12 new clients with Benicia Rental Homes in just one week Yes, it has been an interesting week, and a busy one too.  We’ve signed up 12 new clients with Benicia Rental Homes in just this past week.  We’ve had some busy weeks before but I can’t remember a time when we signed 12 new client contracts in such a short time frame Word has gotten out about our service and clients are now actively seeking us out.  We are happy to assist with their Benicia Rental Homes since we know the market very well and can typically place qualified renters very quickly.   We choose to only work locally.  We do get calls from clients in other areas such as Fairfield or Martinez but we politely decline those offers since we prefer to stay in the local market that we know best.  In this way, we can provide bot...

Benicia Property Management Companies are not all the same   We often get phone calls from potential new clients asking questions to help them decide which Benicia Property Management Company to retain.  I'll let a recent true story, well, tell the story.... A client that had been with a competing firm for many years grew frustrated that his rental property has sat vacant for 74 days right through the busiest time of the year. That’s right, vacant for 74 days!  The marketing of the rental property was simply not getting results. It’s as if things were at a dead end. The client discontinued his relationship with that firm and came to Delgado Property Management.  We had an interested renter filling out a lease application at the exact same time that the client was signing his contract wi...

At Delgado Property Management we are constantly looking at ways to improve our business.  I don't say this as a meaningless self-promotion but rather as the honest truth.  We have only been open under this name since 2010 but we bring to DPM our experience as having previously formed a small property management business that we closed in favor of DPM and also 20 years of experience in this field. As a husband and wife team, Veronica and I have constantly looked at different aspects of the business from procedures to marketing to training of employees to establishing our "niche" in the market and so on to try to improve anything that has the room for improvement.  We have the "advantage" of being able to have these conversations at home on the weekend as well as during "working hours" s...

Benicia Fine Arts and Jazz Festival   Coming on July 28 and July 29, at the downtown Benicia waterfront promenade, will be the return of the Benicia Fine Art and Jazz Festival.  This lovely location is at the foot of First Street with the Carquinez Strait serving as a scenic background.   This is a family-orientated two day event with a full line-up of jazz musicians, a fine art marketplace and even gourmet foods, a wine and beer garden and just to make sure the kids are happy, a children’s art and activity alley. There is even a pre-Festival event at ABC Music on First Street and also a Festival after party at the First Street Café.   This is a great event full of entertainment and fun.  Strung together with events such as the 4th of July Parade, the Peddler’s Fair and Taste of First S...

Benicia CA Short Sales-what is happening?  Well, nothing or not much is happening.  Our fair city of Benicia, CA, total population estimated at 27,000 people, has only 32 homes for sale (per Bay Area Real Estate Information 7-12-12). Of those 32 homes for sale,  there are 4 short sales and 4 REOs (bank owned or also known as foreclosed).  The rest are owners who have equity.  That can mean to a potential buyer the added value to close sooner, with out waiting for a bank to respond or a owners' bank to approve your offer. If you are a homeowner, even if you are under water, now is the time to consider putting your Benicia Home on the market.  Buyers are literally flocking to homes trying to get their offer accepted.  Not only does it take a savvy buyer's agent to get your offer accepted,...

Moving to Benicia, California, and finding a rental house   We meet a lot of people that are moving to Benicia.  This shouldn’t be surprising since we are a property management company and our line of work is matching up interested renters with available rental homes.    Folks move for many reasons.  We have found that people move to Benicia primarily because: 1.  They are relocating to the area for a new job 2.  They choose Benicia for the schools and/or the small town atmosphere   Yes, the details will differ with each telling, but the story usually revolves around moving due to a job and secondarily deciding in what type of town to live in.  You see, not too many of the jobs that bring people to Benicia are actually IN Benicia.  But, people are still looking for their rental home in ...

4th of July Picnic at the Park in Benicia, California   After “recovering” from the Benicia 4th of July parade (that actually happened in the evening on July 3rd), it’s time to head to Benicia Picnic at the Park.   This great even happens at the aptly named City Park (aka Jensen Park) at the top of First Street. There is live music, concessions selling many types of food, arts and crafts booths, a rock wall, jumping houses, a train and more.  It runs most of the day starting at noon and wrapping up at around 7:00.   Of course, many people bring their own grill and supplies and BBQ up their own lunch right there in the park.  The location on First Street also means that many of Benicia’s restaurants and stores are nearby in case you forgot to pack anything or just want to visit and shop....

