You probably have had no trouble following the news that rates have dropped dramatically. Our office is quoting rates to current clients in the mid- to high 4's on purchase loans and most refinances and the low to mid 5's on new FHA loans. Absolutely incredible. Cash out refinances are still in the low 6's, but they'll come back around. E-mail me right now if you want me to see how these new rates affect you. As long as you have equity in your home, we should look at these. If you don't have equity in your home, you are late in calling me about a Loan Modification. The rules on those have changed to help the regular folks like you and me. The last two I submitted both received approval. I know, I know ... the headline is a bit silly. Okay...a lot silly.In all seriousness, I did want to tell you what we are seeing in the market. mortgage rates have been following the stock market up and down. Overall, rates have been attractive the last six to eight weeks - then they really bottomed out today - I mean REALLY bottomed out! For the first time in recent memory, rates have dipped below 5% ... no that's not a typo ... rates that start with a 4... I've had to pinch myself today to make sure I'm reading the rate sheet correctly (I am!). My real hope is that the rates will stay like this for a couple of months, because that will really give the housing market the boost it needs. E-mail is a wonderful communication tool that I rely on heavily. Whether it is business or personal, I have learned to be very careful about hitting "Reply".Most e-mails are pleasant and businesslike. Occasionally, you get a ringer from someone who is having a bad day and it is tempting to Reply with "Oh Yeah!?!?" and go on a rant. You can't. You can't because you cannot take it back. You can write that e-mail, just don't send it. Give yourself a couple of hours and reread your response. I can virtually guarantee you will tone it down or delete it all together.Another great tool is to copy someone on your response. It holds you accountable and reminds you that your e-mail can be forwarded, saved, posted to the Internet, etc...Don't hit "Send" when you are irritated.  That's not the pers...

  16,352 Notices of Default were filed in September, down from 42,790 in August, a decrease of 61.8% from August 2008, and a decrease of 36.4% from a year earlier. Notices of Trustee Sale: Filings decreased 47.3% from August to a total of 19,116 filings. Filings increased 33.9% from September 2007. Properties sold at auction increased 163.2% from the prior year, to 23,409 sales with a combined loan balance of $9.75 Billion. Debt Forgiveness: Banks are in the business of making money everyone would agree and they are pretty good at it, and you would again I'm sure. But to forgive a debt is the last thing a lender wants to do. A month ago executives from four of the biggest Loan providers were adamant to the core that they would exhaust all options before offering any debt consideration or "Principal Reduction" in front of the Home Financial Services Committee. Bank of America said they would only consider forgiveness to those already in the foreclosure process. Falling home prices lure more buyers in SoCal   Plunging home prices enticed more buyers into the Southern California housing market in August and fueled a new round of speculation about whether it had hit bottom. The figures released Wednesday by MDA DataQuick show the median home price in the six-county region fell 34 percent to $330,000 in the year ending last month. The figure was down from $500,000 in August 2007 and dropped 5.2 percent from $348,000 in July. A total of 19,366 homes and condos were sold last month, up 9.1 percent from August 2007 but down 4.7 percent from July. "Foreclosure activity remains high, credit is still tight, affordability remains strained on the coast and the job market is soft," MDA DataQuick president John Walsh said. I visited the Anaheim Hills caravan today to preview properties for a client.  I had heard that attendance was really down....to the point that there were more affiliates than agents the last few weeks...OUCH!! Today it seemed that the agents were back!!  There were 50-60 agents which is wonderful for the sellers. Is this the trend or was this a fluke?
