We have a very intereting 203k project in Auburn where the foundation was so badly cracked and falling in seveal different direcdtions. EagleLift company is actually leveling the floor and at a major cost aavings over replacing the floor altogether. This wouldn't have been so back had the slab been poured with steel in it originally.  No steel, and badly cracked. Can you believe they will put this back together and save this foundation? In addition it was done at a consierable cost savings to the client. Follow up photos to be posed in few days.

Sales have remained somewhat consistent for the last 15 months, allowing for seasonal fluctuations. The inventory is nearly half of what it was a year ago, however there is still a great selection of quality homes at bargain prices.  Speaking of Prices, we have seen an uptick in higher end home sales in great condition with extravagant upgrades, correspondingly we see an increase in the price per square foot; which might mean we will see prices stablizing; however with 12 months of inventory at the current absorption rate, it is too soon to tell.  California is on SALE, no sale lasts forever - don't miss a golden opportunity to own the home of your dreams.

California is ON SALE! Buyers are recognizing this and have come out along with the Sunshine to take advantage of great deals.  Correspondingly, inventory has dropped just as home buyers take action, leaving even less to choose from.  Simple economics indicate at this pace prices will start to rise!  Buyers who continue to wait may miss out on the best selection, as pending sales have increased dramatically tying up the most desirable homes

  This may sound simple but I can not believe how often buyers chose not to take care of water damage areas right away. I see this a bunch in homes that are purchased "as-is". The buyer usually has every intention of correcting the problem, but just didn't get around to it. Later the problem has grown and the cost has escalated. I wrote a little post on another site about an experience that I had with a water intrusion issue while at work. There was a series of minor water related problems that grew to a much bigger problem. We recommend getting a qualified contractor, experience in this type of work, to look at it and give an opinion. Many contractors are willing to do this at no cost to the buyer.

The following graphs show the Sales Trends in the Greater Auburn Area.  There is still an abundance of  homes to choose from, inventory is slightly higher than last year and sales a just below January 2010 but, pending sales in Jan. took a jump up.  Prices are leveling out (chart 2) allowing for seasonal changes the overall prices haven't changed more than 0.5 %  Chart (3) Sellers are getting 88% of their original asking price on average and it is taking them an average of 96-111 days to sell.  Chart (4) tells us at the current rate of homes for sale, if no new ones came on the market, with the current rate of sales it would take 7.4 months to sell everything.  With spring coming many homeowners decide to market their homes, however homebuyers are also out looking in greater numbers.  S...

Auburn, CA - The Original Mels Diner (Restaurant Open 24 Hours) A new California location of The Original Mels Diner restaurant opened June 2010 at the Auburn Plaza Shopping Center on Hwy 49 / Grass Valley Highway in Auburn, CA. It is the third 24-hour Mels Diner to open in Placer County, with other locations in Roseville, CA and Rocklin, CA. We stopped in for a late lunch yesterday and decided to try their Crispy Chicken Salad, which they called a "half-sized lunch portion" but don't be fooled...it's actually a very filling salad for one person!