4th of July parade in Benicia, California   Benicia is a small town on the edge of the San Francisco Bay Area.  Even though we are very near to such a large metropolitan city, we manage to maintain our “Main Street” atmosphere in this small community.  Benicia’s 4th of July parade is a celebration of just that.   Allowing us to stretch the  holiday to two days, the Benicia 4th of July parade customarily happens on July 3rd starting at 6:30.  Folks even bring their lawn chairs and blankets along First Street and start claiming their spot on the sidewalk a day before.  Based on the size of the crowd it seems that everyone in town and even people from other towns all come to watch.   The parade has fire trucks, clowns, old cars, horses, farm tractors and more.  This year there was a pirate...

What is your other job?   Many in the real estate business have another job or career besides the real estate business.  For Example, AR blogger extraordinaire, Mike Cooper, owns an electrical business and manages to work well in both industries.   In my case, my wife/partner and I own our property management company together.  Luckily, she is very talented and knowledgeable in property management (and has a good staff) because my “second job” has been keeping me pretty busy lately.  In addition to being our Broker, I am a Senior Project Manager for a very large construction company and I have been involved in the re-building of the Cal Memorial Stadium at UC Berkeley.   The first game of the upcoming season is scheduled for September 1 so there aren’t many days left in this very large-...

Today a client got really mad at us in Benicia Property Management   Today a client got very upset with us.  She is a very good client that has worked with our Benicia Property Management company for years and referred new business to us consistently.  Yet, today over the phone we experienced a side of her and a degree of anger that we had never seen before.  She raised her voice and was very insulted by us.   What did we do to cause such a reaction?   Why would we upset a loyal client?   Well, we offered her a discount on our service as a Benicia Property Manager.   Yes, it’s true.  In the same manner that Starbucks offers free coffee after you buy so many cups or the local sandwich shop offers free sandwiches to repeat customers, we offered her a discount.  Our motives were pure.  We ...

Enjoying the Benicia and Glen Cove area in photos   The weather this past weekend has been absolutely marvelous in the San Francisco Bay area, especially in the East Bay in the small town of Benicia, along the Carquinez Strait as it meanders it’s way towards the Pacific Ocean.   If you slow down just a bit and look around, the sights are very gorgeous and a wonderful reminder of why we choose to live here.  This photo collage is shots taken just this past weekend as I made my way around.

Female agents beware - You (and your cell phone) are a target I heard some disturbing news that I need to share for safety's sake.  In the news there was a report that cell phone theft is on the rise, but what is disturbing is the manner in which they are being stolen.   Cell phones are being stolen from people while they are walking down the street talking or texting on the phone!  The phone is stolen directly out of their hands!  Even worse, is it seems women are being targeted far more than men.  As if that wasn’t enough, the news report stated that many of the thefts were violent and involved striking or even beating up the victim in order to steal the phone.   Given that Agents rely on technology so much and are often wrapped up in business as they make their way around town, I wan...

Benicia Little League and Coach Joe, the inspiration that we all need  Normally on this blog I write about Benicia Property Management in one form or another. But this time I want to describe Coach Joe who coached our 5-6 year old Sea Dogs Benicia Little League Tee-Ball team.     The season has just ended and we celebrated with an after-season team party to get together as a Sea Dog family one last time.  Although Coach Joe, his assistant, Coach Benji, and great Team Mom Ashley, give all of the credit for our great season to the kids, I beg to differ.     Yes, Coach Joe did teach the baseball basics to these youngsters.             He also taught them to keep their eye on the ball.         Of course he taught them to always hustle              He made sure to teach them how to throw t...

How Delgado is the easiest Benicia Property Management Company to find   At Delgado Property Management, we try very hard to serve our clients and customers well.  One of the ways to accomplish that task is to be easy to find – literally easy to find.  This little “secret” to cornering the Benicia home rentals market is actually so basic that it is often overlooked.   So, how do you become easy to find?  Well, you have to “be” where people are looking.  How do you do that, you ask?  Let me tell you…   1.   Strong internet presence in the relevant search terms, such as “Benicia Property Management” Take a look at this recent screen shot from page 1 of Google:  We have 4 of Page 1 Google listings!!!   Or, take a look at the page 2 of Google, on the same day:  We have 6 of the 10 page 2 Go...

Memorial Day 2012 in Benicia, California  Yesterday, the day before Memorial Day, as I played outside with my two young sons, I thought of my Uncles that had served and decided that I need to go in and give them a call.  But, my sons demanded my attention in the intense, playful way that they are prone to do and I stayed outside with them. We ran and played ball.  We worked up a sweat and had to stop to get cold juice for the boys.  We played with our bulldog Lola and we generally just ran off energy.  Basically, we had a great Sunday afternoon.  As I was teaching one of my sons to ride his bicycle without training wheels, I heard a sound. We aren’t that far from Travis Air Force Base (at least when measured in terms of air traffic) and so hearing planes overhead isn’t all that unusual....
