventory (233 divided by 44). I'm working with a young couple, Daniel and Danielle, who want to buy a 3 bedroom detached home in Anaheim Hills or Orange, but they are open to most of North Orange County.  They love the neighborhoods off of Riverdale and La Palma, north of the 91 Freeway. Will prices continue to decline this year? I'm betting on a sure "yes". We can expect more foreclosures, more short sales, more trouble for the economy. So, should we wait to buy? Heck no. Now is the BEST time to look at the inventory, secure a low interest rate while they are still available and position yourself to take advantage of the best selection and lowest prices we've seen in a long time. But, if prices are still declining ... Yes, I know you don't want to "overpay".  I understand. But here's the thing - let's say prices decline another 10% in the next six months. Last year, the President approved the "Mortgage Forgiveness Debt Relief Act of 2007". This legislation excludes the discharge of indebtedness from taxable income. Wow, that's great, right? Maybe. Before you enjoy the wave of relief or bring up this wonderful nugget at the next dinner party, be aware that there are some strict guidelines, complicated rules and strange anomalies that must be weighed. Here is a layman's list of warnings: The property must be your principal residence (as defined by the deduction of mortgage interest rules) ... and investment property does not qualify! If the forgiveness relates to a loan modification, your tax basis is reduced and may ultimately lead to tax on the GAIN from the sale of the property! With all the yard signs and advertisements promising to help homeowners facing foreclosure "save their credit" or "modify their loan" or "avoid bankruptcy", it's tough to know where to turn. Should a homeowner attempt to modify their loan, short sale their home or allow the bank to foreclose? As a matter of fact, you can see my Dad in the background of the opening shot. He's that cowboy walking out of the picture. He came to visit us for a few days before Christmas and got to see the new office. I found myself reflecting on how amazing it is that as a grown man I was still anxious to see if he approved. My son had to do homework this week on Christmas Traditions and it got me to thinking. I know there are dozens of classic traditions that many of us practice.
