As a mom, I would be devasted if my 19-year-old son was lost.  That is just what happened in this bizarre, but true, story of Bryce Laspisa.  He was driving home from college in Sacramento for a weekend visit with his parents in Los Angeles area.  Along the way, it seems he got off track.  He stopped for a day to visit friends.  Then, he was driving along the I-5 freeway at 2:00 am and called his parents to tell them he was tired.  He said he was going to pull over and sleep until the morning.  He never made it home.  About 4:30 am, he apparently drove his car off a cliff near Castaic Lake.  Although the car crashed, he was able to break the back window and get out of the car.  It was at a lake in a remote wooded area -- and he has not been seen since.  The lake and woods have been thor...

My market has seen some drastic changes in the last Few months, Our inventory has drastically deacresed while our demand has increased, this has some buyers confused since they Watch and listen to the news and hear that there is millions of homes been foreclosed and that market is flooded by homes for sale, not here, and I'm just talking about the Central Valley in California and specifically in the Kern county area. My study which was done from September 2010 to September 2011 and was done for the entire City Of Bakersfield with properties priced from $50,000 to $150,000 and reveals that Demand has increased 6% and Inventory has decreased 42%, this has created certain frustration with buyers and Some Real Estate Professionals but this is due to lack of Understanging of what's happening...

Bakersfield, California, is known for its sunny weather, Basque restaurants and The Bakersfield Sound. There are outdoor recreations including golf courses and fly-fishing, live performance venues, music clubs, and much more. There are even several active adult communities for visitors who decide to call Bakersfield home. Centered between Fresno and Los Angeles, Bakersfield is one of the country’s sunniest cities. The region has an arid climate with hot, dry summers and cool winters. There is little rain from May to September, though rain does regularly fall through the winter and early spring. Mild temperatures during the autumn, winter and spring let outdoor enthusiasts take advantage of the region’s various attractions. A short drive, brings active adults to the Southern Sierra Nevad...

What is Title Insurance? Title insurance is insurance that protects the insured from loss as a result of title defects or that the title to real property is not valid. Two kinds of Title Insurance There are two types of title insurance – a Lender’s Title Policy and an Owner’s Title Policy. To protect their interest in your property, mortgage lenders require buyers to purchase a lender’s title policy, but a lender’s policy does not protect your interest as a homeowner. Your protection comes from an owner’s title policy, purchased at closing and lasting as long as you or your heirs have an interest in the property. Having an owner’s policy will pay for all court costs and related fees associated with any covered title risk. If a claim is found to be valid, your actual loss – up to the fac...

Use the information below as basic guideline on how banks and mortgage companies determine if you are qualified for various types of home loans including Conventional, FHA, VA, etc. BANKRUPTCY: Minimum of 2 years from final discharge date. FORECLOSURE: Minimum of 3 years since foreclosure was finalized. LATE PAYMENTS: Most loan guidelines will require a minimum of 12 months (1 year) with no late payments on a credit report. If credit has been excellent for years, and a minor late payment occurs, it may be acceptable with explanation. A late payment for installment loans or credit card accounts usually only appears on a credit report if a payment, or minimum required payment, is 30 days late or more. Lenders also usually check with landlords for a borrower’s rental payment history for a...

Modifying your mortgage? Perhaps you should modify your expectations! If you live in the Bakersfield area, and you've defaulted on your mortgage... chances are that Brenda and I know about it! Don't let that scare you, we're here to help! There is a theme amongst struggling homeowners, when approached regarding their mortgage situation. A knee-jerk response that people seem to be responding with. "I'm modifying my mortgage, thank you" they say (not everyone says thank you). What seems to baffle me is that the homeowner will make this statement with full confidence that this is the solution to all of their problems, that it will go through, that foreclosure is not even a threat, and that there is no need to even consider a short sale. Unfortunately, when you review the statistics of how...

This weekend I met with my first investor.  He is looking for a fourplex and would like to live in one and rent the other units out.  He is looking for his second investment property and I'm looking for my first real estate transaction. I was so excited, nervous, and lost.  Even though I am in an office with three other agents, they are very busy and always in and out the office.  Don't get me wrong, they will answer my questions when they have the time.  I think I just got so excited that my mind went blank.      The first mistake I made was to not have the investor sign a buyer listing agreement.  Then when we went to look at the property, I was so nervous that I fumbled around with the lock box for a few moments.  The investor was so nice and patient with me.  But once we got in...
