Housing Market In The San Gabriel Valley  The industrial vacancy rate in the San Gabriel Valley is only 1.9%. In the year 2005, nearly 2.3 million square feet of space was under construction.  The real challenge in the San Gabriel Valley is finding land for new development.  The office vacancy rate in mid-2005 was only 10.0%.  However, once again it is because it is not easy to find vacant land.  In addition, many of the vacant land have what is known as Brownfield issues.  A Brownfield is a site, or a portion of a piece of property, that has actual or perceived contamination and an active potential for redevelopment or reuse. When a strong member of the Christian community e mailed it to me and her emails are ususally only something urgent and important,I checked it out on snopes.com expecting to find another rumor.  I was schocked to find it was not rumor but the truth and then I reveiwed the video.   This picture has been viewed by all. Everyone seems to be saying the real estate market is not moving forward, and, in addition to that, the prices keep dropping. I know the media is also ho-humming the market, which is just reinforcing how some people are feeling. What I say is, this is the most perfect time for buyers to get a great deal! Not only that, but, the folks who have been wanting to invest in income property can now make that leap. I have seen great deals being made lately and a lot of happy buyers. Update: Staging was the Magic Bullet! This house had been on the market for 217 days before we staged it. It sold a few days ago. 58 days on the market after staging (that includes a 30 day escrow). We had the opportunity to stage a beautiful Mediterranean style home in Arcadia, CA, this week. The home has been on the market for more than 7 months with no offers, which is unusual in this area, even in this market. The Listing Agent is very energetic, enthusiastic and on top of her game. We staged a very nice Mediterranean style home yesterday in Arcadia, CA. It looked great when we were finished, but something was missing. Rugs! The Persian rugs weren't part of my original contract, but the homeowner, Realtor and I all agreed that they were really necessary. Yes, the home had  large expanses of beautiful Brazilian Cherry hardwood floors. But in this case, the hardwood floors were too much of a good thing and needed to be subdued a bit.
