As a new agent I decided that I needed to find my niche and increase the marketablity of my services. There are so many opportunities in the housing market if you look with the right light. I am going to be the 1st time homebuyer specialist of Bakersfield, Ca. There are various programs in California that have been brought to my attention that assist potential buyers. I also want to help people prepare themselves financially to buy a home and a piece of security. This week I stumbled upon the California Housing Finance Agency website. While a browsed around the site I was inspired to get the programs information out to those that might not have heard of the CalHFA. I know it sounds corny, but I talked to my Pastor about it and we are going to give a seminar at the church on the availabl...

I have completed my first week as a real estate agent in the Bakersfield area!! It has been quite a whirlwind. There is soooo much to learn and no one is going to hold your hand. Thank God I am a quick learner!! Marketing is the my biggest project. Leads do not just walk in the door so I have to let the public know that I am available to service their real estate needs. My broker has pointed me to some lead generating sites. I really like Active Rain and recommend it to any agent/broker new and seasoned alike. After registering with a couple a sites, I was bombarded with telemarketing calls from companies that sell leads. And they are expensive!!! I'm starting out the hard way...ground zero. My marketing funds are limited and I cannot afford to pay 3 or 4 companies $60 to $150 a month f...

Improving your home to sell for "top dollar" Yes, many sellers are still selling. Many need to upsize, downsize, re-locate, or liquidate. Whatever the reason may be, the same is true for all of our sellers, they want to get "top dollar". In today's, market where values have fallen dramatically in comparison to a few years ago, homeowners understand that the market "is what it is" and that they can either make the best of it, or sit tight and not sell. In our business, we try to maintain a realistic "edge" that, in turn, will allow us to say "yes I can confidently reach or exceed your financial goal", or "perhaps now is not the best time for you to sell, and you may better reach your goals by listing later on". We have observed, many times, that a home will be priced much higher than th...

I've had a foreclosure, when can I buy?   Many people ask how long will it take for them to be able to purchase a home after a foreclosure; short sale or bankruptcy. The market has changed and there are banks out there that understand the economic housing situation. In this live blog I review an idea of the time periods pertaining to eligibility in purchasing a property after credit has been effected in a derogatory manner.

What Is A Short Sale? Unless you are in a position to buy a home, or are experiencing a hardship that is causing you to default on your mortgage, you might not know what a short sale is. In the San Joaquin Valley approximately 75% of all the homes on the market are short sales. I often get asked "how does someone qualify?" and "what are the benefits?" I have noted below a basic outline that will help you understand the short sale world. This outline applies to both residential and commercial properties. What is a short sale? - It's in lieu of foreclosure where the bank will except less (market value) that what the home is worth. Who qualifies for a short sale? - Anyone who's expenses surpass their income (individual evaluations are assessed) and have experienced some kind of hardship (...

Customer Service Is What Sets Professionals Apart Sometimes people say that to be "old fashioned" is well, out dated. When it comes to these "modern" days where life is fast in every aspect, I can't help but to take notice when simple old fashioned service traits are demonstrated. In my business world, where just about every other person I meet has a real estate license, I feel that it's my job to demonstrate why people need to work with me. Expertise, experience, and knowledge are great but when combined with great service that is what will build a strong business. I can't help but to feel surprised when in the business world people are becoming so busy in their work that they stop showing that they care, in turn value is lost. Clients will note everything about one's service and eith...

Real Estate Business Is Getting HOT! Beautiful California...... The weather is getting warmer and at mid-month here in the valley, there have been over 200 homes sold. We have expanded into our a larger office suite in the Riverlakes location and have hit the floor running. We are averaging 8-15 calls per day on new prospect calling on our listings, on line referrals are pouring in, referrals with strict deadlines to sell or buy are coming on board and we are grateful for organization and a great team that helps us execute our clients' requests. Please note, that this is the climate not only for us but for many agents in our office. If you are not involved in a transaction to sell or buy you might ask, why such a demand on a down-turn market. OPPORTUNITY is screaming whether it is inve...

