Expired Listing -  The 4th Reason Why Your Home May Not Sell. I wrote a blog(vido blog) a year ago or so on expired listings. I had mentioned that there were many reasons a house may not sell. The 3 main reasons I talked about why a house may not sell are: 1. The house may be overpriced. 2. The house did not get the right exposure and marketing. 3. The seller was not motivated enough to accept the price and terms and conditions when they do they an offer(usually during the early days of the listing) So the market has changed drastically in the last 5 years or so. The National Association of REALTORS convention and EXPO is without a doubt one of the largest and most attended real estate events of the year. This years attendance was around 24,000 according to NAR on-site sources.  My favorite part of the event is the EXPO. There are literally hundreds of vendors covering every possible product, tool, technology, and service, and this year was no exception.  Here are just a few of my Takeaways, tips, and a Re-Cap from NAR 2011. Should We Take a Spin in the Teacup? - Speechless Sundays     Sometimes your imagination is better than the reality, or so think my children upon occasion. Back and forth they went.  Maybe we should ride the teacups, maybe not.  "Mom, Dad are you sure you don't want to ride?"  Been there, done that, no need to spin around in circles. Finally, they found this teacup that didn't require them to turn in circles.  All they had to do was sit in it, imagine they were spinning, and let Mom take a picture. So, when do you think imagination is better than reality?

Where's Your Humanity?  I found mine this week when I had the honorable pleasure of volunteering for Habitat for Humanity at NAR's Convention in Anaheim, California.  A pleasure indeed! I've always been pretty good at building things.  When I was a little girl, I used to play with Lincoln Logs instead of Barbies.  I loved building 'play' houses... it felt good to create something with my hands.  Fortunately for Habitat for Humanity, my childhood creations paved the way for building dreams... one home at a time.  I was fortunate to be part of a team of REALTORS® who built three homes for Habitat for Humanity in Orange County, CA.  t felt good to wear the blue shirt with the REALTOR® logo on the back while pounding away with our hammers.  There was enormous pride in the room when we saw o...

One of the funnest rides in Disneyland is Mad Hatter's Tea Cups located in Fantasyland.  It's great for all ages and the lines aren't usually too long.  Over the years my kids have made it a point to ride the tea cups at least one time during our vacation, if not multiple times.  Now that my kids are older, they still enjoy it!  This is my 11 year old son and 22 year old daughter from our last visit in October, clearly they're having a blast! If only I could spin the cup faster.......

Do you give too much info to potential clients on a first meeting? Sometimes you get calls from potential clients and if they are a first time buyer, they will understandably have questions to ask you. If you set up a meeting to have a face to face appointment instead of via the phone, do you start printing out a few homes that fit their criteria without having an approval letter? Building trust with the clients is one step that will prove to them that you are the agent for them.  Do you give a list of homes for them so that they can get a 'taste' of what is in the market for the area they're searching for without receiving an approval letter. My family just returned from a quick trip to Disneyland and we had a great time!  We love to go in th fall and enjoy all the cute Halloween decorations and festivities in the park. The crowds weren't too bad and the weather was absolutely gorgeous. This photo was taken in Toontown by Donald Duck's boat. We don't usually spend much time in Toontown, but this shot was one I couldn't pass up.  Disneyland is just about my favorite place on earth, it's nice to get away and forget about the outside world for a day or two:)

There is a current Fruit Fly Spraying in Anaheim project.  If you, like me, live near Euclid/91; your trees are probably being sprayed. I was approached by a California Department of Food and Agriculture employee yesterday to explain the spraying.  He said they are spraying a very small amount of attractant/insecticide on each tree on my property.  They are spraying high up.  I understand that people and pets should avoid the spray site for 4 hours. The press release today said they are also seizing any fruit on your trees.  They are also asking that you wash any fruit currently harvested.  Apparently the fruit fly lays eggs in fresh fruit - making it inedible.  It's probably best to dispose of any fruit you have recently picked. I Can Finally Reach the Legos! - Speechless Sundays     My little one has been wanting to emulate the big one for so long, and now, finally, he can!  Just barely and with a bit of a boost from his family.   UPDATE: How-To Video on Installing the Carbon Monoxide Detector     Taken from the CAR website is a rundown of the new Carbon Monoxide Detector law in California: Q 2.  Is there a new California law dealing with the issue of carbon monoxide poisoning? A  Yes.  The Carbon Monoxide Poisoning Prevention Act of 2010 (Cal. Health & Safety Code §§ 13260 et seq.) was signed into law this year.  It requires carbon monoxide detectors to be installed in every “dwelling unit intended for human occupancy.”   The California legislature also modified both the TDS (for residential one-to-four unit real property) and MHTDS (for manufactured homes and mobilehomes) to include a reference to carbon monoxide detector devices.  See below for more details.
