I have completed my first week as a real estate agent in the Bakersfield area!! It has been quite a whirlwind. There is soooo much to learn and no one is going to hold your hand. Thank God I am a quick learner!! Marketing is the my biggest project. Leads do not just walk in the door so I have to let the public know that I am available to service their real estate needs. My broker has pointed me to some lead generating sites. I really like Active Rain and recommend it to any agent/broker new and seasoned alike. Significant Statistics for Residential Properties Over 300,000.00 in the Bakersfield Area     Homes currently for sale: 247. Down from 309 same month last year. Pending sale: 53. Sold: 36.   Average days on market: 62. Down from 77 in January   Average sales price up 5.5% from December, but down 6.3% from same month last year.   Average price per square foot is at the highest since July of 2010.   Months of inventory: 6.9. Down from 7.7 months same month last year and 12.4 in February of this year.   Months of inventory including pending sales is 4.7. This is the lowest level since February of 2010.

Want to find out what school district a Bakersfield CA home is in? The most reliable resource is the SAG guide at http://www.bcsd.com/stories/storyReader$348. This is a fairly large pdf download. Open the attached pdf and do a search for the street name. Some streets are in multiple districts so you will need to check the addrerss range. If the address range is listed twice then that means the street is the dividing line and you will need to look at the column labeled "O/E" to determine whether the street number is odd or even. This morning I will be showing homes to a long time friend. She called yesterday and told me that after being a renter for 30+ years she is finally ready to buy a home. We have talked many times about the possibility of her purchasing a home but there was always uncertainty with regard to income, employment or other personal issues. On her own she has sought out a lender and been pre-approved.