If you’ve been looking for a home in North West Bakersfield, than you’ve undoubtedly heard of “Olive Park”. Personally, Olive Park is one of my favorite neighborhoods in North West Bakersfield, and having been in almost every model and floor plan in the neighborhood, I would consider myself to be somewhat of an expert in the area.    Although, it seems, everything in Bakersfield is moving fast right now. If you’re interested, at all, in an Olive Park home than you’d better move quickly. Homes in Olive Park tend to sell quickly (when priced correctly, of course).    6 Olive Park homes have sold in the last 3 months.    11313 Talladega Court, Bakersfield CA. 93312 | $290,000 11902 Irwindale Avenue, Bakersfield CA. 93312 | $300,000 11603 Darlington Avenue, Bakersfield CA. 93312 | $300,0...

The short sale topic will be addressed in this blog answering common questions that many home owners have pertaining to the details of a short sale. Common questions are answered such as: Who qualifies for a short sale? How long is the process? When can I purchase another home again after a short sale? How many years does it effect your credit? Can a family member purchase your home? It is very important for homeowners understand their option of a short sale since a foreclosure is far worse in the length of period that it damages your credit, essentially limiting ar home purchase for a lot longer period than a short sale. Working with a knowledgable and experience agent is key in properly completing a short sale.

Want to find out what school district a Bakersfield CA home is in? The most reliable resource is the SAG guide at http://www.bcsd.com/stories/storyReader$348. This is a fairly large pdf download. Open the attached pdf and do a search for the street name. Some streets are in multiple districts so you will need to check the addrerss range. If the address range is listed twice then that means the street is the dividing line and you will need to look at the column labeled "O/E" to determine whether the street number is odd or even. Once you find the correct line you can look at the column labeled "SGrid" near the middle. Take the number for the SGrid and scroll back to the top of the document to locate the corresponding SGrid and it will show the elementary, jr. high and high school. Anothe...

This morning I will be showing homes to a long time friend. She called yesterday and told me that after being a renter for 30+ years she is finally ready to buy a home. We have talked many times about the possibility of her purchasing a home but there was always uncertainty with regard to income, employment or other personal issues. On her own she has sought out a lender and been pre-approved. Her $80,000 preapproval will allow her to buy a home in Bakersfield CA and her payment will be less than the rent she is currently paying.  She has lived in her current apartment for a number of years and she has calculated that over the time she has been there she has paid her landlord $90,000. That is certainly a strong motivator to think about purchasing. I am looking forward to our time togeth...

Should I rent my Bakersfield house to a section 8 tenant? Owners often ask me this question. Here is what I can tell you. I have rented houses under the section 8 program for 20 years. In my experience section 8 tenants tend to stay a long time. And I always tell owners that the most expensive thing you can do is have a tenant move out. It is important to carefully screen all potential tenants, even section 8 tenants. Just like tenants out side of the section 8 program there are a variety of tenants in the program. Some are a joy to work with and some are a real pain. Some take good care of the properties and some not so much. Section 8 has a strict no drugs policy. Tenants know that if they or a family member are convicted of a drug charge they will loose their assistance. In my experi...

On May 3, 2011 Bob and Etta May Urquhart went in to Stuart's Oak Street Mobil station in Bakersfield and purchased a Mega Millions lottery ticket. On Thursday it was confirmed that they were the winner of the $51 million jackpot. If they choose the cash option their estimated payout is $32 million. So what kind of house could a person buy in Bakersfield for $32 million? They answer to that question is "pretty much anything they want." Bakersifeld is one of the most affordable cities in California. Our median home sales price is currently hovering around $120,000. Currently there are seven homes listed on the Bakersfield MLS for over $1,000,000. What kind of home in Bakersfield sells for over $1,000,000? Our highest priced current listing is 14009 Yokuts Lane. This is a 6100 square foot ...

Will a short sale or foreclosure effect my ability to rent a house in Bakersfield, CA? I can't speak for other owners or management companies, but at Bakersfield Property Solutions it is generally not a problem. When someone applies to rent one of our properties we run a thorough credit and background check. If the only debt that is not current is your former home then it is certainly not a deal killer. If you also behind on car payments and credit cards and other revolving debt then it could be a problem. Our desire is to find a tenant who will pay their rent on time, who will take good care of their home and who will stay a long time. If you can exhibit the ability and desire to do these things it should not be a problem to rent from Bakersfield Property Solutions. Please click here t...
