Floor Tiles are getting larger every year!    I’ve been setting some floor tiles; it seems that they are getting much bigger the last couple of years. When will it end, even the tile spacers are getting to be pretty heavy.   Tromler Construction – 916.765.5366 Sacramento, Placerville, Folsom, El Dorado Hills, Rancho Cordova, Roseville, Rocklin, Auburn

While driving on a winding Highway 49 near Auburn, CA; I got stuck behind a slow moving logging truck. This portion of the highway is not best suited for the large log movers. With nowhere to pass, I just followed the large cut trees. I couldn’t help but think about a post that I had written a few days ago, How much lumber can come from a tree log? Depends on how you cut it. Staring at the ends of these logs and thinking about the cut patterns that awaits them. This made for a quick trip and soon it was back to dry rot and water damage repairs in Placer County.

Multiple Offers Gaining Momentum in Auburn CA, and other hot real estate markets. Remember the “Roaring 90’s”….. Those days when you could list your house on Friday and on Saturday people would be parked in your driveway writing offers and good faith checks on the hood of their cars? Multiple offers were the norm and offered sellers a generous selection of offers from which to choose. Believe it or not we are experiencing a trend toward multiple offers even in this still difficult market and there is evidence that this trend will continue as buyers compete in a market with limited inventory. What are the fundamentals driving this “Multiple Offer” revival? Read more about this current shift and what appears to be a continuing shortage of inventory, how do serious buyers improve their o...

This weekend is one that my husband and I look forward to, because we love Satsuma mandarin oranges!  It is time for the annual Mountain Mandarin Festival in nearby Auburn, California.  The festival is held annually the weekend before Thanksgiving, and it celebrates the harvest of the Owari Satsuma Mandarin oranges that are grown in Placer County, right next door to Sacramento County. In addition to the great taste of these delicious little fruits, the USDA has extolled the wonderful health benefits of them.  If you will be within an hour's drive of this great celebration, I recommend you come on by.  It is a lot of fun.  And if you spot me there, stop and say hello.  I'll be bouncing from vendor to vendor, and sampling the wares of the dozen or so orchards that will be represented, c...

From the graph below you can see the local foothill market of Auburn is bucking the national trend.  Our sales are up in a big way!  Closed sales are up a whopping 77% from last year and pending sales are up 45%, while the inventory has dropped just under 12%.  If these patterns hold we will begin to see prices rise.  Simple economics of supply and demand.  Many price ranges and micro markets are seeing multiple offers for the most desireable properties.  For home values see the next chart 1 month 1 year 15 months Apr 11 May 11 % Change May 10 May 11 % Change Mar 10 May 11 % Change For Sale 102 105 2.9% 119 105 -11.8% 114 105 -7.9% Sold 23 32 39.1% 18 32 77.8% 32 32 0% Pended 42 45 7.1% 31 45 45.2% 23 45  96%

This seems to be a topic that most take with a light hand. Defensible space is everything when dealing with wild fires. What happened in Auburn Ca in 2009 is something that is only going to get worse.   Over 60 homes and 10 commercial buildings were destroyed in about 3 hrs. These fires are almost impossible to stop. Wildland fires are nothing new it is the amount of construction over the last 5-6 years that has added to the problem.  During a live interview with a fire official the message was clear >"if your property does not have a defensible space we are going to have to write it off"  During these fire storms as they are called the property has to fend for it's self. Meaning you better not have a bunch of brush that will allow for a hotter fire and give your home or business a f...
