If this was your house on the market and you are selling it, would you describe it to sell it? Would you try to create something that will just get buyers or agents attention? "The description is the place for things that aren't obviously seen in the property details" The property has been on the market numerous times with the same agent Agent bought the house in 2008 for $858,000, The listing price was $1,595,000 and was on the market for 158 days Was listed for sale in 2010 for $2,000,000 and after 312 days it expired Was listed for sale in 2012 for $1,600,000 and after 115 days it expired Now is back on the market again for $1,888,000 with same old pictures and description, not to mention overpriced.   If this was my house and for that price, I hire a writer and a professional photog...

An Open House Review! Come one, come all ... wait ... they already did!  Yes, we had an open house today at our lovely 4 bedroom, 2 bathroom, pool home in Apple Valley's highly desirable Skyline Ranch.  While most agents holding an open house pray they have lots of people come, most of the time they do not.  More on that topic to come in another blog post, so stay tuned. The Subject Property: 20355 Majestic Drive, Apple Valley, CA  Offered Exclusively by Christina Hood Homes   Now for my review ...  Seeing that my seller is short selling this home, we had the misfortune of having our first buyer vacant their position as the offer being submitted to the bank.  The good news is that 25 families came by in 3 hours to view the property and out of the 25 buyers, we have a number of buyers wh...

Smoke Alarms   We walk past them every day as we walk through our homes and never think about them until they start with that annoying chirp sound reminding us that the batteries need changing.  We never think of them but they are a  valid part of our everyday lives and I thank God that they worked in my home last night. As i knew that I had to get up early this morning, and knowing how much trouble i have with sleep, i took a sleeping pill before turning in at a decent hour to go to bed last night.  Sometime during the night I was dreaming that there was an alarm going off and my wife was pulling my arm in an attempt to pull me off of the bed. When I did wake up i found my dog Lucky who had my arm clamped firmly in his mouth and he is trying to pull me from the bed.   The annoying alar...

Find Your Home Value at AppleValleyHomePrices.com Searching for a home value online can be a daunting task with so many places to look.  Zillow, Trulia, Redfin, what is the best you might ask?  Well, back in March of 2012, a new real estate tool was announced on my blog:  New Tool for Apple Valley Residents:  AppleValleyHomePrices.com. Over the last nine months, AppleValleyHomePrices.com has been helpful to many buyers and sellers who have taken the time to visit the site.  As many home buyers have experienced Real Estate Market Reports may vary from one real estate website to another.  The phenomena can be attributed to the timeliness of the information being distributed.  One way to avoid the confusion is to use a local real estate agent who can provide you with the most current info...

How do you explain the combination of skills, persistence and timing in the market? A short sale that took FOUR.FOUR YEARS! It was the house that no body wanted, not even the bank! Well almost nobody. We did finally sell it. We had NOD"S on it but never did we have a auction date and the bank did not try to do a loan modification. What is it?  A 1600 sq ft home in Apple Valley Ca. Almost two acres with a 1960's cabin expanded into a 3/1.   When we started this short sale the property was being lived in and the values were about  100,000 for this type of sale. What Challenge as a short sale? Client had a legitimate hardship. But there was an Irs tax lien for about 10,000 which later got pared down to $3000. Our Short Sale Expert Cathy Meyers was on the phone for hours. and Hours to get t...
