As each new year rolls around, we are inclined to make a "new year's resolution," and decide that this is the year that we will actually stick with it. Resolutions normally consist of weight loss goals, exercising, eating healthier, or quitting bad habits such as smoking or drinking. While these resolutions are certainly important, why not make a second resolution, one that not only impacts you, but your family, work place and community? This year, do something different. and specially if we are in Real estate and have to be aware of our surroundings all the ime.   Read the attached link and make a resolution not only with yourself, but with others to practice crime prevention and personal safety in yourcommunity. this likn was sent to me by my neighborhood watch officer but I'm sure thi...

Have you ever heared this before?... well not exactly, but that's what they mean basically when you get an assignment to do a BPO and you call to set up the appointment and immediately you find out that is an investor Trying to buy the property, How can you tell, you might ask, well,  they very nicely tell you that they will meet you at the property and they will bring with them some comps that might help you and also a list of repairs because this property needs a lot of repairs, and I need  to take that into account.  when I get to the property, I take what they give me and never argue, but just by looking at the property and looking at the list of repairs I Know I have to ignore the information they have just provided me if I want to do a fair Valuation so here is my BROKER OPINION O...

Most of us Know the risks associated with going in to high crime or high risk areas to show properties, but this risks increase for those of us doing BPO's or inspections  to properties that are occupied and where the occupants have no idea what we are doing. some times this occupants are hiding  from the law, some are cheating on their spouses some are on disability, all this people will react when they see you taking a picture of what they perceive to be, "at them" and may think that you are spying on them and some will react violently. Some tips on what to do. 1-.Drive by the property and evaluate the neighborhood before getting your camera out. 2-.do it early in the morning whenever possible. 3-.if the occupants are outside, stop and identify yourself, explain what you are doing wit...

The Critical Role of the Realtor® in the Real Estate Transaction Why Was This List Prepared? Surveys show that many homeowners and homebuyers are not aware of the true value a REALTOR® provides during the course of a real estate transaction. At the same time, regrettably, REALTORS® have generally assumed that the expertise, professional knowledge and just plain hard work that go into bringing about a successful transaction were understood and appreciated. Many of the most important services and steps are performed behind the scenes by either the REALTOR®or the brokerage staff and traditionally have been viewed simply as part of their professional responsibilities to the client. But, without them, the transaction could be placed in jeopardy. This publication seeks to close that gap. List...

If defaults and foreclosures don't slow down, falling home prices won't stabilize anytime soon in Kern County. Notices of default have been steadily increasing since May of 2005, and foreclosures have been increasing since July of 2006. From May 2005 to July 2006, most homeowners in dire straits could probably either refinance with a little equity, or sell before getting upside down. In May 2005, there were 242 Notices of Default recorded. The following May there were 572. In May of this year, there were 1,272. More and more homeowners are falling behind which means we will continue to see the staggering number of foreclosures. Notices of Default have actually been slowing since April, but there have been short fluctuations over the past 3 years. If these continue to drop over the summe...

So, where is the Bakersfield real estate market headed? That's a difficult question to answer because of the many variables that affect this market. Food and gas prices are increasing. We're headed into an election. Foreclosures are skyrocketing. We've probably seen the last of fed rate cuts. All other factors aside, the biggest affects on the local market right now is foreclosures and short sales which make up over 50% of the listings and sales right now. Lenders are getting more aggressive with pricing which is forcing everyone to lower prices to compete. Sale volume has been strong: there were 850 sales in Q1 2008 which is about the same as Q1 2007. Marketing times also remained similar: typically 2-4 months for competitively priced properties.  Prices are a differenct story. The ave...

Today, Friday March 21st, we had a Real Estate Caravan, and who should arrive but The Easter Bunny? Somehow, I never see The Easter Bunny and Sheryl Gallion of Ticor Title in the same place, and this has been going on since 1984?!?!?! The Bakersfield Real Estate Caravan looked at houses in Northwest Bakersfield today, between Allen and Coffee, North of Rosedale Highway. In other news, I found out that the LA Times only posts articles on the public website for a week, so all the links I have been putting in my Bakersfield Real Estate blog are getting broken. I am going to rethink my strategy. Also, I think my blog about taking Local Honey to stave off hay fever has had an effect, because when I went back to the store, all of the Sage and Orange Blossom Kern Honey was sold, and only the B...

March 17th, St Patrick's Day, and then two days later, the swallows return to Capistrano. Someone I know has a birthday on March 19th, so I incorporated a little of the Capistrano legend and lore into a birthday greeting. Did you know that the swallows fly all the way from Argentina? Legend has it that they carried twigs in their beaks, so they could rest in the water, using the twigs as little life rafts. Saw a great blog from the Real Estate agents of San Juan Capistrano, who tied the story into their observation that the buyers seemed to be returning along with the swallows. Though the evidence is anecdotal, and may even be apocryphal, here it is:When the Buyers Return to CapistranoThe next day I went to the luncheon sponsored by REPERs (Real Estate Professional's Educational Resourc...
